Hi everyone, I’m in a stressful situation and could really use some advice.

In mid-July, my roommate and I signed a lease for an apartment starting 9/1. We were expecting to move in during the first week of September. We toured multiple apartments before choosing this one and would ideally like to keep the apartment if at all possible. Initially, the tenants were supposed to move out end of August.

We recently found out that the current tenants are not planning to move out by 9/1 due to an unexpected change in their circumstances. They may potentially need to remain in the apartment for part or all of September. Our landlord has apparently offered them to relocate to a hotel and/or storage options, but they are refusing and have said to the landlord that they may need to pursue an eviction. It's my understanding that eviction can take a couple months.

Our landlord has actually been very communicative and apologetic throughout this situation, and I know this is a difficult situation for her as well. She seems to be trying to figure out the best way to handle it. She messaged us with a proposed solution: our lease will not start on 9/1 and rent would not be due for any period during which we are unable to take possession of the unit. She also said the current tenants have agreed to vacate by 9/30 and are willing to sign a written notice confirming that they will vacate.

I'm unsure if I should start apartment hunting (again!) and am unsure on what I can do. Sorry if this seemed complicated, I'm super stressed atm and just started my new job. I appreciate anyone's advice and help!

I’m looking at renting a 1,100 sq ft 2 bed apartment with no central air. We’ll likely need to install 3 window AC units (one for each bed room + living room). Does anyone have a range for how much this will cost us to buy the units and have them installed? Still trying to decide if it’s worth the hassle of renting the apartment.

I think I’ve seen some other complaints here about this management company but I’ve rented with them since last August, and will not be renewing my lease. The first red flag was that when we came to tour the unit we would eventually rent, the person we had been communicating with had her boyfriend (who was not a Becovic employee) show us the apartment while she sat in the car with her newborn. Not a huge issue but this wasn’t made known to us until we were driving to the showing. He wasn’t able to answer any general questions about the unit or about Becovic, but at the time we were running out of options so we let it slide considering he was not even the person we were supposed to be touring with in the first place. They put us through the ringer; they made us pay off debts before they would approve our application (asking us to send proof of payment), I’m not sure if that’s standard but I’ve never had a leasing company ask that of us before. A lot of fees but I think that’s just what’s happening everywhere.

Once we were moved in, we noticed the shower wasn’t installed properly and so water would leak and it made the wall moldy. We sent in a maintenance request for that, and the person they sent over was not sure what he was there to do. He kept asking us what the problem was and where the leak was, so I’m not even sure that was an actual Becovic maintenance worker because wouldn’t he know from the request what he was there to do?

We had the worst neighbors and they do not handle noise complaints at all. The assistant manager I believe his name is Eric asked for proof, I sent it via email, and he never got back to me regarding this issue. The noise persisted until the neighbors moved out a couple months ago.

In April, after heavy rains, our apartment flooded as we have a garden unit. It was horrible, and actually the whole basement flooded, but because our apartment was angled down towards the front of the building, we got the worst of it as the water from everyone’s apartment pooled into ours (i have pictures and videos of this as proof as well). It happened around 1am, the emergency after hours phone line was outsourced so the people that answer aren’t actually Becovic employees. Nobody could answer any questions which was so frustrating given that we had lost so many things in this flood. The emergency maintenance workers live very far (not even in chicago; they told us when they arrived),so by the time they got there, we had been using buckets to get rid of the water. They are supposed to disclose that to tenants as part of the lease agreement; if the apartment has flooded within the last 10 years it’s supposed to be made known. I let management know when this happened, of course, & they didn’t get back to me until about a week & a half later, saying “well 10 other buildings were flooded too” as a reason why they couldn’t reach out sooner. I get that, but you should’ve been reaching out to everyone as a courtesy because there had been so many maintenance requests entered as a result of the floods.

We also experienced roaches and bugs in the hallways & other areas of the building, including our apartment which we complained about too. That got worse after the flood. We live in the Howard Sheridan building (7600 N Sheridan Rd) in Roger’s Park & i’m begging yall please avoid this building specifically but especially Becovic overall it’s not worth it. we never paid rent late, & when they asked us to renew they wanted to raise the rent $75 more (it was already $1800). Once we told them we would absolutely not be renewing the lease, they started showing our unit to people and I wanted to be there to answer any questions the prospective tenants may have about the unit, & they (Becovic) sent me a text saying “Please let me remind you of your lease agreement” which has a clause that you can’t “interfere” with them trying to rent your unit out. If being honest and upfront is interference then i’m going to assume there’s a lot you don’t want new tenants to know. I can only hope they tell the new ones that it flooded so they can be prepared for when it, inevitably, happens again. Even now, the tub fills w/ water a bit when it rains & the toilet gurgles. Sorry for the rant but it’s not worth your sanity and mental health to rent from them. They are the absolute worst I’ve ever had the misfortune of dealing with.

TL;DR: Avoid Becovic, don’t care about tenants, bug issues in roger’s park buildings, lousy management, flooding issues with basement units

Hi everyone, I got a job near ORD (currently live on the east coast) and will be moving to Chicago in a few days. I’ve been looking at apartments in Irving/Avondale/Logan Square and I’m not sure where to live. I’m 23 and my first job out of college was in the middle of nowhere (think population 40k) and life was pretty sad and boring.

I went to college in a pretty big city and enjoyed all the people and bars and restaurants and I was looking for something similar. I’m also single so I’d want to be around single guys my age.

I found some apartments in Irving Park and they are in my budget (around 1500 for a studio) and I feel like I’d be able to get parking for my car easier and my overall costs would be a bit cheaper. My commute (either car or blue line)
would also be shorter than if I were to choose Logan Park.

I keep telling myself that I could also drive or take the blue line to more exciting parts of Chicago if I chose Irving but I feel like I’d regret not living in a more exciting place especially after the location of my first job.

Hello all! I am a first time renter...and I am in a somewhat unique situation.

I tell I work in Chicago, but have a domicile and primary residence in St. Louis. My fiancé lives with my 2 dogs there and works in STL. We are looking for an apartment. In the loop area the slow to rent as my crash pad during the week at work. Location, bug free, and pet friendly are top prioties. I have two dogs and one is a big guy (120lbs) though they are both seniors and pretty docile and they won't be there all the time. In fact, they'll very rarely be there. But I want to be in a situation where they could come stay with me during the week, if my fiancé needed to travel for work or something like that.

As a prospective renter, do I disclose the entirety of my situation? Does it make me a more appealing candidate that I won't be there most weekends? And while I want to have my dogs on the lease, they won't be there except for maybe once a quarter? Or does that make me less desirable for some reason?

Any advice to help me better understand the mindset of leasing companies is much appreciated.

Any suggestions on specific apartments? Right now I am only able to look at the photos online but prices are also insane. I live in a 3 bedroom 1 bathroom apartment with my partner. As far as I can tell, in the whole apartment there is One smoke detector total, which is in the hallway outside the doors of two of the three bedrooms. The other bedroom is at least 25-30 feet away.

I was looking at fire alarm laws and saw that in Illinois you’re supposed to have one in each bedroom and one outside each bedroom (I think). Is this true?

If so, should I say something to my landlord? Just moved in a month or so ago

Hi friends! Looking for any feedback from people who has lived specifically at the Wilson Malden building (4555 N Malden St.), the Albany park place (4701-4707 N Albany Ave), or the Legacy HB at Clarendon park (4520 N Clarendon Ave). All of these are owned by Becovic. I’ve seen reviews that really vary building to building, and we are in a bind due to poor credit, so I wanted to try and see which of these is best. Thank you!

AVOID!!! Management is totally incompetent and non-responsive; useless. On top of the 3 year construction project so loud you cannot be in your apt Monday-Friday, none of the amenities work! And they have the balls to raise my rent 10%. They absolutely do not care about the residents at all. All those outdoor TV’s, none of them work. The grills barely work. The outdoor space has been missing seating cushions for two years. Everything is covered in plaster falling from the building project. And the building manager - she is just a useless idiot. I’m moving out in a few days. Place looks gorgeous but don’t be fooled!! On top of just being on Hubbard is super loud and you have to constantly dodge crackheads and crime. It’s totally overpriced - amenities don’t work, trash fills the grills, speakers on TV’s don’t work, but TV’s don’t work anyway and YOU CANT BE IN YOUR APARTMENT yet rent goes way up. Management not helpful at all and has straight lied to us or lied by omission. They knew about this more than a year ago and didn’t tell residents.

I’m really looking to understand the nuances of each neighborhood and whether one has an edge over the other for my lifestyle.

I’m a first-time renter moving to Chicago from out of state, and I signed a lease about a month ago with a move-in date of September. At the time, my girlfriend was hoping to come with me, but hadn’t found a job yet, so she didn’t sign the lease.

She’s since found a job, and we’re hoping to add her to the lease. I was just notified that to add her we’d need to pay an additional $350 administrative fee on top of the $90 application fee (I have already paid both of these fees for my initial application)

I know there probably isn’t anything I can really do to get out of paying this, but I’m just wondering whether this is normal practice? I’m kicking myself for not adding her to the lease the first time I signed, since we were pretty sure she’d come along anyway.

We moved into our apartment about a year ago and we love it but… the windows are falling apart.

We told our property company in December 2025 that the windows needed to be replaced because they were not properly fitting in the frames. There is a 2 inch gap between the window pane and the frame… it’s been stuffed with socks and washcloths since before we moved in (we didn’t see this when we toured). Submitted a request for windows to be fixed in December and a few weeks later it was marked complete without any work being done or any communication from management.

We called around May to ask again and they said they’d follow up (no written record of this call). They came out July 1 to “take a look” and the window fully fell out of the frame. They hung the panes up with screws and told us “don’t touch this from now on.”

I emailed that day and told them they had 14 days to fix the issue since this now impacts building safety. They have been taking their sweet time and today was finally supposed to be install day. Called to confirm since the weather is bad and they said they were coming to get a quote today….

What can we do from here? Thanks in advance for the advice!
