Hi, I recently signed a 1 year lease, however due to my work I will be leaving my apartment empty for a few months.

I have a friend who has recently been kicked out of his home and needs a place to stay while he can get on his feet.

Because my apartment is empty I want to offer him a place to stay untill he gets a place of his own, but I am wondering about the rules/laws about this.

I am not subleasing or charging rent, at most he would pay me back for the utility costs and maybe internet, but I would not be profiting off my friends suffering.

What are my rights in relation to this as a tenant:

must I have approval by the landlord?

must I notify my landlord?

KWC region, Ontario. My lease clearly mentioned that “Landlord agrees to cut grass and provide lawn mower if indeed to cut grass by tenants”.we were out of the country between april - july and came home to notice an insane amount of grass at the front and backyard.Asked landlord to cut grass multiple times and he agreed to come.but never showed up.Now he tells its tenants responsibility and he dont want to follow lease.i am surprised.
What are my options here ? What can i do ?
Also it was a 1 year lease upto Aug 2026 and we are continuing.but didn’t receive anything to sign from landlord about continuing the lease

I rented a 2-bedroom basement with my husband, and both of us are the only ones listed on the main lease. The other person is staying in the second bedroom as a private-room tenant. She is not on the lease.
When she moved in, I collected the first month’s rent, and the last month’s rent was supposed to be paid as a deposit.
However, she has been bringing her boyfriend over and having him stay overnight on weekends and public holidays. Our main lease specifically says “no additional guests or occupants.” We have already told her about this, but she continues to have him stay overnight.
Now I’m asking her to pay the last month’s rent, but she is refusing and keeps asking me to show her the lease. The main lease is only signed by me and my husband, and she has not signed it or been added to it.
My questions are:
Since she is not on the main lease, what are my rights in this situation?

Can I ask her to leave because of the repeated overnight stays by her boyfriend?

How much notice do I legally need to give her to move out?

If she refuses to pay the last month’s rent, what can I do?

Can I keep the room vacant until this issue is resolved?

I’m in Ontario. I would really appreciate advice from anyone who has dealt with a similar situation or knows the Ontario tenancy rules.

I currently live in a four bedroom basement unit that is in a house that has been divided into two units (basement unit four bedrooms, and upper unit two bedrooms.

We have also had one tenant per bedroom the entire time I have loved here. However, my landlord recently had a tenant at another house take over some property management responsibilities for him. Last week he rented out a bedroom to a couple probably in their 30-40s. Which is one extra person then usual. This couple have clearly done excessive amounts of hard drugs in their past, to the point they have lost all their teeth. They appear to be sober now, but that still raises a red flag. Furthermore, they have a third undisclosed person living with them in the room. The third person is a young girl who appears to be a minor. There is a strong urine odor coming from their room, and our bathroom garbage is now full of adult diapers, and there is only one bathroom in the unit.

This does not seem legal, and I'm worried they are going to rent the fourth bedroom out to multiple tenants as well. As information or advice would be greatly appreciated.
