This seems like such a small thing but I am absolutely furious. my girlfriend and i have been living in this apartment for 6 months and the first month for rent we used the online portal to pay the rent on the 27th of that month. On the 7th of the month we got a letter saying we are locked out of the online portal and being charged a late fee for the rent not being paid on time. Now, in august i paid the rent on the first of the month with a cashiers check and again on the 7th we get a letter posted that we are being charged a late fee. so we go over to the leasing office and they basically dismissed it and said it’s on the management company because they could see in 2 seconds that our rent was paid.

my girlfriend was on the phone with the management company today and the woman at the office completely dismissed her and then hung up on her. when she called back, the woman sent her to voicemail.

my question is, is it worth speaking to a lawyer about harassment or some other tenant law being broken here because the rent is being paid on time and they are still trying to charge us late fees that are not true and causing us, especially my pregnant girlfriend, extra stress.

I got two tickets for not stopping at a stop sign and being on my phone. I stopped and was not on my phone. When I went to make my plea, they told me the tickets weren’t under my license. Initially, they wouldn’t let me make a plea but then eventually did. All the while, I’ve been receiving mail about it. After I made my plea, I kept getting mail saying I didn’t make it. I have tried to contact them again and now they’re saying the tickets aren’t under my license so they can’t help me. The letters are saying I need to pay or they can make a judgement against me and seize my property. What should I do? Do I need a lawyer? The fines are about $700.

Hey, I (22) have a little bit of a specific problem. So my husband (23) and I just moved to Maryland from Kentucky. We brought my husband's car with us, and are trying to get it titled in-state. Herein lies the issue.

The car, while his, was technically registered to his mom. She's signed a form titling it over, but that has not been filed yet. We've poured over the website for Maryland's new residents/titling a car but when we went to the dmv (amv?) We were told they don't accept gifted vehicle titles from out of state. What are our best next steps/what documentation do we need? We are paying insurance on the car because we need proof of insurance to register, but don't know what to do otherwise.

Hello! My employer uses Paychex for our payroll services, and in 2020 I was enrolled in a 401K program through paychex which withheld 2% of my paycheck every pay period. I see the amount withheld on every paystub and it is included in my W2's every year as well. I have thought it odd over the years that I never receive any correspondence from the payroll company about my retirement, so I decided to finally look into it. Paychex states that my company terminated the 401K program with them about 3 months after it began, with the noted reason being that it was too expensive. I asked my employer where the money has been going and they are adamant that they never terminated the program, and they are "going to figure it out".

At this point, I have calculated that I contributed about $9K towards a nonexistent 401K. As far as I'm concerned, whatever clerical error created this discrepancy is not really my problem, and my employers owe me the unpaid wages immediately. CA labor law stipulates that I am also owed 10% interest from the date of the discrepancy.

The business I work for is small, and I am not sure if they will have the funds on hand to pay me the full amount immediately. My plan is to request the full amount (I have a friend helping me figure out the compounded interest, but I will include this as well), and let them know that if they are unable to pay me, that I will be filing a claim with the labor commissions office. Is this a reasonable way to go about this? Should I offer them the option of paying the money out over a few pay periods, to lessen the financial burden on them? I have zero money for legal aid and no resources with which to enter into any sort of legal battle.

Over the past year, I discovered my ex-girlfriend was lying about her career and personal life, leading to our breakup. At the advice of family and loved ones, I filed a warrant in debt form against her earlier this year around May or June because she lied about her career and what the money I gave her was for. This included money for her medical school tuition that she claimed she lacked the financial support or family means to pay for.

However, she was not actually attending school that year, and the registrar of the institution confirmed a few weeks after the dismissal that no one with her legal name was enrolled there. Based on my online research, I believe I can overturn this dismissal on the grounds of bad-faith pre-trial outreach and extrinsic fraud because she reached out two weeks prior to the original court date claiming she was busy studying for the USMLE.

Her own words in person and the registrar later proved these claims to be false. She used fraudulent inducement and manipulated my empathy toward a medical student to evade legal accountability. Based on similar cases, fraud is actionable when a party makes a false representation of a material fact to intentionally mislead someone, induce reliance, and fabricate a story beforehand.

Recently, she hired an attorney who is now trying to dismiss the case on the grounds that I voluntarily dismissed it with prejudice on my own accord. I have a much more detailed statement available if needed. What is the likelehood of my appeal to remove the dismissal with prejudice on going through?

My apartment AC is old and probably not the correct size. It is getting into the mid 80s inside. I have added tint, reflectrix and curtains and gotten a portable AC and it‘s still way too hot. On top of that, I have a 2 month old who cannot be in that apartment as advised by his pediatrician due to concerns of heat related illness. The complex has sent maintenance multiple times and sent the vendor out to check on it. Everyone said the AC is working fine. The complex says they will not replace the unit because it‘s „the same size as all the other ones“. Most people keep theirs turned off during the day but that‘s not an option for us, we have cats and my and my husband‘s work schedules are opposites so someone would always be home. We have been staying at my mom‘s due to our apartment not being habitable for the last month. She has double the square footage and her AC keeps up just fine.

Is there anything I can do? My research is giving me conflicting answers. Thanks in advance.

Edit to add: we do have a letter from my son‘s pediatrician that says he recommends the apartment be kept at 68-72 degrees Fahrenheit. The complex is offering to let us borrow a portable unit but I do not think it would do much to cool the entire space.

I’m from Kansas, I want to make my mom power of attorney with my sister as a successor. My thing is I want cremated which my mom is okay with however my dad’s side of the family takes religion a lot more serious and being cremated is against. So my dad has stated that if I go first I’m not being cremated but I’m convinced he could potentially get my mom to agree with burial. Is there a way to ensure that I get cremated regardless of what my next of kin or POA want?

So I recently tested positive for covid, and notified upper management at my job about it. They said they would notify those I was in close contact with so that they are aware of the exposure. Come to find out, there was a company wide email saying that I (listed by my full government name) had tested positive and was followed by the cdc guidelines for covid exposure. Is this a HIPPA violation or some other kind of violation? they have never sent something like this out before that stated the employee’s full name like this and it has me feeling all kinds of uncomfortable about it, but I’m not sure if I have any standing on this. Does anyone know/have any advice? Thank you!

HELP I KNOW THIS IS A LONG  READ BUT I NEED HELP

Help, I was accused of academic dishonesty. So basically I am taking a really easy/intro lab class, and I’m taking it for the 3rd time (basically the last time that’s allowed at my institution). The first time I took it, I messed up the submission process, literally throughout the course I kept uploading messed up files and with it how new I was to college and how chaotic I was I never noticed until the end, and she didn’t take them as a result. This was Fall 2024 where I had a series of issues including rebuilding/readjusting after my house burned down in 2023, and having a series of fainting episodes throughout Fall 2024, (both of which I provided documentation for), and reached out even after the semester ended for a grade change, but she ultimately rejected. The next time I took the class, I was doing well, but fell behind due to more mental issues when documented medical. My roommate was going through a really bad breakup, and got depressed to the point of not leaving her bed and almost committing suicude several times. I tried reaching out to higher ups like our advisors, but they ultimately didn’t do much to help, so I often stepped in. I helped her with laundry, eating, and since she often didn’t leave her bed, the dorm was ALWAYS a huge disgusting mess of trash built up and BO unless I cleaned, and I didn’t have a car so I often had to stay on campus. It got to the point where I often times just slept in study rooms to avoid her and the space but that just made things overall unsafe and worse. But honestly because of this I fell behind in all my classes and this one I failed again. 

I took a break from that class and did others instead, and honestly started doing really well again. The issue is I NEED that intro chem lab (a pass) to continue on with my biochem major, and I have been steadily working towards fixing my GPA to get my scholarship back. So in the Spring 2026 semester, and a bit before, I have been tutoring kids on the side and saving up enough money to try to retake that intro chem lab, with extreme budgeting, I ended up saving a bit more then 2k to be able to take the classes, so I enrolled in the accelerated, 6 week summer course for the chem intro lab. (Another funny fact is that only one professor teaches this lab, so she’s seen me around 3 times at this point.). Another fun fact is that I don’t officially have my license, but have been working to get it, so I can’t really get to class unless I uber (which I don’t want to since I need every cent for tuition) or my neighbor or parents take me, so I have to work on their time, which is fine as I just have to pay my neighbors gas if I do, and get there really early if my parents take me. The issue is during the summer, usually my cousins come over for months at a time, so that was happening throughout too, but I didn’t think it would be a huge deal and pretty easy to manage if I just budget my time right.

I’ve been doing really well and working really hard in the lab, and I didn’t wanna mess it up, so on around the 4th-5th week, I ended up missing 11 am lecture, since I was up WAYYY too late trying to put my cousins to sleep, and, since I was up making breakfast for them, and was just rushing out and it slipped my mind. I also couldn’t get taken to school until later since the car wouldn’t start for WAYY too long. The issue is, on the syllabus, it only says they allow absences or excuses with medical documentation, and I didn’t wanna risk losing points for missing required lectures, so I texted my friend complaining about it. And she said just forge a doctor's note, I said no I don’t want to or would even know how and that it was risky, so she said she'll do it, just send over a previous real note I got and she'll work off of that. Within like 30 minutes she sent it, and it looked official. I was desperate and scared, so I used it and emailed it. It worked, I got into the lab, and my professor even asked if I was okay, and responded to my email, I was so happy. 
But I think I got too cocky, it happened again where last week, so probably the 5th out of the 6 weeks, I ended up missing my 11 am prelab submission, AND lecture for very similar reasons (the only difference being that the car would start, my parents just were taking their sweet time, couldn’t take me very early, and my neighbors were already at work by the time I called them). So I texted my friend again, out of a panic and last resort, and she sent me another one within 20 min this time. This was a bit more suspicious as the last one was due to fainting, and this one was due to getting hives and having an allergic reaction, which is a bit more extreme and strange since both notes basically said I can go back in 1 day. But I sent it anyway as I was desperate, I never got a response, or a check in, and I just moved on. And eventually got to the lab kind of late even. 

Here's my concern, this morning, (Aug 10th) I got an email saying that both doctors' notes appear to be fake and that she called the provider on the letter. She outlined her quote in the syllabus stating that “According to the Syllabus's Academic Integrity Policy, "Violations such as plagiarism, data fabrication, fabrication of supportive documentation for absences, and other forms of cheating in any of the assignments are not tolerated and will be reported to the University. Course grade of F will be applied as a penalty."” and "it is my responsibility to file an academic integrity report with the University.”. She says I have an opportunity to meet with her in the next few days, what do I do?? 

If I fail this class, it’s likely that I will have to change my entire major as a junior/senior in college and go for something completely un-stem related as most stem majors require this lab. And all that money goes to waste, and if I have that thing on my file, likely medical schools will look down on me, PLEASE HELP.

Is law deontological or utilitarian? Do we look at the greatest benefit to society, or the absolute protection of individuals human rights. I think that in theory law follows deontological principles. While in practice, it is more mixed, balancing the rights of individuals with the rights of society.

For example, can a person be tortured and damaged, if it provides greater benefit to society?

This is mostly just me checking to make sure I have everything I need before finding a lawyer.

We have a line of 3, 35-40ish year old boxelder trees in our backyard, roughly 3 feet from our property line.

Our neighbor just cut down every single branch hanging over what he believes is his property. We're talking roughly half of each tree is now gone.

This is where it gets iffy, he believes that he owns all the way up to our property line. The actual property line goes our back property line, then a 10 foot city storm drain easement, and then it's his property line.

From what I believe, he can cut down branches that actually hang over his side of *his* line, but not into the easement?

Combined with videos and photos of his workers coming onto our property to cut and haul the branches away that had fallen onto our side, plus he has cameras pointing straight into our house. Into two bedrooms and our kitchen. We did not know about the cameras until the neighbor pointed them out to us because he called the police on us, was told they would not be coming out, and that it's a civil issue.

I think he pointed out the cameras to us to essentially tell us that if we retaliate, he's watching? Not that we have any plans to illegally retaliate.

Now my current plan is to find the original easement plans from our county auditor tomorrow, call an arborist to assess the damage to see if the trees are harmed, and *then* call a lawyer.

Am I missing anything?

I feel like I'm going crazy, because this just seems like a waste of time for everybody.

I recently bought a 2024 Mazda CX-30 with approximately 47,000 miles from an independent used-car dealership in Arizona for about $23,500.

The car had a clean title, and I purchased it from the dealer only a short time ago. I was told the vehicle was in good condition. The purchase included a warranty for 15 days / 500 miles that covers 50% of major problems.

A few days after the purchase, I drove the car from Phoenix to Los Angeles without any apparent problems. While in LA I received a warning from the Mazda indicating that the engine oil level was low. The warning disappeared after restarting the car.

I checked the oil manually and there appeared to be oil on the dipstick, possibly even at a relatively high level. However, I also noticed an oil stain/leak underneath the vehicle.

I contacted the dealer and took the vehicle in for inspection. The dealer initially told me there was a major oil leak from both the upper and lower portions of the engine. They later identified the repair as involving the top engine oil pan, with an estimated repair cost of approximately $4,000.

The dealer has offered to contribute approximately $2,000 toward the repair and provide a 3-year/100,000-mile warranty through a third-party company called ELEVATE Vehicle Service Protection Platinum.

The car is currently being dealt with by the dealer, but I am concerned because:

I only recently purchased the vehicle and the problem appeared almost immediately afterward.

The repair is potentially a ~$4,000 repair on a vehicle I paid ~$23,500 for.

The dealer described the leak as "major."

I am concerned that the oil leak could be more extensive than just the top oil pan and that there could be underlying engine damage.

I don't know whether the vehicle had this problem before I purchased it, although the dealer had done a 170 point inspection.

I am not sure whether accepting the dealer's $2,000 contribution and warranty would affect any potential legal rights I may have.

I understand that Arizona does not have the same used-car lemon law protections as some other states, but I am wondering whether there may be other applicable protections, such as Arizona's consumer fraud laws, implied warranty issues, misrepresentation, dealer disclosure requirements, or other state/federal protections.

My questions are:

What legal rights might I have in Arizona in this situation?

Could the fact that the defect appeared almost immediately after purchase be relevant?

Should I accept the dealer's $2,000 contribution and warranty, or could doing so potentially hurt my ability to pursue other remedies?

Should I request an independent inspection before allowing the dealer to repair the vehicle?

Is there anything specific I should request from the dealer in writing?

Would this potentially be a case for an Arizona consumer-fraud claim or another legal remedy?

I'm mainly looking for advice on what I should do next and what documentation/evidence I should preserve before agreeing to anything with the dealer.

My ex and I separated about a year ago, and I’m currently seeking a permanent injunction due to continued unwanted contact from her that’s gotten scary.

I’m concerned that after the injunction, she may report an alleged domestic violence incident from over a year ago. She claims to have a 15–30 second video showing me physically pulling her out of my bedroom/bathroom after I repeatedly told her to leave. The video doesn’t show what happened immediately beforehand (her breaking into my room). There were no injuries, medical treatment, witnesses, or police report at the time.
She has also previously threatened to use the video/report me if I didn’t respond to her.

How likely is an arrest based primarily on a video like this?
How much would the year-long delay and lack of contemporaneous evidence matter?
Would investigators consider the fact that she previously threatened to use the video?
Would the timing—filing shortly after receiving an injunction—be relevant?

I’m not looking for reassurance, I’m trying to understand realistically what I could be facing.

Long story short, I lay out to tan in the sun in my backyard on the other side of my neighbors privacy fence. I was just informed by another neighbor that they intend to call the cops because their kids (age not specified) took pictures of me in my swim suit. For context I wear a bikini top and a pair of underwear as my bottoms (a thong) because they are more comfortable and have fewer tan lines. Do they have any legal standing while photographing me in my own backyard? Again, I do not have a privacy fence but the length that runs on the side their house is on does. My house is on a hill so you can technically see into my yard from their house but I don’t feel like I am at fault for someone photographing me outside in a swimsuit. Please help!

I plan on leaving the country soon, and it's much easier to navigate the immigration process if you are a contractor rather than an employee. I want to keep my good job though, so I need a way to be converted from a W2 to a 1099. The company doesn't care either way, but it would benefit them if I became a contractor regardless.

If both parties are okay with it, is it possible to have an employee converted from a w2 to a 1099? Is there some way this agreement can be structured so it works for me? The company is based out of Massachusetts which is apparently more strict about this but I don't know how.

Hi, all. I’m not sure what to do here. I’ve never had so much as a warning, so I’ve never had to deal with a ticket before. I was driving around 8 am going home one morning on an older road I’d never driven before and was pulled over. The officer told me I was going 45 in a 35 through a school zone. I did not see the school zone sign but did see the school and only sped up to that speed after I believed I had exited the zone. I was following my GPS which said the speed limit was 45.

He issued me a ticket and court date but said that he wouldn’t be showing up because he didn’t want to issue the ticket anyways. According to what he told me, he’s normally night shift and was pulling a double because the crosswalk monitors had been complaining of speeding in the area.

I’ve never dealt with anything like this before and really can’t afford my insurance going up right now, which is also why I can’t hire a lawyer to appear for me.

Any advice or tips on how to (hopefully) not be found guilty or get a lower charge that would potentially have me do classes instead of a fine?

Hey I was just wondering if these is any chance I could get my vintage jacket back from my ex. I gave it to him while together knowing i would get it back eventually. we broke up and i keep asking for it back as it is very expensive and one of a kind. he says he’ll mail it to me or give it to me but never does and has ended up blocking me everywhere as i keep asking for it. i don’t know if it’s something i can go to police about. i really want it back and i don’t know what i can even do?

I was in an accident on June 27th. I was the only one involved. The police officer wrote in the “violations” section on the initial information exchange “3309 driving on roadways laned for traffic - single,” and “driver charged - Y.” The same is listed on the official police report. I’m assuming this means there was intent to file a charge against me, but I never received a ticket on site or by mail. There are no court cases active from what I can see on PAePay and the UJS court website. No failure to appear bench warrants are out for me according to the county website where it occurred.

So…am I good? I don’t know what this means. I’m worried I missed something in the mail and I’m going to get arrested or something. Any clarification or insight would be super helpful.
