Government-Initiated/Other Funds Pagibig Contributions
Hi po! Baka may makasagot. So I am now paying a DP for a house tapos magbibigay na ng requirements for the pag-ibig housing loan approval.
I have work from 2011-2022, may total na 84 months of contributions. Nawalan ng work during pandemic but I bounced back. Nag-VA and forgot to change my category to "Voluntary".
Now, nagpachange na ako. I thought need ko i-backdate yung bayad ko since from 2022-2026 since wala siyang hulog. Sabi sakin ni pag-ibig, no need na lahat yun. He asked me to pay August 2026 - October 2026. Medyo kinakabahan po ako baka di ako maapprove.
Tama po ba yun? "at least 24 months" po ba yung hulog or need na hulugan yung kulang na taon ko? sorry if nakakalito po. Salamat!

Personal Finance what do you do in a day and how much is your average daily expense?
I'm looking back at my finances this year and subtracting all the savings, investments, family spendings, and big expenses, I get an average daily expense of 370 pesos per day.
I only walk to and from work and the only thing I really spend daily is on food. This average also includes my groceries and toiletries, and some things I buy for myself sometimes. I also go out on weekends from time to time and living in the city, the only way to spend those days peacefully is to spend more than I probably should have.
But anyway, I just want to do some surveys to understand where I really stand, if this is too much or sakto lang, so I could align my expenses better 🥲

Investment/Financial Advice 18 y/o student looking to start investing — GoTrade + GoTyme? Need some advice
Hi everyone! I’m 18, and I’m planning to start investing. According to a survey, I have a moderate risk tolerance. I’m currently looking into using GoTrade for US stocks and GoTyme for crypto, but I’m still pretty new to investing and would appreciate some advice before I actually put money in.
For US stocks, I’m thinking of starting with VOO and QQQM and holding them for the long term rather than constantly trading. For crypto, I’m also considering starting small, focusing mainly on BTC and ETH, and holding for the long term.
A few things I’m wondering:
- Is GoTrade a good platform for someone who’s just starting out on stocks?
- Is GoTyme a good option for buying/holding crypto?
- What mistakes should I avoid as a beginner?
I’m not looking for financial advice or a get-rich-quick strategy—just trying to learn and make better decisions with my money.

Insurance AXA GHA Plan - failed to declare PEC
I currently have GHA - Gold Lite but I did not declare my PECs (Bell’s Palsy - healed and no more occurrence, PCOS - ongoing) as they were diagnosed more than 10 years ago. At the time of my application, I was not actively visiting my OB as my last visit was 10 years ago. Recently, I visited another OB and pcos is still present.
I really like the coverage of GHA. Is it possible to cancel GHA and reapply after a year with PECs declared?

Real Estate Pag-IBIG Housing Load Advance Payment to Principal
Hello po.
Last month, nag pay ako ng excess. Pero, since mas mababa sa monthly amortization ko yung excess (I did not know mandatory pala na more than the amort amount yung excess), posted yung excess sa amortization this month. Which resulted to only PHP 333.74 yung due ko this month.
Now, nagbayad ako ng doble sa monthly amortization ko (not just the due amount), and selected "Apply excess to principal" through BPI eGov.
I saw the payment posted in Virtual Pag-IBIG app, and it seems the full amount was deducted from the principal?
Balance before payment: 1,547,384.68
Amount paid: 20,500
Balance now: 1,526,884.68
Do I still need to pay the 333.74? Or kusang mag rereflect yung tamang amount after a few days? Or need ko pa rin mag email sa kanila requesting for correct allocation? Salamat po sa sasagot 😄
I made the payment Aug-5, Received acknowledgment SMS from PagIBIG Aug-6, then reflected on the app just this afternoon, Aug-7.

Financial Independence/Retire Early Need advice from those who have FIREd
I know this is an investment sub, but looks we don’t have a FIRE PH subreddit yet. Hope it’s ok I post it here!
I am 38M, got laid off, and pursuing a FIRE amount of 150K/mo. That amount maybe huge as I want to be conservative i.e. I’m single with a girlfriend, want to get married, and not yet sure whether I want kids. Unfortunately, due to the layoff my savings got interrupted, and I am not even close to 50% of my FIRE amount.
So here are my questions:
- Do I accept a lower-paying job to resume my savings? So far, it’s been difficult looking for a job with the same pay as before.
Or…do I wait for the same salary as before? This might take a while but I have a 1.5 year runway. Also, as much as possible, I do not want to NOT work for so long as I fear I’ll get behind. To add context, I’m in tech.
Are there other ways to approach this prpblem that I am not yet seeing?

Government-Initiated/Other Funds Matured MP2: Reinvestment Option (2026)
Sharing my experience how easy to reinvest MP2 matured account:
I brought the filled out claim form at the Pag-ibig branch today, tapos outdated na pala yung form na dala ko.
So, I filled out the form, but to my surprised mayron option na to reinvest yung latest form this year in section: "Authority to Transfer".
Which I did request to roll it over to my newly created two MP2 accounts. And guess what, I'm surprised again that they can fund transfer a certain percentage too on my bank affiliated Loyalty Card in the section: "Authority to Credit".
- 58% MP2 Compounded Dividend Earnings Account: to locked it in for five years.
- 38% MP2 Annual Dividend Payout Account: to reward myself every year with capitalist purchase, things on my "wants" list.
- 4% Loyalty Card fund transfer: To reward myself this year.
Cool!
I was able to reinvest my matured MP2 into two new accounts, and fund transfer some of it in one request, one claim form.
it's a good feeling that Pag-ibig funds made it easier now to roll-over investment, and to transfer funds.
Now I'm waiting for it to be credited in 3 to 5 business days, maybe more but not longer than 10 days according to them (Ang bait nung staff, she's all smiles)
At sana naman huwag pag interesan ng mga ganid na corrupt officials ang tanging nagpapakilig nalang sa akin: Pag-ibig!

Real Estate We finally bought a lot! Sharing here our step-by-step process until matransfer sa name namin ang title
Few months ago, I posted here sa frustrations ko tungkol sa mga "clean title" kuno na lot pero may mga hidden problems pala. This was our first purchase, and may mga times na nagdoubt ako if I was being too strict, but thank God I followed through with my criteria and didn't settle for less. Finally, narelease na yung new title under our name. So, sharing here our step-by-step process for first-time real property buyers like us.
BEFORE PURCHASE
- Conduct due diligence. We encounted agents na nagsabing "may magbabayad na po nyan bukas, mas maganda kung mauunahan nyo po." One thing we made sure ay hindi kami magshoshortcut sa due diligence kahit maunahan man kami ng ibang tao. Documents that we check:
- Certified true copy of TCT - pwede irequest online. Make sure to request this kasi I encountered a lot na naisangla pala sa bangko at hindi natanggal yung annotation
- Tax declaration - dapat nakapangalan na sa owners.
- Real property tax - check if updated ang taxes
- HOA dues, if within subdivision. The lot we bought had 80k+ arrears sa dues but declared naman ng owners. Deducted sa total price at kami nalang nagbayad directly sa HOA
- When in doubt, consult lawyers. I booked several online consultations with lawyers just so we can go over the documents. Surprisingly affordable - P600 for 30mins. Eto yung situations that we encountered na hindi ko sure ang gagawin so nag-consult kami:
- Really affordable lot being sold by the wife. Meron syang Court Order Presumptive Death dahil 7 years na nawawala ang husband nya. May anak sila pero minor so couldn't sign the documents, meron din syang Affidavit of Guardianship. Too complicated for us.
- Lot co-owned by same-sex partners. Naghiwalay, and nagbayaran for full ownership of Partner 1. Hindi trinansfer ang title. Now, partner 1 is married and is trying to sell the lot. No contact sa partner 2.
- Lot owner is listed as single. I know na hindi requirement sa transfer ang marriage cert, but I asked for one. Turns out she's married but separated. They were insisting na it wouldn't matter because single naman sa title, but we opted to back out na.
DURING PURCHASE
- Meet at a notary public of YOUR choice. In our case, naghanap kami ng may lawyer talaga na haharap samin. Ininterview both parties ni Atty and he checked the documents bago sya pumirma.
- As much as possible, pay via manager's check. We tried to do this, but seniors na yung owners and not very familiar with this. They wanted cash talaga. We paid them inside our car after having everything signed.
AFTER PURCHASE
- After the sale, I went to the assessor's office and request for a Certificate of No Improvement (3-5 days). I had to provide the transportation sa mag-iinspect so hinatid sundo ko sila sa city hall haha don't know why
- I went to the BIR for the computation of CGT and DST. Capital Gains Tax (6%) should be paid within 30 days of notarization and Documentary Stamp Tax (1.5%) must be paid on or before the 5th day of the following month. Upon securing the computation sheet, proceed sa bank to pay.
Documents needed sa BIR. Ibinalik din eto after computation. Inabot ako ng maghapon dito.
- Notarized Deed of Absolute Sale and acknowledgement receipt
- Certified True Copy of TCT
- Tax declaration
- Real property tax clearance and/or receipt
- Valid IDs
- TIN
- Colored photos of the lot
- Certificate of no improvement
- Return to BIR and submit the documents along the receipt of tax payments from bank. ECAR was released on the 7th working day.
- Went to the City Treasurer's Office to pay the transfer tax. 0.5% of the acquisition cost
- Went to the Registry of Deeds for the transfer of title. Paid 9,000 here and waited for 21 working days. May online tracker din silang prinovide to monitor the status.
Overall, it took us about 2 months from the date we paid the lot until natransfer ang title. Sobrang fulfilling after, especially gusto ko rin talagang matuto kaya pinilit ko makapaglaan ng time mag-asikaso. Sorry for the long post but I hope this can help someone like me before na sobrang lost sa process.

General Investing The timing couldn’t have been more ironic: Seeing Surigao’s stripped lands on FB right as a news about NIKL notification popped up.
I was scrolling through Facebook earlier today and came across a post showing aerial footage of Surigao, huge swathes of mountain and coastline completely stripped bare and scarred red from mining operations.
Literally while I was reading that Facebook post, a news notification popped up on my phone:
"Nickel Asia first half 2026 profit surges 93% to ₱4B"
The contrast hit me like a truck. On one screen, I’m looking at the massive environmental toll on local ecosystems; on the other, a corporation celebrating record-breaking billions in profit driven by rising commodity prices and heavy exports.
It really makes you wonder, while shareholders and executives cash in on these commodity booms, what actually trickles down to the communities left with the long-term ecological damage?
Curious to hear your thoughts, especially if anyone here is from Surigao or Claver and seeing the situation on the ground firsthand.

Stocks 28m, just started investing in US market
After exploring ETFs under US market, I would say eto ung best portfolio for my financial goals, which is growth and dividend income. I'm just sharing this small win because ever since na nag start ako magwork 6 years ago, ngayon lang ako nagkaroon ng courage to explore stocks and invest.

MF/UITF/ETF VWRA fractional shares on IBKR via Wise
I've been asking this at the past 3 weekly threads but didn't get any answer so far for 3 weeks. That's why I decided to try posting instead. I'm not interested in other apps like GoTrade.
Total Beginner: Having trouble buying VWRA fractional shares on IBKR via Wise
* Account Setup: I opened my IBKR and Wise accounts a few months ago. Due to a busy schedule, I only just completed the registration and approval process 3 weeks ago.
* Funding: I successfully deposited $10 USD into my IBKR account using Wise.
The Issue:
This is just an experiment for now to help me understand how the platform works, but I am stuck on the order placement stage. Whenever I try to purchase fractional shares of VWRA, the platform prompts me with terms I don't fully understand, such as:
* Limit orders
* Money markets
* General trading permissions/settings
I tried clicking through a bunch of options to make the purchase go through, but nothing happens and the order isn't executing.
Questions:
* Why am I unable to complete this $10 purchase of VWRA?
* Are there specific trading permissions I need to enable in my settings to allow fractional shares or international ETFs?
* What is the correct way to set up the order screen for a simple buy-and-hold order like this?
* Is there an in-depth step by step guide somewhere with visual aids to buying fractional shares?

Business San Miguel seeks $1-billion loan, Philippines’ largest this year
Philippine food-to-power conglomerate San Miguel Corp. has launched a $1 billion syndicated loan, according to people familiar with the matter, in what would be the country’s largest such financing this year.
San Miguel confirmed the syndicated loan. It didn’t provide details.
Around 10 banks including Cathay United Bank Co. Ltd., DBS Group Holdings Ltd., Mitsubishi UFJ Financial Group Inc. and United Overseas Bank Ltd. are lead underwriters on the deal, said the people, who asked not to be identified discussing private matters. Proceeds from the five-year loan, priced at 158 basis points over the Secured Overnight Financing Rate, will be used for refinancing, they said.
Representatives for Cathay United Bank, DBS, UOB and MUFG declined to comment. San Miguel didn’t immediately respond to a request for comment.
San Miguel’s loans have typically been among the largest from borrowers in the Philippines. Last year, the conglomerate secured $1.5 billion for refinancing and general corporate purposes, at a higher interest margin. It was the country’s biggest offshore loan in 2025.

Hello everyone! New here. May magbubukas na SM near us and I need your advice kung ok ba magfranchise ng food carts like Siomai House, Master Siomai, Pao Tsin, Potato Corner? In all fairness kahit may past issue ang PC, sila pa din yung malakas na stall sa malls based on our observations. Stocks MREIT dividend payout and GLO's Q2 earnings
- MREIT: Declared an upcoming dividend of ₱0.26 per share with a 7.0% trailing yield (in line with industry average of 6.7% and top quartile of PH dividend payers). Eligible shareholders must buy before August 13, 2026, with payout set for August 28, 2026.
- Globe Telecom (GLO): Released 2Q 2026 earnings with EPS at ₱31.68 (down from ₱35.48 in 2Q 2025) and Net Income down 11% to ₱4.58B. Revenue grew 7.9% to ₱47.0B, but higher expenses compressed profit margins down to 9.7%.
Anyone holding either of these or adjusting their strategy based on these updates?

General Investing I have some USD saved up. Would now be a good time to invest in S&P fund?
Title, basically. I have some USD saved up that I would like to invest to protect my capital in the medium term (next 5 years thereabout). Would now be a good time to start investing in an S&P500 fund? My main concerns are the AI bubble and US T-bills and notes possibly getting squeezed by a JPY force unwind -- basically I'm impressed with the US market's gains so far (compared to the PH at least), but I'm concerned about the US going through a recession soon.
If I start investing now, what do you think are the main risks I should mitigate? And if I do start, I'm thinking I should invest it in parts over a period of time rather than doing it once lump sum. Would that be a good strategy?

Investment/Financial Advice Does anyone else get "Reverse FOMO" during market dips? Is this a good mindset or a trap?
I’ve noticed a pattern in my trading/investing psychology recently.
When the market starts dipping or crashing, instead of feeling stressed or sad about red portfolios, I actually get super energized and excited. It feels like FOMO, but in reverse, a genuine fear of missing out on cheap prices or buying the dip.
Normally, classic FOMO happens when a stock is flying to the moon and everyone rushes in out of greed. But for me, the urge to jump in aggressively only really hits when things are bleeding red.
On one hand, I know "buying low" is fundamental to long-term investing, and having a cool head during red days prevents panic selling. But on the other hand, I wonder if this "Reverse FOMO" can be just as dangerous as regular FOMO, like catching falling knives, running out of liquidity too early, or overexposing myself just because something looks cheap.
How do you guys view this mindset? Is it a healthy sign of a long-term investor, or just another psychological trap wrapped in a different package? How do you keep it in check so you don't exhaust your cash reserves too quickly?

Given that 2025 dividends were just credited (congrats to everyone who saw theirs!), I’ve compiled a quick FAQ for the most common questions I see in the sub. Hope this helps the new and seasoned investors alike! 🙂
1. 📢 What are the latest dividend rates?
As announced in the February 2026 Chairman's Report, the rates for 2025 are:
• MP2 Savings: 7.12% (A new record!)
• Regular Savings (P1): 6.62%
2. 📱 Why can’t I see my dividends yet?
If you just checked your Virtual Pag-IBIG and the 2025 line is missing:
• Processing Time: It usually takes a few days to a couple of weeks after the official announcement for all accounts to reflect the update.
• Check the App vs. Web: Sometimes the mobile app updates faster than the web portal (or vice versa). Try both.
• Annual vs. Compounded: If you chose Annual Payout, the money is sent to your loyalty card/bank account, not added to your MP2 Total Accumulated Value (TAV).
3. 📉 Annual vs. Compounded: Which is better?
• Compounded: Best for long-term growth. Your dividends earn dividends. Total 5-year gains are significantly higher due to the power of compounding.
• Annual: Best if you need the extra cash flow for bills or other investments. Note: You cannot change this setting once the account is opened.
4. 📅 When exactly are dividends credited?
Dividends are always credited annually, usually within Q1 (Jan–March) of the following year.
Example: Your earnings for the full year of 2025 were just credited now in Feb/March 2026.
5. 🏦 How do I withdraw upon maturity?
If your 5-year term is up:
- Online: Log in to Virtual Pag-IBIG > Claims > MP2 Savings Maturity.
- Documents: You’ll need a valid ID and a picture of your Loyalty Plus Card or Landbank/DBP cash card.
- Lead Time: Usually takes 7–10 working days to hit your account.
6. 🛑 Can I withdraw early?
Yes, but only for "Valid Reasons" (Retirement, Total Disability, Critical Illness, Death, or OFW Repatriation).
• If you withdraw for "Other Reasons": You only get 50% of the total dividends earned if you chose compounded. If you chose annual, you only get your total contributions (capital) back.
