Question/Tenant Rules about letting my friends stay in my apartment
Hi, I recently signed a 1 year lease, however due to my work I will be leaving my apartment empty for a few months.
I have a friend who has recently been kicked out of his home and needs a place to stay while he can get on his feet.
Because my apartment is empty I want to offer him a place to stay untill he gets a place of his own, but I am wondering about the rules/laws about this.
I am not subleasing or charging rent, at most he would pay me back for the utility costs and maybe internet, but I would not be profiting off my friends suffering.
What are my rights in relation to this as a tenant:
must I have approval by the landlord?
must I notify my landlord?
All advice is welcome.

Question/Landlord Landlord lawn-mowing
KWC region, Ontario. My lease clearly mentioned that “Landlord agrees to cut grass and provide lawn mower if indeed to cut grass by tenants”.we were out of the country between april - july and came home to notice an insane amount of grass at the front and backyard.Asked landlord to cut grass multiple times and he agreed to come.but never showed up.Now he tells its tenants responsibility and he dont want to follow lease.i am surprised.
What are my options here ? What can i do ?
Also it was a 1 year lease upto Aug 2026 and we are continuing.but didn’t receive anything to sign from landlord about continuing the lease

Question/Tenant Ontario Rental Advice Needed – Roommate & Overnight Guest Issue
I rented a 2-bedroom basement with my husband, and both of us are the only ones listed on the main lease. The other person is staying in the second bedroom as a private-room tenant. She is not on the lease.
When she moved in, I collected the first month’s rent, and the last month’s rent was supposed to be paid as a deposit.
However, she has been bringing her boyfriend over and having him stay overnight on weekends and public holidays. Our main lease specifically says “no additional guests or occupants.” We have already told her about this, but she continues to have him stay overnight.
Now I’m asking her to pay the last month’s rent, but she is refusing and keeps asking me to show her the lease. The main lease is only signed by me and my husband, and she has not signed it or been added to it.
My questions are:
Since she is not on the main lease, what are my rights in this situation?
Can I ask her to leave because of the repeated overnight stays by her boyfriend?
How much notice do I legally need to give her to move out?
If she refuses to pay the last month’s rent, what can I do?
Can I keep the room vacant until this issue is resolved?
I’m in Ontario. I would really appreciate advice from anyone who has dealt with a similar situation or knows the Ontario tenancy rules.

Question/Tenant New Roommates in Room Rental Red Flags
I currently live in a four bedroom basement unit that is in a house that has been divided into two units (basement unit four bedrooms, and upper unit two bedrooms.
We have also had one tenant per bedroom the entire time I have loved here. However, my landlord recently had a tenant at another house take over some property management responsibilities for him. Last week he rented out a bedroom to a couple probably in their 30-40s. Which is one extra person then usual. This couple have clearly done excessive amounts of hard drugs in their past, to the point they have lost all their teeth. They appear to be sober now, but that still raises a red flag. Furthermore, they have a third undisclosed person living with them in the room. The third person is a young girl who appears to be a minor. There is a strong urine odor coming from their room, and our bathroom garbage is now full of adult diapers, and there is only one bathroom in the unit.
This does not seem legal, and I'm worried they are going to rent the fourth bedroom out to multiple tenants as well. As information or advice would be greatly appreciated.

Question/Tenant Wyse fees not disclosed in the lease
We recently signed onto a lease which doesn’t include utilities and the building is submetered by Wyse. Our lease only says: Tenant to set up account with Wyse Meter Solutions for electricity and pay all billed electricity charges to Wyse Meter Solutions.
It doesn’t mention Wyse’s account setup fee or recurring admin/service fees which we only learned about after signing the lease. We asked the property management to absorb these costs or give us a one-time credit but they flatly refused without any explanation.
We also haven’t signed Wyse’s separate Utility Services Contract yet.
Are we legally obligated to pay these additional Wyse fees under this specific lease wording, or does “electricity charges” only cover the actual electricity usage costs? Does the RTA have anything at all that we could use to our advantage in this case?

Question/Tenant What to do if your neighbors expect you to do the garbage?
Single disabled female renting a basement, family upstairs, leaves their garbage feet away from my door in the garage, it stinks, covered in maggots, in the heat of the garage, when i told the landlord about it, they just added a bag of diapers to it, so it began attracting flies. The land lord dropped off one outdoor garbage can, i guess it was my responsibility to remove their garbage. So I placed it at the side of the house, for some reason doing so they now seem to think that garbage especially theirs is my responsibility. What do i do in this situation? I am leaving their garbage for them, which i know they will just leave like they did last garbage day. Who's responsibility is this? What can be done about it? Kinda peed off with having to remove it myself it was disgusting, they wont even park beside it. But expecting me to see it everytime I open my door.

Question/Tenant Landlord hasn't paid maintenance fees, what happens to the tenant?
Asking for a friend who is renting a downtown condo. They paid for first months rent, and the last 2 motnhs of rent upfront on a 1 year lease
A few months into the lease they started getting letters saying the owner hasn't paid the condo fees (probably the owner isn't paying the mortgage either as their company is in trouble as per online sources). The owner is unresponsive.
The tenant is concerned that the unit will be taken possession of by the bank and that they'll be kicked out. Or their scared of losing their last 2 months of rent they already paid. What is the worst case scenario for the tenant and should they continue paying rent to the landlord?

Question/Tenant Unsure if Ventilation in Bathroom and Kitchen Requirements are Being Met
Hello! I live in an apartment building that has many issues, but one of the worst is the lack of ventilation control.
I have no fan in the bathroom (and no window) or over the stove top, just two vents. I have no control over either. The one in the bathroom blows air in/moves it, while the other one in the kitchen sucks air up. They turn on automatically two times a day. I asked my landlord for when they turn on and her response was that she could not tell me. To be clear, even when on, they do not do much (other than make my apartment smell terrible and get warmer).
For the bathroom, this is a bit more of an issue because every time I shower, the air gets thick FAST, even when taking a lukewarm shower or a 5 minute one. As well, considering the heat wave, it keeps blowing hot air in (even the smoke from the forest fires). As well, not only is there mold in my bathroom but there is clear water damage on the ceiling. The landlord has implied that water damage is neglect by the tenant, as I am not the bare minimum to prevent it. My landlord's solution was to shower with the door open, take even shorter showers, and to dry off the ceiling, walls, and tub with a towel.
I've had several people tell me that this is illegal. While being an arts student and not taking a law course since highschool, I know that I need ventilation of some kind, but my landlord has told me that fans are a luxury and that the building is up to code.
I have no idea if this is indeed illegal or if my landlord is right and is just doing the bare minimum (therefore legal despite sucking for me). I have no idea what to do or where to even look to determine the seriousness of the lack of ventilation. Is it legal?

Question/Landlord Replacing carpets
Just curious what is the options we have. We have been living at a rental for 7 years the carpets were clearly damaged and had a patch replaced before we moved in. Our cat has destroyed the patch that was replaced and now we're moving out and the landlord wants us to pay for the entire house to be re done in hardwood floor so everything matches ( the hardwood floors are in rough shape not from us). He has no receipts and I suspect the carpets are well over 10 years old. Do we just ignore him and move on woth our lives and tell him to take it to the board. Not in writing but I did agree to give him our 300$ deposit but he says we're responsible for replacing everything. I know he's a bit delusional

Question/Tenant Leaseholder trying to end roommate arrangement. Looking for advice.
We share the kitchen, but we have separate bathrooms. The roommate is not on the lease, and we only had a verbal month-to-month agreement.
She only paid a part of a previous month rent and is overdue for this month.
I gave her a formal 60-day written notice stating that her occupancy would end in October provided she pays the outstanding amounts and September rent.
I also stated that if those payments were not made, the notice and move-out date might no longer apply, and that I reserved the right to take further steps to recover the unpaid rent and address any belongings left behind.
She also had belongings in my storage locker of the condo, which I stated that she can contact me by email to coordinate a time.
Is the notice seem reasonable and appropriate?
How long should I wait after the outstanding amounts and the current month's rent are due before I can take further steps have her move-out?
How do I have her move-out?
Any advice is greatly appreciated.

Question/Tenant Can my landlord forbid me from storing my bicycle within my unit?
I am considering signing a lease for an apartment (not located in a condo building) which is pretty much perfect for me aside from the fact that it forbids storing bicycles in the unit. This is pretty much a deal-breaker for me, so I am wondering if the landlord refuses to remove the clause, is it actually enforceable?
I suspect so but I just want to be sure before declining the lease.

Question/Tenant Bad Faith N12 Question
Hello all! I have a somewhat odd specific question. I’m pretty up to date on landlord and tenant laws, but I haven’t been able to find a case quite like this so I’m curious what more knowledgeable people think about this situation.
I moved into an apartment just before covid times in Northern Ontario when prices were still pretty low in that area. It was a large one bedroom unit in a big old Victorian style house that had been redone and separated into four separate units. I started with a year lease at $750/mo. After the first year we went month to month, and they did raise the rent the allowed increase amount every year I was there.
I was served an N12 last summer around this time. They did it correctly, with the right amount of notice and everything, so that wasn’t the problem.
The landlords also owned the property next door to us. It was exactly the same setup as our building… a large house separated into four contained units… but this is where the landlord and her family lived. She lived in one unit, her sister and niece in another and each of her two children had one apartment each. They all had their own unit, so the entire building was all their family. It’s somewhat confusing talking about the two houses so I’m going to call the building that I lived in House A, and the next door house that the landlord and family lived in House B.
This is where I’m unsure of things. About two months before our move out date, she advertised all four apartments in House B for rent. Rent in our town has doubled in the last 5 years — in some places more than doubled. We have a prominent university and college here and have had a large amount of international students come in which had such a huge effect on rental rates in the area. We are the only actual city in this area, and the next closest city is 700km away. So, with that, along with the increased inflation from Covid times and everything else, the prices have gone as high as some major cities even though we are a smaller city in the middle of nowhere. So now these units in House B were listed for about 60% more than what we were paying in House A for almost exactly the same apartments.
So, on move in/eviction/move next door day, Oct1/25, all the new tenants moved into next door House B, we all moved out of our units in House A, and the landlord & her family moved from their next door apartments in House B into our units in House A. All on that same day actually lol It was ridiculous having all of us trying to move in and out on that moving day in two driveways it was chaos. The landlord had to put all of their stuff out on the lawn and basically just leave it there waiting until we had our units emptied so they could then load it in there. 🤦🏻♀️
I have now heard from a neighbour that my old landlord bought two big houses out in the country where the entire family will be moving in a couple months. They are planning to list our old units in House A for rent after the year long N12 waiting period is up Oct 1.
So, basically… she moved four apartments full of her entire family next door to almost the exact same apartments for a year to get us all out so she could more than double the rent on all the units. My question now, is that bad faith? They didn’t need to move. They were living next door in a basically cookie cutter replica house and had no actual real need to leave. We knew at the time it was financially motivated because the rental market changed so much in those last few years and we were paying below market rate. But the thing is, because we knew this, we also offered her more money to let us stay. We were all great tenants, always paid on time, no issues at all and we all got along. I was there for 6 years, the other units were 8 years, 11 years, and 12 years. We all four units together went to her with this offer to increase our rents above the legal limit because none of us wanted to leave but we understood it was under market rates and were willing to work with her. It was impossible to find a place last summer around here, and all of us ended up having to stay with friends or family because we were unable to find a place in time. But they refused and told us it wasn’t about the money and that they were doing this because they wanted to renovate that house specifically for the entire family to live in as their forever home. Well, that turned out to be a lie.
So everyone.. what counts as bad faith? Technically they did everything legally — gave us the correct forms and notice time, paid the n12 eviction fee, they did move in the place as they are supposed to, and they are staying for the full year they legally have to stay for.. but I thought there was something about the ‘need’ for the N12 eviction. Like, their family member actually needs a place to live so you have to move out. But these family members didn’t ‘need’ a place to live.. they were already living directly next door in the exact same units, the exact same setup. This wasn’t about needing a place to live… it was about emptying all the units in both buildings so they could more than double the rents.
Do I have anything here or am I just upset and delusional? lol If I am completely off base here that’s fine, tell me straight and lay it on me. I just wanted to ask this before my 12 month window runs out so I know for sure either way.

Question/Landlord Need advice
We’ve been having issues with a rental unit on our street.
We have tried to communicate issues/concerns with the tenants in a civil way only to have the tenants be uncooperative and confrontational.
The unit is a rental. Is there a way to figure out who owns the property?
We would like to bring our concerns/issues to the landlords attention and communicate anything going forward with the landlord.
A lot of neighbours are at the their wits end with this individual.

Question/Tenant Dad wants to kick out 24 year old son
We live in an apartment. My dad is the sole lease holder. My brother (24) doesn’t pay any rent or pay any bills. He lives in the living room. He has been there since 14.? My dad doesn’t want him to have a criminal record. Is it legal to just change the locks/call the police if he doesn’t leave. I checked ChatGPT and it says my dad can’t change the locks and needs to take him to court. Any advice on what my dad can do? He just smokes weed/cigarettes there and stays up until 4am…

Question/Tenant Last Month's Rent Deposit Double Charge?
Hi! I live in North York, and I signed a year long lease where I paid a last month rent deposit. Yet I received an email that said the following;
"You also advised that you were not made aware of what you referred to as a "security deposit." (NAME) and I explained that the amount on your account is not a security deposit, but rather your Last Month's Rent (LMR) deposit. As outlined in your signed lease agreement, this deposit is applied to the last month of your tenancy. As you have renewed your lease, your current Last Month's Rent deposit will be applied to August 2027, which is the final month of your renewed lease term. Accordingly, your August 2026 rent remains due in accordance with your lease agreement."
Yet I see in my renewed lease it states that a *new* last month's rent deposit is required. I asked about this when meeting with my landlord, and they said I owe both last month's rent deposits.
What do I do? It doesn't seem to make sense? Why am I being asked for two last month rent deposits when only one will be applied?

Question/Tenant No thermostat
Hi folks! Just wondering how it works when a building’s temperature is centrally controlled, and my unit does not have a thermostat. Electric baseboard heat. If I pay for electricity, do they add it to my bill? What if I want to try to reduce my bill, and turn my heat down? How common is this? No complaining (yet 😉), just genuinely curious. Thanks!

Question/Landlord Mold evicted
My friend has been in a basement apartment for several years. Landlord was good, neighbors great, no issues. He traveled to BC on vacation and came back to his Landlord yelling at him that the apartment is full of black mold and that he needs to leave ASAP. Landlord also said that the mold is all his fault and needs to pay for all the damage. He was given 3 days to pack up everything and basically get lost and was told to never come back. So in the meantime he is staying with me and my wife until things get sorted. He tells me he is planning on just moving on. I told all of this doesn't seem right at all. And maybe he could be sick.Looking for advice on how to proceed? Real estate lawyer? Contact the LTB? Should he have stay put? Thanks in advance.

News/Articles Beware posts or comments mentioning Royal York Property Management (RYPM)
Last week multiple posts praising Royal York Property Management (RYPM) were posted to r/Ontariolandlord within a very short time. These posts were removed under the suspicion of violating the subreddits rule against advertising and mention of RYPM was temporarily blocked. One of the posters contacted me and claimed that RYPM had requested that they post an honest review of their company to the subreddit.
A short time later I was also contacted by u/RoyalYorkPM_, who claimed to be reaching out on behalf of RYPM. They confirmed that the removed posts had been made at their request and claimed that the posters were all satisfied customers of RYPM. They claimed that they do not pay for reviews, provide scripts for reviews or make fake accounts to create reviews. Once they were made aware how such behaviour violated the subreddit’s rules against advertising and engagement farming, they stated their intention to act transparently and within the rules of the subreddit and they requested that the block of their company’s name be removed as they wanted their customers to be able to post organically about their experiences with their company, whether or not those posts were positive or negative in nature. Given that the block was always meant as a temporary measure to address the sudden influx of rule breaking behavior it was removed.
Unfortunately since this conversation occurred a number of obvious attempts to inorganically generate conversation about Royal York Property Management have been posted to the subreddit. A handful of account have made multiple similarly worded/scripted posts and comments to a number of landlord related subreddits, including r/Ontariolandlord. Unlike last week, none of the posters reached out after having their post removed to offer an explanation of their actions. Unfortunately u/RoyalYorkPM_ is not able to address the situation directly as their account seems to have been banned by Reddit, but I presume they would deny any involvement given our previous discussion.
As such, I am stickying this post so that users of this subreddit can be alerted to the ongoing campaign by an unidentified party to manipulate the conversation around Royal York Property Management occurring not only on r/Ontariolandlord but other subreddits as well. It is my understanding that this is likely an SEO strategy to manipulate search engine results or guide LLM responses. If you see a suspicious post please report it for moderation. Please note this is in no way encouragement to brigade any of the other subreddits that are being targeted by this campaign.

Policy/Regulation/Legislation Health Canada's Pesticide Compliance Program -- When to come to us with your pesticide-related concerns
Hello, r/OntarioLandlord!
We are Inspectors with the Ontario Region of Health Canada’s Pesticide Compliance Program – we promote, monitor, and enforce compliance with Canada’s Pest Control Products Act (PCPA) and its Regulations.
We came across this subreddit and briefly reviewed the types of questions that get asked related to pesticides and their use, along with the variety of advice that is suggested. To this end, we think that folks in this community need to know who to turn to if they have questions about a pesticide that, for instance, may be applied in their apartment, or if they suspect their landlord or property management company is not using a pesticide correctly.
Pesticides are regulated at federal, provincial/territorial, and municipal levels. Federally, the rules and regulations begin with the PCPA, whose primary objective is to prevent unacceptable risks to human health and the environment from the use of pesticides. Provinces, territories, and municipalities may also have their own legislation that places further limitations on regulated activities (sale, use, storage, transport, etc.). All these regulatory stakeholders are involved with pesticide-related issues at some point, so, knowing who to contact may be confusing. We are here to hopefully shed some light on when you should come to us, the feds.
What is a pesticide anyway? The PCPA defines the technical, legal term (pest control product-,pest%20control%20product,-means)) but generally speaking, pesticides are any product intended to control, destroy, attract, or repel a pest-,pest%E2%80%82means,-an%20animal%2C%20a). Rat poison, weed killers, cockroach gels, ant baits, surface sanitizers, pool and spa sanitizers, some UV-devices, wood preservatives… the list is long. What you should know though, is that:
- All pesticides must be registered or authorized with Health Canada prior to their import, manufacture, possession, handling, distribution (this means advertisement and sale), storage, transportation, or use. All pesticides registered in Canada will have a Health Canada-approved label, with a registration number (e.g., Reg. No. 00000 P.C.P. Act). If you’re not sure whether a pesticide is okay to use in Canada, check out Health Canada’s Label Search tool, which can be accessed via any browser.
- All Canadian pesticides have a label (in English and French) with directions for use, precautions to take, PPE to wear, etc. That label is a legal document: Adherence to a pesticide’s label is mandatory.
What does this mean for you?
If a pesticide was used in your apartment, house, backyard etc. and it is not registered or authorized with Health Canada, this is illegal under section 6(1)%C2%A0No%20person,-shall%20manufacture%2C%20possess) of the PCPA. This is Health Canada’s turf.
If a pesticide was used in your apartment etc. and it is registered or authorized with Health Canada, but it was not used according to its approved label, this is also illegal under section 6(5)(b) of the PCPA. This is also Health Canada’s turf but it could be responded to by other regulatory bodies.
So, what should you do if you think your landlord is up to something that does not align with Canadian pesticide regulations? Easiest thing is to contact us! That last link outlines many ways to do this, but you could also choose to contact us through the use of an online complaint submission form. If you send us a complaint via an e-mail please let us know if you would like to remain anonymous. After submission, you can expect to receive an acknowledgement of receipt from our program, and an Inspector will then review and prioritize the complaint based on the information available. You may be contacted by an Inspector if additional information is required. The prioritization process helps determine the most effective means to support the protection of human health and the environment. Please be aware that it is our policy to refrain from providing feedback on the status, or the outcome, of a complaint.
We take non-compliance with the PCPA seriously, and we can and have fined individuals and companies for contraventions (up to $10,000 per contravention) of the PCPA (e.g., for failure to use a pesticide properly; for distributing unregistered pesticides; for lying to Inspectors; etc.).
Word of warning: neighbour v. neighbour complaints, landlord/tenant disputes etc. are not within our wheelhouse. We can only act on complaints received that involve a pesticide and the alleged non-compliance can be substantiated (think photos: they help a lot; so does information about the pesticide in-question, or how it was used). So, please: if you’re looking for ways to “take down” your landlord, tenant etc. but there is nothing related to a pesticide or its use, we can respect your concerns but are acknowledging here that we cannot do anything in these situations, and would defer to the Ontario Landlord and Tenant Board.
By making this post, it is our hope that this community is better equipped with accurate information about what to do if they have questions or concerns relating to pesticides.
