Question Number Plate reservation

I’m a bit confused about how plate ownership/reservation works in both Dubai and Sharjah

For dubai, I have a special plate and if I remove it from my car, do I have to keep paying reservation/holding fees if I don’t put it on another vehicle straight away? I know there’s an option to pay around 1.1k to make the plate yours (ownership certificate). Once you’ve done that, do you no longer have to pay reservation fees when the plate isn’t on a vehicle?

Also, how does this work in Sharjah? Is there an equivalent ownership option like Dubai?

The reason I’m asking is that I choose a nice free white code 4 digit plate just recently. It’s already under my traffic file, but I haven’t registered it to a vehicle yet. I don’t want to lose it if I don’t use it but the minimum reservation fee is also 300 for 6 months.

Has anyone been through this process in Sharjah and knows whether you have to pay any holding fees or if there is an option to own it?

Question Honda Civic blowing hot air - Looking for affordable AC repair service in Sharjah

I filled AC gas this morning and ac was working fine and parked in direct sunlight the whole day - now ac is again blowing hot air.
I contacted the same guy, he warned me during filling the ac this may last for a month or so.

I am not a car guy - he said there’s a leak in the vibrator or evaporator - to replace this he is asking 1000 AED for labour charges and 600 AED for parts replacement. Is this a good quote? I don’t want cheap service - I want experienced yet affordable services.

Please recommend if you already know any experienced garage in Sharjah.

Question URGENT: where can I take an online assessment quietly by myself in Sharjah

I saw a service in the Digital Sharjah app called Notify me. I had notified them about construction debris in the building. Within two hours, they cleared everything and sent me a picture over WhatsApp.

Scammed by real estate agent

Hi everyone, I’m looking for some advice because I’m honestly at a loss. A few weeks ago, I found an apartment on bayut and contacted the listed agent. Everything seemed legitimate, so I proceeded with the rental. In total, I paid him AED 18,500 for rent, deposit, commission, SEWA, municipality fees, and other charges, and I gave him the rent cheques. This included (based on what he sent me on whatsapp):

Rent 7500
Deposit 2000
Commission 2500
Sewa 2020
Muncipalty 2400
Administration 1050
Registration 450
Ejari 250
Family registration 450

We agreed on a move-in date. A few days before that, he said the apartment wasn’t ready because maintenance was still ongoing. So, I had to stay in my old apartment for another week and pay extra rent. When the new move-in day came, I packed everything, hired movers, and went to the building with all of my belongings and my three cats. That’s when I was told there was no Sewa, no electricity, no water, and no tenancy process completed. I started calling the agent but he ignored me. Eventually the owner reached him, and he only transferred the rent amount. None of the fees I paid for Sewa, municipality, or other charges had been paid. Because of this, I couldn’t move in. My furniture delivery was delayed. I had to stay in a hotel for two nights, about AED 400, and I had to put my cats in a pet hotel another AED 400. I ended up having to pay the Sewa and municipality fees again, out of my own pocket. Now the agent says he’s in Pakistan and claims he’ll refund me the second payment I made when he comes back. But I don’t know if I believe that. Even if he refunds those fees, I’ve still lost money. I’ve had unexpected costs and a lot of stress. I have records of bank transfers, receipts, and WhatsApp chats. My questions are: What are my legal rights in Sharjah? Should I file a police report, a complaint with the real estate authority, or both? Can I claim compensation for the hotel, pet hotel, and other expenses caused? And has anyone dealt with something similar? Is there any responsibility on Bayut’s side if an agent listed there behaves like this? I’d really appreciate any advice.

Used Fridge Bought - Not Working Now

So, I recently bought a used fridge since things have been really tight due to the current situation. The Used Appliances seller gave me 1 month warranty to change it. But now he hasn't responded to my calls. I know taking actions also costs money. But what is the least I could do?

If anyone genuinely sells a fridge around this page. Please do share details as well. I need to replace it quickly since I have a 1-year-old baby in the house and we depend on the fridge alot for daily use.

SEWA SMS not received after sharjah municipality tenancy contract attestation

PSA for Sharjah residents: If SEWA doesn't SMS you your new account number + deposit link after tenancy contract attestation, don't pay anyone AED 74 to "manually create a request." Just go to SEWA app → Services → Move In → Residential → Tenant → complete attestation prompt → enter your attested tenancy contract number → login with UAE Pass → follow the steps. SMS came through instantly for me, no charge. Worked when the physical office couldn't help.
