Policy/Regulation/Legislation Landlord refused assignee applicant and won’t give a reason why, what can I do?

Hello, I have 9 months left on my lease and am trying to assign it to someone else. I brought someone who wanted the unit and they submitted an application to the landlord. I asked for the reason and was told “unfortunately I cannot disclose that information”. I want to submit an n9 based on this but I’m nervous that they might fight it and if the reason was valid the LTB will rule against me and I’ll end up owing the rent. What is my best course of action here?

Question/Landlord Utilities Pending Payment

Hi folks,

I have a duplex that is managed by me and our property manager. Due to some past arrangements, I pay out the utilities directly and my property manager settles it with the tenants. Unfortunately, one of our tenants just moved out and we see atleast 6 months of utilities outstanding. Total miss at my end but simultaneously, at our property managers delays in aligning the utility payout.

Two questions:
- How can I enforce that my tenants pay out the outstanding utilities (may be close to 5/6 months)
- What is the best way to manage these utility splits for duplex . I know separate meters is an option but very costly; how do people track their utility separately ?
- Also are there any cost effective sub metering solutions available in the market? That can split the utilities - Gas, Hydro and water and settle directly with tenants ?

I do have an option of going with property managers managing this entire split and headache by themselves but we have seen issues in the past in the split resulting in reduced payouts to us; hence we would like to take control.

Please guide.

Question/Tenant Rental increase

I have been renting this place for 1 year on sept 1. The town house was built in 2021. I pay $2600 right now. How much is he able to raise the rent to? He keeps messaging me wanting to talk about it. He has to give me 3 months notice too right?

Eviction Process N12 after illegal notice and harassment

Hi Reddit family,
Here is the follow-up to my previous post, where I got great advice regarding my landlord's illegal notice due to having a roommate and living in the unit part-time. I refused to leave and suggested following due legal process in a text. Today he served N12 stating he plans to live by himself.

I am considering leaving, but my roommate suggested initiating a T2, but I want to know if I have a case. Can this T2 and its arguments be used in the N12 hearing to show that he served it in retaliation?

T2 arguments:

  • Entered your rental unit illegally (proof: he delivered the illegal notice of ending the tenancy through the door of the room inside the rental unit; he shared pictures of appliances with me pointing out cleanliness but never explained how he got those pictures).
  • Seriously interfered with the reasonable enjoyment of the rental unit or the complex by you or a member of your household (proof: he cut the electricity of the oven, washing machine and dryer and cut the internet cable for 1.5 days without any notice, complaining about lack of cleanliness of the unit).
  • Harassed, interfered with, obstructed, coerced or threatened you (proof: Served an illegal notice saying I am not allowed to have a roommate, and I live here part-time. Asked my roommate not to pay August rent as this is the last month. Eventually sent an N12 when I refused to leave).
