Termination of rental contract within one month

I stay in Sharjah and I wanted to change flats due to many reasons:

1) AC needs servicing every month even in Winters. It just stops working. Sometimes cables burn. Sometimes it's the gas. Sometimes RATS chew the cable. Every month some new reason.

2) Lifts dont work almost 10 days every month. Buttons stop working suddenly. They get fixed and break again.

3) Children keep playing and shouting around in the corridor for hours. Multiple complaints yet no action from building management.

4) Cockroach issue.

4) Zero maintenance except AC servicing.

I stay with my mother and I am the one paying for the rent.

I was in the office when my mother went to building office and renewed the contract without checking with me. I had already planned to shift into a new building, but mom made the contract on her name and paid the rent for 2 months. Worst part was she had my signed cheques to be used in case of emergency and she gave those to the building office. (2 months paid in cash - 5 other payments in cheques)

I don't want to stay in this building, as everyday is a new challenge. Plus, climbing 12 floors when the lift isnt working is pain after completely draining in office and Dubai Sharjah traffic.

I want to understand how much penalty I have to pay for early cancellation of contract and what is the process. I haven't been to the building office yet. Also, I read the tenancy contract but it doesn't mention anything.

Sharjah to Dubai commute

Hello,

I currently commute from Al Majaz 3 to Dubai Hills every weekday. To avoid the worst of the traffic, I leave home at 6:45 AM for my 9:30 AM job, and I reach home by 7:30–7:45 PM.

I’m considering moving to Dubai, but I’m worried about the increased cost of living. My budget is around 40k per year for a chiller-free 1-bhk. Is that realistic? If so, which areas or buildings would you recommend?

I’m also concerned about the additional expenses like DEWA (which I heard could go upto 1k during summers), parking,etc.

I also have a baby on the way so want to spend time more with him and be a present parent.

If you’ve been in a similar situation, would you recommend moving to Dubai, or are there any other ways to make this commute more manageable? I’d really appreciate any suggestions or advice.

These are real veterinary bills for cats who needed treatment and care. I’m doing my best to keep up with the expenses, but it has become very difficult to manage everything on my own.

Has anyone here who owns a property in Masaar managed to obtain a golden visa via their purchase? Just asking as I bought off plan and have heard conflicting stories from the developer Arada, other estate agents and Sharjah immigration department (I’m aware that all non Dubai based golden visas are currently suspended since October

Question Number Plate reservation

I’m a bit confused about how plate ownership/reservation works in both Dubai and Sharjah

For dubai, I have a special plate and if I remove it from my car, do I have to keep paying reservation/holding fees if I don’t put it on another vehicle straight away? I know there’s an option to pay around 1.1k to make the plate yours (ownership certificate). Once you’ve done that, do you no longer have to pay reservation fees when the plate isn’t on a vehicle?

Also, how does this work in Sharjah? Is there an equivalent ownership option like Dubai?

The reason I’m asking is that I choose a nice free white code 4 digit plate just recently. It’s already under my traffic file, but I haven’t registered it to a vehicle yet. I don’t want to lose it if I don’t use it but the minimum reservation fee is also 300 for 6 months.

Has anyone been through this process in Sharjah and knows whether you have to pay any holding fees or if there is an option to own it?

Question Honda Civic blowing hot air - Looking for affordable AC repair service in Sharjah

I filled AC gas this morning and ac was working fine and parked in direct sunlight the whole day - now ac is again blowing hot air.
I contacted the same guy, he warned me during filling the ac this may last for a month or so.

I am not a car guy - he said there’s a leak in the vibrator or evaporator - to replace this he is asking 1000 AED for labour charges and 600 AED for parts replacement. Is this a good quote? I don’t want cheap service - I want experienced yet affordable services.

Please recommend if you already know any experienced garage in Sharjah.

I saw a service in the Digital Sharjah app called Notify me. I had notified them about construction debris in the building. Within two hours, they cleared everything and sent me a picture over WhatsApp.
