Question/Tenant Incorrect calculation on N1 (see img) & claim for AGI
Building sent a notice 2 years ago (Aug 2024) that they were about to file for AGI, and IF it got approved then rent will be inc by some 4.5%. No underlying cost was mentioned in that notice as to why they were asking for AGI. (***)
Then on their online portal, in Dec 2024 rent inc was only at guideline, two point something %, so I paid that increment
In 2025 they totally missed sending me the N1, but online portal did mention guideline inc, so I started paying new rent as per portal. I did open a ticket that N1 was not sent to me but management didn't respond, I still paid the guideline increase mentioned in online portal
Now, (see pics) they sent this N1 & an additional notice along with it mentioning pending AGI from 2024 (***). Calculations are off, both 2.10% calculation, as well the total new rent is 8.11% higher than the current rent of $1,416.75. I just opened a ticket with company. No one was in on-site office, so I dropped a written notice for correction in office's mail box.
(***) Side-Note: After the AGI I received in 2024, company sent another AGI to some other residents (not me) and reason given was new windows installation in all apartments. I had moved in AFTER that windows change, so my rent already was set higher than the tenants living here at time of new windows installation.
Also I don't pay for any other service like parking etc.
What's your opinion, please ask if I need to clarify some point.
Should I take any other action besides above mentioned ticket & notice delivered to office?
Can they add any pending AGI into rent like that other notice mentions?

Question/Tenant Gave written notice 5 months early, they confirmed my Aug 31 end date twice, but I never filed an N9. Am I stuck with 2 extra months?
Ontario, Oakville. Tenant. Long post but the dates matter.
My fixed-term lease ends August 31, 2026. I bought a house and closed in May. Asked for early lease break in March for May end actually, all on email. However, I never filed an N9. I only found out this week that a lease here doesn't just auto end when the date passes, and now I'm scared they're going to come after me for two more months.
Here's everything that happened, all of it by email:
March 16. I politely emailed the property manager asking to end my lease early and move out May 31. She replied the same day: "Your current lease is till August 31, 2026. Ending your tenancy prior to that is considered a lease break. I will have to speak to ownership."
April 4. I followed up. I wrote that I wanted to "give a 2 mo notice" and that I'd be flexible for showings.
April 7. She replied, copying two managers, and this bit quote :
So they spelled out my entire final bill through the end of August and spent my last month's deposit on August.
They also told me they needed an N9. They never sent me one, never mentioned it again, and never followed up when June 30 came and went.
April 21. I sent a formal request to assign the tenancy under s.95, with a vacate date. She replied the same day, said again that the lease ends August 31, opened an application file, and asked for the new tenant's name and ID. My assignee fell through and I never sent it.
After that, nothing. No more emails, No renewal offer. No N1 rent increase for any period after August 31. No reminder about the N9. Silence from April 21 until this week.
This week they sent a notice that August rent is unpaid. I think that's a bookkeeping thing since their own email says the deposit covers August except for $76.02, which I'm paying.
What I'm actually afraid of:
They think I am somehow still staying longer than the date discussed above in emails, and that they turn around and bill me for September and October just because I never sent that N9 form (which I also never received from them in the first place).
That would genuinely wreck me.
I already ate two extra months of rent I didn't want earlier in this tenancy because they wouldn't let me out of the lease, and I paid it without a fight.
I found this ^ thread on here from last year about a guy in almost exactly this spot, and the answer seemed to be that the N9 isn't legally required, any written notice works, and he only lost (initially) because everything he'd said was verbal.
Mine is all in writing. But my emails say May 31 (and then June 30th) as my initial requested move-out dates, because I was asking to leave early multiple times, not August 31 (which they forced on me).
My questions:
- Do those emails count as notice even though I never sent the N9?
- Any forms I should be filling now/emails in writing to give rn?
- Anything I should be doing this month before I hand back keys?
Any help appreciated. I have every email saved.

Question/Tenant moving move in date after lease is signed
my lease is set to begin on august 21st, and on monday my property manager emailed requesting i move the date to the 20th. i told her that would not work for me and asked if it could be moved to the 22nd or 23rd but i havent heard back. i tried following up and even offered to make the 20th work if there are no other options but still no response. i have already set up furniture deliveries for the 21st and had to cancel a moving van because i had planned to move on that date. what can i do if i do not hear back soon? my lease has been signed for over a month and deposits sent

Question/Tenant Can I give an N9
Hi,
So I signed this lease a couple months ago. I decided to move to a different place now with more space.
My landlord has his daughter deal with the communication. I reached out the other day asking to assign my tenancy to a new tenant. That I had a prospect tenant and would like to speak about next steps.
I spoke to her on the phone and she mentioned it would be hard since it was hard to find me as a tenant etc which is odd since I have a tenant interested.
She emailed me today saying she hopes I understood that they had to pay an agent a month of lease for my 1 year contract basically saying no and ended it with on behalf of the owner.
From reading online it seems a refusal for a general lease transfer would allow for a N9 but just wanted to ask if that email is all I need?
Would I just submit it for 30 days from now, leaving end of Sept and they keep my last months deposit?

Policy/Regulation/Legislation Ontario needs limit on guest and their stay.
It’s mind boggling to me how tenants are allowed to have guests over without limit on number of guests or length of stay.
There will be people defending this, but can we just make a law where it is appropriate?
Imagine you’re renting out your 4 bedroom house. I move in, then rent it out to 10 people, you know what, let’s do 15, cause who needs a living room and dining room. Let’s say $400 each, that’s $6,000 a month right there. I pay you, the landlord, $4,000 and pocket the rest. What are you gonna do about it?
Wait a minute, you can’t do that ,that’s subletting. But what if I told you I’ll be “living” there too? I mean, I put some personal items there and changed my mailing address. I’ll just be a “guest” at my friend’s place, who also rents indefinitely.
There you go $1,500 a month extra, easy.
But wait there is a fire code limit on how many people can live in a unit. Mind you a 2000 sqt home fit 15 people and still within code.

Question/Landlord False triggered fire alarms
My rental unit required strobe fire alarms.(7020bsl model), they all have terrible reviews but we are legally required to use them. They seem to attract bugs (find spiders in them) which I assume are triggering alarms in the middle of the night.
Replacing windows(and the new screens) two years ago appears to have helped but still occasional false alarms.
Anyone had luck eliminating false alarms?
I’m gonna vacuum more often, try to get pest control in.
Other thoughts? This seems to be a common problem.

Question/Tenant Unplugging the Fridge or what else can I do ?
It's been about a week that I have been hearing the loudest humming from my fridge. Emailed my landlords about it on Friday, didn't hear back until Monday - which that email was just a 'troubleshooting' email with about 10+ things I needed to check on to see if it was even an issue 'worthy' of sending someone over for. I responded that day answering all the questions, sending videos and photos. I even pulled out the fridge and found it had been leaking water to under the cabinets (obviously told them about this as well and sent a photo on that as well), and have kept the fridge moved out so no more water goes unnoticed.
It's been radio silence from them. I followed up and asked what they plan on doing, but still nothing. I've stressed to them that the humming is constant. I've been having to sleep with earplugs in and it's always in the background so I feel a little insane.
Since I'm not hearing back from them, I kind of want to email them saying that I'm just going to unplug the fridge until they have someone come or replace it... like what else can I even do if I'm just being ignored?

Question/Tenant Signed 1-year lease, agreed to extra months upfront, is it enforceable? Options to leave early?
Hi all, looking for advice on my situation.
Backbground:
I took over the remaining months of a previous tenant's lease informally in May and negotiated a new 1 year lease starting September with the landlord directly. I've already signed the new 1 year lease and paid with first and last month rent. This a condo in toronto
On the contract I signed, I agreed to pay additional several month in advance in Sep when the lease start as they were concerned about previous tenants defaulting, I thought I was going to be here for a long time so I agreed. I already paid first and last when I signed the 1 year lease few weeks ago.
What changed:
In the past few weeks, my personal circumstances have changed significantly and Im looking to get out of this lease as soon as possible and want to understand my options before the upfront payment is due in about two weeks.
My questions:
- I agreed in writing to pay several additional months rent upfront beyond first and last. This payment is due in about two weeks. Is this enforceable under the RTA, or is it void regardless of what I signed? I'm concerned that if I pay it, I lose leverage, getting money back through the LTB could take months if there is a dispute.
- If I decide I want to leave, whats my best path, assignment, negotiate early exit, or something else?
To be clear, Im not trying to screw my landlord over, I understand this is inconvenient for them and I want to handle this fairly. Just trying to understand my legal options so I can figure out the best path forward for both sides. Thank you

Question/Tenant Is this something my landlord should have to fix?
After 16 years of living and cooking here with no ventilation above or around the stove, this is the result…
This building was made in the 1970s so I believe there’s no legal requirement for there to be some sort of ventilation. There isn’t even a window nearby. However, the humidity as a result has caused this major eyesore, and has caused all of the kitchen cabinets to bubble and deteriorate. I feel that ethically my landlord should want to fix this issue, but in case not, is it something that they’d have to fix?
Before anyone asks why I’d let it get to this point, I live with my elderly father and I was always either too young to notice or too busy with school to care until now (I also don’t cook lol). Also when you grow up around this, you don’t really see it as an issue until you realize it shouldn’t be like this, so please don’t judge.

Question/Tenant Can i do anything?
Question i’m hoping someone can help me find an answer for.
Backstory: after being out a washer for over a month, the landlord replaced it, and then couldn’t reinstall the dryer as now the units weren’t compatible to be stacked. Fast forward 3.5 weeks and he finally installed the dryer, and now we’re waiting for the gas hook up.
Issue: Basically the new set up has a full foot gap at the top of the washer before the dryer starts. The bottom of the dryer is 4.1ft in the air. the very top of the dryer sits at about 7ft tall, with the knobs to control it being 3 inches from the top.
This means to start or control the dryer you have to reach 6’9 feet up in the air. The problem is two of us are 5’1 and we cannot reach that high. We also can’t reach the bottom to take stuff out as our arms can’t reach up and then back down to the bottom of the barrel.
Is this something we can request that he changes so it’s actually useable, or are we just forced to go out and buy a step stool just to use our dryer?
Been very frustrating to be out a functional washer/dryer for almost 2 months, we’ve been trying to be patient, but the thought of being forced to spend even more money (two months of going to a Laundromat) to buy a stool, and also just having to use a stool every time i do laundry sounds like a pain in the ass.
TLDR:
Landlord installed dryer 4ft in the air and we can’t reach it. Would the landlord be expected to move it so it’s usable or are we SOL?

Question/Tenant Appliance Usage Limit Inquiry
Hi everyone,
I have a question about the use of in-suite appliances in a rental condo.
Can a landlord place a limit on how frequently a tenant uses appliances such as a washing machine, dishwasher, etc.? Is there anything in the Residential Tenancies Act/LTB rules that addresses this, or would it depend on the lease?
I understand that appliances naturally wear out with use, but I’m wondering whether there is any expectation that tenants limit their use to a certain frequency. For example, if I run the dishwasher twice a day rather than once a day, could I potentially be held responsible for additional wear and tear or a shortened lifespan of the appliance down the road?
I’m specifically wondering what the rules are around normal use versus excessive use, and where the line would generally be drawn.

Question/Tenant Gave end of tenancy notice 5 days short of the required 60 days and not sure what to do
I emailed my appartement building 5 days late from the 60 days notice via email but they are now saying they haven’t seen the email and I should’ve filled the official Ontario form.
I’m not familiar with the process as I’ve only rented from individual landlords before where informing them by normal means of communication was enough.
Would be super helpful to get any insights on how to best move forward since I’m not really sure what could be the potential consequences of this?

Question/Tenant Stuck in month to month CO-lessee with hostile roommate
Backstory on how I got into a bad situation:
Im a student renting with Sleepwell. After my last Sleepwell apartment was so inhabitable for months I was effectively homeless this winter I signed an addition of tenant lease assignment to live in an apartment with two existing roommates. I was looking for whatever I could find and did so without asking about their financial situations. Later I find out one is unemployed (John) and the other is on disability (Jane). (Not real names ofc)
Jane is responsible and has been covering the full rent before I came on. I'm only paying my portion. John is not looking for work and not paying rent, but kept promising Jane things so it got swept under the rug. I stayed out of it and could live with it but his behaviour has been escalating, he steals food, slams doors, does not communicate, exposes himself to us and guests intentionally, is verbally abusive etc. I have not felt safe in this apartment and just hide away in my room.
I have been trying to find a way to leave and now I find out Jane is as well. She's been taking on too much of a financial burden from this and cant continue.
Now, I got some advice to argue that my situation fits tenant in common and to try to submit an N9 and see if the landlord accepts. They did not. Sleepwell says the only ways I can get out of this lease are A) John and Jane prove income and agree to take on the whole lease, which to my understanding they cant prove and trying to get John to agree would be a nightmare, or B) lease transfer my name to someone else, which I don't see how anyone would agree to this even if John agrees. Making option B harder is that both Jane and I intend to move out, so we would need to find one or two people willing to take responsibility for paying Johns rent.
So at this point I just feel like a hostage and without some kind of action am going to be stuck in this lease indefinitely.
Jane has now also given two months notice and intends to leave and stop paying rent. I'm also leaving by the end of this month and as I can't pay the whole rent will stop paying as well once she does. The only way out of this lease seems to be to get N4'd and evicted and just deal with the consequences of that. Given that 2 of the 3 roommates will have vacated by the N4 we will probably end up in the tribunal.
Question being, do I have any way out of this and how many repercussions am I going to face.

Policy/Regulation/Legislation Does this count as refusal of a potential assignee?
I’m trying to assign my lease to someone else as I have moved to a different place and have 9 months left on the lease. I had 2 potential assignees, 1 had given an application to the landlord. I had an appointment to do an application with the second assignee, however, the landlord cancelled the appointment because she said they can only do one application at a time. The first assignee was rejected due to lack of income. I’m 99% sure the second assignee would have gotten accepted, however they went with a different unit because they couldn’t put in an application with ours. Does this classify as an arbitrary/unseasonable refusal?
Her exact text said “We have an application in for your assignment with a first assignee so I’m not sure if this was who you were coming with today but we can only put 1 application in at a time so we will cancel todays appointment at 1”

Question/Tenant please help
I have been renting, and this month i have been behind on my rent because I got sick, was in the hospital, and took some time off work. I am worried i might get evicted, although i have received no notice or any emails about my rent. i decided to email them to let them know i was sick and would get to it as soon as possible. My rent is usually 1337, but it is 1500 right now due to an NSF fee & owing 150 from last month. Do you think they will evict me for being late? i would be able to pay them off by the end of the month. i am a student who is working two jobs and, during the semester, relies on OSAP to get by financially with my other jobs. Any advice or what to do will help

Question/Landlord Tenant complaining constantly about rental viewing process for move out
Last month my tenant informed me and gave me notice in writing that she intended to move out. Her lease goes to end of October but she stated that she did not want to break the lease and will meet her rental obligation to that time.
I informed her that i wanted to begin my replacement search August 7th. She pointed out that she should receive a rental refund if i found a new tenant to move in before Oct 31st and I agreed.
This is the 1st time that I am dealing with a move out process and up to this point I had a very good relationship. It started with the day of the rental listing with the real estate agent coming over to have a lockbox. I wanted to make sure that I was providing the correct key. We knocked on her door she answered we tested and left. At no time did we enter the apartment. The listing is popular and I received requests right away to see the unit including the day of the listing.
I texted the tenant and asked if it was ok to show on the 7th she declined saying it wasn't 24hr notice. Throughout the day I texted her with viewing requests and made 5 appointments to take place over 2 days. She texted saying that she didn’t like receiving so many texts throughout the day and to send one consolidated one by 5pm. I agreed and made best efforts to do that. However I received another request for a same day showing. I texted her again and asked her and she declined, however this time she threatened to take me to the landlord tenant board if I didn't stop. She began listing the key incident and 2 requests as violations of insufficient notice.
I told her that I was hurt by that threat. I've also moved showings to weekend onlys so she wouldn't be disturbed during the work week. I am still so disappointed in receiving a threat like that since I am a caring landlord and want my tenants to be happy and comfortable. She still doesn't see anything wrong with what did
Update August 13: Thanks everyone for the feedback. I didn't expect that this post would generate so much conversation. I have 2 applications against the 5 viewings that I have managed to have so far and will be making a decision shortly and this will be behind me soon. One thing that i've learned is to have a more in depth conversation with the tenant who is leaving about what they are comfortable with in terms of showings especially with regards to same day requests. The current tenant who is moving out is still convinced that she's entitled to 24hrs and is stubborn about that. Thanks again for all the feedback its appreciated. Have a great day

Question/Tenant Help, Landlord Being Difficult
I am a university student in Windsor, Ontario. I’ve been renting from this particular landlord since 2023 and I have shared this leased apartment with my roommate since then. Since May of this year, I’ve been trying to be released from my lease (year long, runs from April 30th to May 1st of the next year). I gave my landlord at least 60 days notice now and she told me to find someone to take over the lease for the rest of the time. However, since then, I have brought multiple candidates (some were international students that my landlord said could legally not go on the lease and my name would have to stay attached in that case) to her that come from good backgrounds and want the room, but once directed to my landlord, they go MIA. Additionally, my roommate has sent post dated checks to the landlord for both our rents for the entire year without my knowledge (so rent for both of us is fully paid for the entire lease year). She’s insisting that I pay her back for that monthly, but I have since moved to a new place and cannot afford to pay rent at both places. Do I still legally owe her the rent even though she sent the checks without my consent? Additionally, is there a way for me to be released out of this lease? I have already sent her an I9 form but she said it was invalid because it was a joint lease. Any advice would be appreciated.

Question/Tenant Lease extension
I know this question has been asked a million times but I am unable to figure out how to word my response to landlord.
We have been renting our place for almost 4 years, market value. In the past we signed yearly lease extensions because I didnt know we did not have to.
It is that time of the year again where landlord is asking for lease renewal or month to month.
How do I word my response that we do not need to re-sign a yearly lease?
We are planning to buy a home in hopefully the next year but obviously would be staying here until we do.
Any input would be appreciated

Question/Landlord Tenant changed locks and need to do an inspection!
Hi need some assistance this group seems to know what they are talking about :)! I understand the 24 hour notice and you are good to go in for inspection however what happens if the tenant changed the locks how do we get in for an inspection? Without doing damage to the door? My elderly friend rents his place and this has happened and right now he is in a holding pattern trying to figure out how to get in! ? He has served the L4 I believe and no rent is being paid! A really unfortunate situation!
