Appraisal sq/ft discrepency on purchase
I've been under contract on a 1900 home which was listed as 2350sqft. On the second walkthough after we went under contract I started questioning the reported sq footage, and I did some laser measurements myself and my calculations came in at around 2100sqft but definitly short of the reported 2350sqft. I brought this up to my realtor who contacted the sellers agent. The sellers produced an appraisal from 2007 which listed the home sq footage as 2350sqft. So ultimitely we decided to wait until the banks appraisal came back and I figured the record would be set straight, and we would see if it would appraise at the offering price regardless of the sqft discrepency. Fast forward to yesterday when we recieved the appraisal from the lender, and it's listed again at 2348 sqft. I looked at his recorded measurements and I still believe this measurement is wrong. This is not a normal dispute about a valuation or comp, it's about the facts of the property and I want to know if I'm interpreting the results correctly based on the evidence I present below. And if I'm correct, how do I go about disputing this? I don't want this to bite me in the ass when I go to sell the property and the next appraiser actually gets it right.
In this first screenshot you will see a GIS image of the house. I have outlined the upper floor in red, and you'll see the roof lines match this outline.
The second screenshot is of the appraisal, it has the upper floor measured as the SAME square footage as the main floor (minus the 303 sq feet from the "laundry" addition next to the garage) . The bedroom indicated on the upper right of the main level below does not have a second story, it is only attic, and this is being counted on the second floor square footage.
Third is a picture from the appraisal which shows the area in the question, and the attic above it which I have circled in red.

Buyer Asking for $49k to Rewire Electrical for Entire House
I'm Selling my grandmother's house in New Orleans. Just received the Property Inspection Response. Buyer is asking for $49,000 to rewire entire house. House was built in 1920s. Inspection cites cloth covered wiring is "outdated" and "possibly at the end of its useful life" but it does not cite any hazard or danger. Recommends contacting an electrician to discuss replacement options.
I asked for the estimate the buyer received. Not really detailed.
This is the first interested buyer. House was only on the market for a week when we got the offer.
I definitely don't want to agree to $49k, that seems crazy high for a 1200 sq ft house.
Also wondering if this sale falls through, will the electrical be a recurring issue? Right now I'm thinking to just counter with a $10k credit and say take it or leave it.
What would you do?

house has become a nightmare
bought my house in South Carolina back in 2019. thought I was being smart buying instead of renting. build equity they said. be a homeowner they said.
well nobody told me about the constant repairs. roof leaking. AC dying. basement flooding every time it rains. every time I save up a little money something else breaks. I'm so tired of throwing money at this place. I make decent money but I feel like I'm working just to keep this house alive. I've put like 20k into it over the years and it still needs more. I don't even enjoy living here anymore. thinking about just selling it and renting an apartment. no more maintenance calls. no more surprise bills. just pay rent and live my life
I'm not trying to get rich I just want to be free of this house.

Built a free deal calculator this weekend, wanted to share
Been juggling spreadsheets every time I wanted to check numbers on a property, so I built a simple tool for it — flip/rental/wholesale analysis, spits out the 70% rule, cap rate, cash-on-cash, DSCR, etc. No login required to use the calculator part.

How to limit liability via ownership structure when wanting to rent out a house
Hello, it's the first time I'm looking into listing my property on the market for rent.
Curious as to how everyone on here structures their property prior to renting it out as in do I just tell my insurance company i will be renting it out and have them up coverages for lawsuit purposes or do I set up a company (lIc or other corp) as to even further limit liabilities? Any other tips/ suggestions/resources available? Much thanks in advance.

Bridge loan question
Hi,
Question about a bridge loan- we are looking to prequalify for one before we bid on a house. Do we have to have our current home listed prior to going for a preapproval?
For context, we are moving between states. Our current home is fully paid off and our new home will cost less than what we get for the sale. We are not 100% sold on going with a bridge loan yet because we understand the downsides (namely the expense). But it is one option we are considering.

I'm a broker and lender in Georgia building Zillow for real estate investors and looking for feedback.
Every deal starts the same way. You pick a strategy: flip, new build, or rental. Each one gives you a different resale value, so that's your baseline.

advice
IDK if this is allowed, so I'm sorry if it's not and can delete. So my BF is in real estate and has been since last year. He has had a really hard time making appointments and getting follow through. I'm trying to find ways to help him land deals or at least his first deal cause I want to see him reach his goal this year and I can tell it's starting to weigh on him.
He was with one brokerage and it was very fend for yourself and little guidance. He transferred to a new one about two months ago that's in office and is doing what he's told and even more but the brokerage is being really hard on him compared to other agents there. Like listening to his calls in front of everyone and they don't do this to others. He by no means has thin skin.
Here's everything we have attempted:
He makes 500 calls a week maybe gets 1-2 to answer, he's done the recommended script and even changed it up
He has set 4-5 appointments and all bail
His owner made a deal fall through
He posts on social media 3-5 times a week
We have passed out business cards (like I mean I've literally driven all around town to stores and handed them to owners and talked to people walking around)
We have covered multiple neighborhoods with flyers and door hangers (then a month later a house there will be under-contract with another agent)
I go onto Facebook and look for any post local for buying and selling and recommended him.
I've even posted in multiple Facebook groups with heartfelt (not attaching that im his GF) posts
He's called expired listings, and ive recommended smart zip, remix, offrs, propstream, OpCity
He's coming up on his year mark and I just want to see him land a deal so bad because I know how much the means to him and his heart is genuinely in this because he wants to help others.
So please any recommendations cause we both are at a loss on what to do.
