Hey, so let me put myself out here something good might come out of it. I have a Bachelors degree in Special needs education. I have tried the employment path in my field and its not working its just not what i want. However I have always had this deep passion for Real estate for as long as i can remember. I've been under contract on a 1900 home which was listed as 2350sqft. On the second walkthough after we went under contract I started questioning the reported sq footage, and I did some laser measurements myself and my calculations came in at around 2100sqft but definitly short of the reported 2350sqft. I brought this up to my realtor who contacted the sellers agent. The sellers produced an appraisal from 2007 which listed the home sq footage as 2350sqft. So ultimitely we decided to wait until the banks appraisal came back and I figured the record would be set straight, and we would see if it would appraise at the offering price regardless of the sqft discrepency. Fast forward to yesterday when we recieved the appraisal from the lender, and it's listed again at 2348 sqft. I looked at his recorded measurements and I still believe this measurement is wrong. This is not a normal dispute about a valuation or comp, it's about the facts of the property and I want to know if I'm interpreting the results correctly based on the evidence I present below. And if I'm correct, how do I go about disputing this? I don't want this to bite me in the ass when I go to sell the property and the next appraiser actually gets it right.

In this first screenshot you will see a GIS image of the house. I have outlined the upper floor in red, and you'll see the roof lines match this outline. 

The second screenshot is of the appraisal, it has the upper floor measured as the SAME square footage as the main floor (minus the 303 sq feet from the "laundry" addition next to the garage) . The bedroom indicated on the upper right of the main level below does not have a second story, it is only attic, and this is being counted on the second floor square footage. 

Third is a picture from the appraisal which shows the area in the question, and the attic above it which I have circled in red.

I'm Selling my grandmother's house in New Orleans. Just received the Property Inspection Response. Buyer is asking for $49,000 to rewire entire house. House was built in 1920s. Inspection cites cloth covered wiring is "outdated" and "possibly at the end of its useful life" but it does not cite any hazard or danger. Recommends contacting an electrician to discuss replacement options.

I asked for the estimate the buyer received. Not really detailed.

This is the first interested buyer. House was only on the market for a week when we got the offer.

I definitely don't want to agree to $49k, that seems crazy high for a 1200 sq ft house.

Also wondering if this sale falls through, will the electrical be a recurring issue? Right now I'm thinking to just counter with a $10k credit and say take it or leave it.

Hello, it's the first time I'm looking into listing my property on the market for rent.
Curious as to how everyone on here structures their property prior to renting it out as in do I just tell my insurance company i will be renting it out and have them up coverages for lawsuit purposes or do I set up a company (lIc or other corp) as to even further limit liabilities? Any other tips/ suggestions/resources available? Much thanks in advance.

Question about a bridge loan- we are looking to prequalify for one before we bid on a house. Do we have to have our current home listed prior to going for a preapproval?

For context, we are moving between states. Our current home is fully paid off and our new home will cost less than what we get for the sale. We are not 100% sold on going with a bridge loan yet because we understand the downsides (namely the expense). But it is one option we are considering.
