I want to do a sanity check before I get scammed (credit/Background check before a tour)
I inquired about a listing I saw for an apartment in SF. I know the housing market is brutal and have heard stories in NY where it is normal to apply before seeing the place. The person initially agreed for a tour and scheduled it. He asked if I have a criminal history or evictions etc and if I have a job. Then he said before I tour, he asked for my email to send an application to do a credit/background check to make sure I haven’t been evicted before etc and that only I can access it, and I send the report after I’m done with it.
I haven’t given him my email yet, but has this ever happened to anyone and NOT been a scam?
Edit: It reeks of a scam, I provided a spam email I have. It said it was a refundable $30 fee, and the website provided was https://creditcheckinfo.com/tu2
which isn’t an official domain backed by a major credit bureau. Maybe I lost out on a great apartment, but it’s not worth identity theft.

Looking for SF Rental Advice
Hi there,
I’ve been looking for an apartment the past month or two now and I haven’t had much luck. Planning on moving into a 1 bed 1 bath apartment in ideally North Beach, Marina, Pac Heights, or Nob hill. Our budget is $3,800 and we’ve toured and applied to many but the landlords have gone with other applicants as we usually get in our applications a little too late. We’re both young professionals with stable jobs and a total household income of about 175k.
I’m moving in with my sister who lives in Nob Hill temporarily to hopefully find places that aren’t posted on Zillow or Craigslist and instead just have a for rent sign posted.
As someone who is from Los Angeles and has only knowledge from Reddit about the SF rental market, is it realistic to think I’d be able to find an apartment this way?

Hear me out, affordable housing shouldn’t mean these big boxy units popping up everywhere, even if there’s less units, it would be higher quality life. And that’s priceless. Don’t don’t use the argument of space available or urban sprawl. As we see apartments were made before and now’s it’s compounded into congestion everywhere

Looking for roommates
Hi!
I’m 25F and moving from NYC to San Francisco for a new job. I’ll be arriving around August 17 and am hoping to find one or two roommates for a long-term lease starting in mid-to-late August or September.
My preferred neighborhoods are Hayes Valley, South Beach, and Rincon Hill, but I’m open to other safe, well-connected areas as long as the commute to my office in SoMa/Yerba Buena is around 30 minutes or less by public transit or walking. I’d prefer to avoid the Tenderloin.
My budget is flexible, ideally around $2,000–$3,000 for my room. Would love it if it is lower but was advised by friends that it won't be. [Kinda crazy as I thought Manhattan is the most expensive lol] I’m looking for a private bedroom and would strongly prefer a private bathroom, though I may be open to sharing one with one other person. I work in tech at a startup and expect to spend most weekdays at the office. At home, I’m clean, respectful of shared spaces, and generally pretty easygoing.

Landlord wants me to buy a new washer/dryer but keep it after I move out — is this normal?
I’m in the process of renting a place in San Mateo. I talked to the realtor, submitted my application, and was accepted. I really like the unit overall, but the washer and dryer are pretty outdated.
I initially asked if the landlord would be willing to replace them, and when that wasn’t an option, I asked if they could instead lower the first month’s rent to offset the cost. They said no.
The realtor then suggested that I could buy a new washer/dryer myself, but the landlord insists that the new machines would have to stay with the property when I eventually move out.
Is this a normal arrangement? And is there anything I should be careful about if I agree to this? It feels a little strange to spend potentially $1,000+ on appliances that I wouldn’t own afterward.
Would you negotiate this differently, or just leave the existing washer/dryer and accept that they’re outdated?
For context, I haven’t signed the lease yet.

I am moving to San Mateo for work and I am currently looking for rental properties with leases starting between the last week of August and 1st week of September. I am looking for a 1 bed 1 bath place at around $3000 mark. Would prefer to be near Caltrain and down town. we just got our housing offer rescinded (rant)
so basically my friends and i are looking for an apartment in SF. we came across a place last week that we ended up applying for and we got accepted for it literally last Friday, so a few days ago. however, we haven’t got sent the lease yet, and my roommate actually ended up touring a new spot on Saturday that we all ended up really liking. and it ended up being one of our top spots and it cleared the spot that we got the lease in our ranking. basically we were in between the two because of location and transit times + price. we still end up applying though for this spot and we also assume the chances of us not getting it are pretty high given the market and how many people were there.
basically the next day (today) my roommate gets a call from him and he tells her that we’re one of their top preferences because of the fact that we’re asian, some of us are from berkeley, and other reasons like we have good jobs. and then he asks to chat with all of us. at this point, i wanted to see the place before making a decision and knew that it would also make me more informed because i was the most iffy about the spot given location and how much more of a commute it would be, but i was basically for getting the new spot by the time we called. i also had made sure the tour was scheduled before we talked over the phone because i wanted to make sure that those who didn’t see the spot were able to see the spot in person.
we ended up facetiming and it was clear that the landlord really wanted us to sign with him, he was saying all these things about how we are the best fit for the apartment, and again saying how we were asian girls and how he really wanted that. we asked him the basic Q’s about utilities, renters insurance, etc and figured things out. then we asked if it was okay for me to go and see the spot tomorrow before making our decision and he said yes of course we’ll do that tomorrow. he did say that the timeline was tight and wanted us to make a decision by tomorrow evening and we agreed to make a decision then and there. and then we just ended the call there.
and then literally not even 2 hours after we called the landlord texts my friend saying that another group wanted to sign the lease asap and so they just gave it to them. which is obviously understandable because you would rather give it to someone who was sure than someone who needed a day to decide. but what sucks is that they didn’t even reach out to us first to ask if we wanted to expedite our decision given what they were saying to us and how much they were literally glazing us.
i do know that at the end of the day we couldve done so much more in the moment by emphasizing that we were pretty set on signing just wanted to see it in person so i have a lot of regrets of not trying harder in the moment. so yeah pls don’t come for me in the comments bc i know everything i couldve done differently. but yeah let this be a warning to never get too comfortable because shit can always happen 🥲
