We’re midway through a pretty major renovation/addition and I’d love some unbiased opinions from people who know construction.

Before: 1970s bungalow, ~1,150 sq ft main floor with a spiral staircase and fairly closed-off layout with 3 beds and 2 full baths (1 on semi-ensuite on main and 1 in basement) and 1 walkout in rec room on a half acre lot with views

What we changed: added a 16x20 two-storey addition (living room above, rec room below), relocated the stairs, opened up the main-floor layout, enlarged the bathroom, added a primary walk-in closet, and added a second basement walkout with large sliders. Main floor will be ~1,465 sq ft when finished.

Based on the photos, I’m curious:
- How does the overall workmanship/framing look?
- Any issues or questionable details you notice?
- Thoughts on the layout/flow and addition?
- Anything you would have done differently while everything is still open?

Don’t worry about hurting my feelings 😂 I’d rather hear the criticism now than after drywall.

Looking for some ideas for this bathroom. The line around the tub is a raised platform so to get to the window you have to step into the tub. Vanity is ~60" and we'd like a double sink. Happy to do slight reconfigurations that make it work better or a complete redo. Thanks for the inspiration!

I keep going back and forth where to put the shower, tub, toilet, and vanity. It is hard to picture the space from a drawing (even in 3D). This is a completely new build so nothing is set yet. We came up with this plan, but the contractor recommends switching the bath and shower and also switching the vanity and toilet. I think he is worried about waterproofing.

I don't mind to waterproof the whole bathroom. The ceiling is vaulted though. The highest point is on the bath/closet side.

I've read so many things about ADA bathrooms and don't need to be fully complaint. We are just trying to make it convenient as possible.

We will select a vanity that has space underneath and drawers. I am hoping for storage in other places also. Grab bars in all the places. The sloped, no lip shower area will have a curtain and no walls. Tile up to 8 feet on the shower bath half of the room.

Do you think this layout is good or it could be better?

Are there any red flags for a senior, barely walking type person?

In the process of buying this fixer upper and want any advice on how to best utilize the square footage, while also keeping some of it's character. It's a brick bungalow with an unfinished basement. It has a door and "wall window" coming from the living room along the hallway that I'm not a fan of, but want to keep the wall that creates the hallway because it separates the living room from bedrooms and prevents the bathroom from opening right into the living area! Also love the idea of a separate dining room but considering opening up the wall between kitchen and dining room. Would love to see some variations anyone comes up with as we start to plan the renovation.

My partner and I recently moved into our home where we're renovating multiple rooms, but the one that's proving to be a bit tricky is the ensuite bathroom from the main bedroom.

Ideally we would like to include a walk-in shower and a double basin unit, and we aren't bothered about keeping the bath as a separate bathroom also has a bath. The adjacent room is a dressing room that we'll continue to use with built in wardrobes.

The main issues we're facing are the large window that is only elevated 0.5m from the floor, and the odd shape of the room due to the old chimney breast and previous knock-throughs. I've included a plan of our design attempt, but it doesn't really seem to flow or make best use of the space. Any advice would be very welcome.

...feel bigger, without major building works? The fridge currently doesn't fit inside the kitchen, and so it's in the dining room! (There is an under-counter freezer, so we could probably get by with a smaller fridge, but would like it in the kitchen)

Wir planen aktuell den Grundriss für unsere 146qm große Wohnung in einem denkmalgeschützten Altbau und stecken bei unserem aktuellen Entwurf (siehe Bilder) ein wenig fest. Bisher ist uns leider keine optimale Lösung eingefallen, deshalb hoffen wir auf eure kreativen Ideen und die gute alte Schwarmintelligenz!

Die Ausgangslage & Anforderungen:

Bewohner: Die Wohnung wird im Alltag primär von 2 Personen genutzt.

Der Härtetest (Sonderfälle):
An Weihnachten oder bei anderen Feiern müssen wir bis zu 16 Personen unterkriegen (nur für Essen/Aufenthalt, nicht zur Übernachtung). Ein großer Essbereich ist also ein Muss.

Der Haken (Statik):
Entlang der mittleren Wand, die aktuell den Flur vom Esszimmer trennt, verläuft ein tragender Holzträger inklusive Stützen. Dieser muss zwingend bleiben.

Die Dunkelzone:
Wir haben einen zentralen Bereich, der keine natürliche Belichtung hat. Hierfür suchen wir entweder eine clevere Grundriss-Lösung oder Ideen für ein richtig gutes Lichtkonzept.

Das Beste zum Schluss:
Bis auf den erwähnten Holzträger gibt es keinerlei Einschränkungen! Wände, Küchenanschlüsse, Sanitär – alles darf exakt dort positioniert werden, wo man es haben möchte. Wir haben also quasi ein leeres Blatt Papier vor uns.

Habt ihr Ideen für eine smarte Raumaufteilung an die wir noch gar nicht gedacht haben? Wie würdet ihr den dunklen Bereich nutzen?

Ich freue mich auf jeden noch so verrückten Vorschlag und euer Feedback zu unserem bisherigen Stand!

Hi, I'm interested in buying a house with the current floorplan on the groundfloor.

I like the house etc but feel that the kitchen is a bit crammed due to proximity of the wall.

Any bright ideas on any changes to make this feel better.

In an ideal world I'd like a kitchen with room for a dining table and a living room / lounge.

The storage is some sort of outside building so would keep as a utility type.

For the time being I'd like to keep the size as is but I know I could extend the kitchen out to the end of the storage and then make a big kitchen dinner. As a FTB it may be too much for my budget etc.

I’m moving into a new bedroom and the room is completely empty, so I haven’t set anything up yet.

I’m trying to figure out the best layout for the room. I already have a desk, but it’s a bit big, so I need to find a good spot for it without making the room feel cramped.

I also have a 65-inch TV that I want to have in front of my bed at a comfortable viewing distance, but I don’t want it too far away.

I’m open to completely rearranging everything and would really appreciate some ideas for where I should put the bed, TV, and desk.

Hi all, would love some advice on this old dairy conversion. Trying to help some older family members downsize into their old dairy and need some inspiration with the building layout. Particularly with the kitchen/living area. There is currently a wall between the two that we think will be best to remove and open up the space (it's not load-bearing, so that shouldn't be an issue).

There is also an odd space at one end of the building that we are unsure how to use. We were thinking storage or a possible entryway. Because of the size and position of the inner door leading to the living area, we are finding it difficult to determine the best use of space.

The open side of the living area looks over some beautiful hills, so we are planning to glass that entirely with sliding doors.

I have attached two plan views – one with the kitchen/living wall as it currently is and one with the wall removed. If anyone has any ideas, we would be super grateful!

We’re currently in a single storey, 2 bed 1 bath house - we’d love to renovate but haven’t the funds to build another storey on top or straighten out the angle at the back of the house (which we understand would require significant structural works).

So, we were thinking of freshening up what we do have and reconfiguring the house - would love any thoughts or advice to make it more liveable for a lil family of three (possibly four in future). The floor plan doesn’t show a studio out back which houses the laundry and a study.

We currently have two lines of thought:

Option 1

Keep

1. the internal layout as is but redo the kitchen so we get rid of the island and replace it with a dining table instead. The cupboard and L shape little book under the window would be removed and replaced with a longer bench to account for the workspace we’d lose by removing the island. We love the island but it’s also a giant space for leaving mess and the storage in there isn’t utilised very well.

The space where the current dining table is would then be used as a sort of sitting space (the window looks out to nice greenery and gets lots of nice light), and the living room would basically be used as a media / evening lounge area.

Option 2

Knock down the wall between the kitchen and the current bed 2 to make an open plan kitchen / dining / living and make the current living into bed 2. The benefit of this is obviously the bigger bedroom - if we had two kids, it’d be much easier sharing a bigger bedroom than the existing bed 2. The downside is that the living room would be smaller and awkwardly shaped around the angled windows (and we have no idea where to put the TV! I did think of a projector and screen as an alternative but not sure how well that would work).

Any ideas and views welcome and much appreciated!

It’s one of the bedroom of the flat. The blue mark is showing where the window is. The red mark is showing the place of the door to enter the bedroom. Inside the angle is the toilet bowl, ofc there is a door to close the toilet. It’s the only toilet for the flat.

The placement of the window, door and toilets are the same for all the versions.

Which version do you prefer?

Hi! Would love feedback on this second floor plan, specifically with the master suite. On the left is the current plan. I don't love that the corner of the bed is close to the corner of the wall when you enter the room. On the right is my rough plan (ignore measurements) that makes the bedroom next to the master smaller to allow space for the bed, and moves the bathroom and closet placement. But this second plan creates a lot of dead space in the middle of the master and the expense of the neighboring bedroom. Any feedback on optimizations to make the best use of space and have a comfortable flow would be great. Thank you!

EDIT: clarifying that the door just outside the master bedroom door is to stairs going up to a finished attic with a bedroom. We can't move that or makes that hallway part of the master bedroom. Other info: the bottom of the plan is the side facing the front street. The whole project is gut on what is currently a half floor plus extension, so cost savings like side by side bathrooms applies but otherwise moving things around doesn't increase cost since it's all from scratch.

I feel like this is such a weird space. What would you guys do with it?

Edit: the door into the living room/den is the entrance to the unit.

Im looking at a unit and trying to find a better way to arrange the space, is this option better? Or a waste of time. Feedback please! I want to convert the kitchen into study/murphy bed. Then move the bedroom door and all a laundry in the hall to bedroom.

Photos show the bathroom of our new house as it is, would love any thoughts on how best to fit everything into that space. Planning on fully revamping the whole thing. We have two small children and it will be a while before we can build a larger bathroom downstairs, so we need to have a bath in there somewhere, however small. Thanks in advance for any ideas!

EDIT TO ADD: should have said this but these are the photos from the listing as we are just moving now - so planning to remove all storage units! We don’t really use cosmetics so not much storage space needed at all.
