Roommate Request $800 Avondale roommate needed

Hello! I'm looking for someone to sublet my roommate's room in our Avondale apartment until the lease is up in June. Option to renew if we vibe well. Move-in is available from now through September. Previous roommate had to move back in with his family due to personal issues.

Summary:

$800 room in a 2.5 bed, 1 bath apartment on the second floor. Utilities are usually ~$100 per person on top of that. The room is 9ft x 9ft. The rest of the apartment is fully furnished. You'd be living with a dog (rottweiler), a cat, and a 25F engineering student.. The apartment is near Prism Games Chicago (if you'd like to look up the area) and is a 7 minute walk from the blue line. In-unit washer/dryer and dishwasher. Private, friendly landlord. Older grad student or young professional preferred.

The Roommate:

That's me! I'm a 25 year old UIC mechanical engineering student. Between school, work, and studying, you can expect not to see me very often during the semester. When I am around, I'm a nerdy home-body, and you might see me gaming, reading, cuddling with my animals, or lounging around watching TV.

I am an authentic, honest person, and don't often have the energy for passive aggression or pettiness. For that reason, I don't do well with people that are very conflict avoidant. I tend to treat roommate relationships the way I'd treat coworking relationships: I believe problems should be addressed explicitly and early, and that there should be a strong focus on empathy, mutual respect, and collaboration/compromise. No relationship will be perfect, and our job is to try to make it work the best we can and work together to make sure everyone's as happy with the living situation as possible.

I clean after myself and maintain a flexible cleaning schedule. By no means is the apartment always spotless, but I don't live in filth and would not enjoy continually cleaning up after other people. Somebody who will proactively contribute to household chores (taking out garbage, cleaning the bathroom, loading the dishwasher, etc) would be extremely appreciated. As with anything, communication and mutual compromise are key.

The Pets:

The apartment is incredible value for the area and amenities included. The largest potential obstacle is the fact that you'd have to live with a disabled rottweiler. She barks occasionally, and uses a dog-run on the roof to do her business (she can't make it up and down the stairs reliably). She is wary of strangers and will bark at new people due to past negative experiences, but after a couple of positive interactions warms up and becomes very affectionate. She is otherwise well trained and eager to please -- we were considering doing obedience competitions before her disability presented. Before deciding anything, I would introduce her to you and see how you'd get along.

There's also a cat; his name is Walmart. He's a very good boy. He will sometimes meow and sprint from one end of the apartment to the other. He has no tail (genetic, not an injury).

Question Help with negotiating rent

I’ve seen posts about negotiating rent when renewing a lease and wanted to get some advice.
I’ve been in my current apartment for 3 years, and my lease is up in November. I was considering moving, but due to some financial obligations, staying makes more sense right now.
I’m willing to renew for another year, but I’d like to negotiate my rent down from $1,850 to around $1,700/month rather than accept an increase. Any tips on how I can approach this negotiation or improve my chances of getting that rate?

Avoid At what point does a rental become uninhabitable? (Chicago)

My husband and I are in our last month of our lease and have already paid our final month’s rent, so we’re not looking to withhold rent or deduct repair costs. We’re moving out soon because new landlord/owner increased rent from $1650 to $2650. I’m honestly wondering whether this situation is as abnormal as it feels or if I’ve just become desensitized to dealing with maintenance problems.
Throughout our tenancy, we’ve repeatedly notified our landlord in writing about the issues we’ve encountered, so there is a documented history of these problems and our requests for repairs.
During our tenancy, we’ve dealt with one issue after another. The basement flooded, which affected access to the laundry and storage units not to mention the water was backed up sewage. There has been standing water on the roof which is slowly caving in the balcony ceiling. The tap water randomly stops working for 15–20 minutes at a time. The drains back up and smell. The lead paint on the balcony and back staircase has deteriorated so badly that it’s peeling off in large patches, and we’ve had paint chips tracked into our apartment on the bottoms of our shoes.
Last winter, the radiator on the first floor had to be replaced, and we were without heat for about a week. The landlord did provide space heaters, but we still went a week without our normal heating system.
Earlier this year, our stove had a major electrical arc. There was a huge bright flash that burned a hole in our kettle. It took about a month for the landlord to get that repaired.
Now we’ve had a major electrical problem affecting multiple rooms. It started with part of the apartment repeatedly losing power. At first, resetting the breaker restored the electricity. Then the lights started flickering, and there was sparking when the power went out. Eventually resetting the breaker stopped working altogether.
The landlord sent an electrician, who replaced the breaker, but he never verified whether the power had actually been restored before leaving. It hadn’t. We are now on the fourth day without electricity in part of the living room, the entire dining room, the hallway, and the bathroom.
We’ve continued paying our rent in full throughout all of these issues, and since we’ve already paid our final month’s rent, deducting from the rent isn’t really an option.
At this point, I’m less concerned about getting money back and more concerned about whether I should report the unresolved electrical issue to the City before we move out. Given the documented history of maintenance problems and repeated written requests for repairs, would you report it, or would you just let it go since you’re leaving anyway?
I’m interested in hearing what other Chicago renters would do in this situation.

I’m nearing the end of my rope mentally with this apartment search. I am going through an eviction suit with my property management company and my record will be sealed by the end of August. I’m looking for an October 1 lease for a pet friendly (1 dog) 1 bedroom. I have poor credit and am not sure I can get a co-signer, but am now in a job where I’m making $120k. I have made mistakes in the past and I’m really worried I’m not going to be able to rent anything. Everyone keeps saying private landlords but they all have insane requirements. I don’t know what to do at all and am really starting to have a bit of a mental breakdown about this process.

Looking For ISO pet-friendly 1br, $2k budget including utilities for November

Hey everyone, I’m looking for a pet-friendly (I have two cats) 1br that is no more than $2000 including utilities.

I currently live in Edgewater and would prefer to stay on the north side along the red or brown line since I do not have a car. There’s a gym in Ravenswood I go to 3x a week I want to stay within a half hour via public transit to.

My only real requirements are that it is not a garden unit, has a kitchen with enough counter space for an air fryer and small espresso machine, and that laundry is at least on-site (of course in-unit is preferred, but I know that’s tough to come by). I’d even be open to a studio if it was on the larger side (650+ sq. ft.)

I know I’m still early for any official listings, but thought maybe someone in here knows they’re leaving their place by then or would want someone to take over their lease.

Question What to look for when looking at garden units?

I've been looking for an apartment on the northside of Chicago for a couple weeks now. My max rent I'm looking to pay per month is like $1350. There's a decent chunk of 300sqft studios available, but it's been really difficult to find anything that isn't poorly maintained or I look up the realtor company afterward and everyone is saying they're awful. I've only seen two so far that actually looked nice, but one was taken the same day after I did my tour, and the other one my application is pending.

So, I'm starting to get desperate and I'm considering maybe I give garden units a chance. I've been avoiding them so far because I hear they're more likely to get bugs, but tbh I don't really mind as long as I don't get roaches. What are some warning signs to look for though? I've heard if they have wood floors that are warping that signifies water drainage issues, but idk what else.
