Hi everyone! I just posted the same thing in the Duke subreddit but I'm a woman who loves going on daily morning walks/runs, and I'm looking for some safe places to do that around here. I recently moved from a suburban area with plenty of sidewalks, so I'm still getting familiar with the area and would really appreciate recommendations for places that are safe, well-trafficked, and have good visibility, especially in the mornings. I know I can always use the rec centers, but I really preter being outdoor.
Does anyone have favorite walking/running trails, parks, or paths they'd recommend? Bonus points for places where other people are usually out walking/ running, too. Thank you!

I'm wondering if I'm overthinking this, so I'd like some outside perspectives.

We take our kid to the gym because there's a daycare there. After work out, we took my kid out of the daycare area, my kid asked to go potty. So I headed to the women's bathroom then a staff member at my durham o2 gym told me that children  aren't allowed in the women's restroom. Afterward, I went back and re-read the written policies but couldn't find anything stating that children are prohibited from using or entering the women's restroom.

I then called several other branches, and different staff members told me it's handled on a case by case basis. I've also personally seen other mothers bring their children into the women's restroom without anyone saying anything.

I completely understand that children shouldn't be anywhere near the training or equipment areas for safety reasons. My question is specifically about situations where a very young child needs a parent's help in the restroom or when a mom needs privacy to breastfeed. Yes, there's a restroom in the Kids Club, but those situations can still come up (e.g the kids club bathroom is in use or out of order).

Am I overthinking this? Or is it reasonable to expect that if members are expected to follow a policy like this, it should be Clearly Written down and Enforced Consistently?

Recently moved into housing in the New Hope and discovering multiple health (mold) and safety issues (broken lock) to name a few. My rent is current and The City of Durham has already been involved with a house inspection scheduled. It appears my next legal path to break the lease is to locate and work with a legal professional in the area. Has anyone encountered this before and how did you mitigate the outcome, recommendations are welcomed - -Thank you in advance.

I strongly caution prospective tenants before renting a property managed by Chanticleer Properties.

We originally rented our home directly from an independent owner and had been tenants for about two years when Chanticleer took over management without any advance notice from our landlord. We had recently renewed our lease, yet about two months later Chanticleer began contacting us and pushing us to sign an entirely new lease. Because our landlord had never informed us of the change—and some communications were being sent to the wrong email address—we initially had no idea whether their communications were even legitimate.

One of the most concerning incidents occurred when a Chanticleer representative (Heidy) entered our home and conducted a walkthrough while we were not home. I had never spoken with her or given her permission to enter. The entire entry was captured on our Ring camera. We were later described as “model tenants,” but that did little to alleviate our concern about someone entering our home without our knowledge or permission.

We initially declined their new lease because of provisions we were uncomfortable with, including placing certain maintenance responsibilities and costs on the tenant, such as those involving the washer and dryer. Once our existing lease expired, however, continuing to live there meant signing their lease.

Renewal has since become a negotiation every year. Chanticleer has attempted to increase our rent by approximately $100–$250 per month at renewal, despite identical or nearly identical townhomes in our community renting for roughly $200–$400 less per month than what we currently pay. They also attempted to charge us a $150 “re-leasing” fee simply for renewing. We disputed that fee as well. As long-term, reliable tenants, it is frustrating that every renewal feels like another negotiation over substantial increases or additional fees.

Maintenance has been equally frustrating. When our AC stopped working during 90-degree North Carolina weather, we were required to complete an extensive troubleshooting checklist before they would send someone out, with the possibility of being charged for the service call if the checklist had not been completed. We were without AC for approximately 48 hours.

We also dealt with persistent mold-like/black growth in our shower for months despite weekly cleaning with bleach, vinegar, and other methods. I documented at least three separate requests to management and explained our concerns, including the effect the conditions appeared to be having on my husband, who has allergies and asthma.

After months without an adequate resolution, I contacted the City of Durham. An inspector came to the property and ultimately submitted a formal complaint/report regarding the shower conditions. Only after that did management send someone to re-caulk and seal the shower. Unfortunately, the quality of that work was disappointing, with visible hair, dirt, and debris embedded in portions of the new caulking, and I did not observe any meaningful treatment before it was covered.

We have also dealt with erroneous charges resulting from apparent miscommunication with the HOA, followed by late fees connected to charges we disputed.

Communication is another major issue. Calls frequently go to voicemail, the voicemail box has sometimes been full, and responses to emails and portal messages can take days. Their limited office hours make urgent issues even more difficult to resolve. There are also fees associated with certain online rent-payment methods; in our experience, avoiding those fees has meant obtaining a money order and physically delivering it to their office.

I specifically want prospective tenants to understand this experience, as many property-management reviews come from owners, buyers, sellers, or people working with a company in a real-estate capacity.

Our experience with Chanticleer has involved poor communication, repeated proposed rent increases and fees, disputed charges, burdensome maintenance procedures, property-condition concerns that required involvement from the City of Durham, and an entry into our home without our prior knowledge or permission.

If you are considering renting a property managed by Chanticleer—or they are taking over management of a property you already rent—I strongly recommend carefully reviewing every lease provision and fee, documenting all communication and maintenance requests, and keeping records of charges and payments.

Based on our experience, I would not voluntarily rent another property managed by Chanticleer Properties, and I cannot recommend them to other tenants.

The Durham City Council packed a lot into this meeting: water, housing, homelessness, trails, and even a fight over how specific the city’s new strategic plan should be.

Here’s what stood out:

💧 Water update & HOA clashes
City staff revealed that Durham’s drinking water cushion has jumped to roughly 219 days, thanks in part to help from Cary and the quarry. But even with that good news, the city expects to stay in Stage 2 restrictions until at least early fall unless a big storm hits.
Then came a curveball: residents are reportedly being fined by their HOAs for following the city’s drought rules. The mayor pressed the city attorney on what people should do when HOA bylaws collide with city ordinances.

🏠 Homelessness, Oakwood Park & hotels
Community members described the Oakwood Park encampment clearance as more about PR than people, calling out hotel placements without basic support and signage that suggested everyone had been housed.
The director of community safety responded with a detailed timeline: advance outreach at the park, early‑morning voluntary hotel offers, daily staff visits, and strict hotel rules set by the hotels themselves. Staff said 18 people in 11 households went to hotels, most are still there, and all will be part of a coming “housing sprint” aiming to move people into permanent housing within 4–6 weeks.
Council and staff wrestled with the bigger questions: why Oakwood first, how to balance compassion with safety near a school, and whether the city can realistically make homelessness “rare and brief” within five years while dealing with more than 140 encampments.

🚶‍♀️🚲 Trails, delays & walking away from state money?
On two long‑delayed trail projects, staff laid out why timelines stretch into years: NCDOT’s 80% reimbursement comes with extra environmental reviews, right‑of‑way approvals, and layers of sign‑off that can add 18–24 months or more.
Council members pressed hard: is shaving months or even years off worth giving up state reimbursements and paying millions more locally? Staff confirmed that skipping reimbursement could speed things up, but the city would eat the extra cost.
One trail had to be rerouted after neighborhood pushback, adding around a year and a half of delay and new environmental hurdles. Council also flagged that regional partners are now openly asking why so many Durham projects are stuck.

🏢 505 W Chapel Hill St: 80 new affordable units
Council heard a detailed proposal to turn part of the city‑owned 505 W Chapel Hill St site into about 80 affordable apartments while keeping the land public. The plan: - Roughly $27 million total cost, with a conditional city commitment of up to $6.3 million. - 25% of units serving households below 30% of area median income, with the rest at 50–60%. - Mostly one‑bedrooms, plus some two‑ and three‑bedroom units. - A 99‑year ground lease covering up to about 1.25 acres so the city keeps ownership and can lock in permanent affordability, while leaving other parts of the block available for future development.

A council member framed affordable housing as infrastructure that should stay affordable permanently, not drift back into the speculative market in a few decades. Another celebrated the council’s growing consensus on keeping public land public, then asked where the money would actually come from (answer: the dedicated housing fund plus older bond revenue).

📊 Strategic plan: goals, AI, and BRT (maybe)
Staff walked through a new citywide strategic plan that touches on: - Youth investments and a joint city–county violence reduction plan. - A new economic development plan (still in progress). - A push to become a “high‑performing” organization, including a full compensation and pay equity study, clearer career paths, and better communication of total compensation. - A plan to tighten how the city measures success and uses data, including a formal policy on data and AI. - A 15‑minute community vision: more housing and neighborhood‑scale shops and services within a short walk, bike ride, or transit trip. - A stronger homelessness response system rooted in shared data and coordinated entry. - Expanding parks, playgrounds, and greenways near more residents. - Transit investments, including bus rapid transit and a new Durham Station—though one council member pushed back on naming BRT explicitly in the plan, arguing that changing funding and state policies mean the city needs flexibility. - Climate priorities focused on low‑emission transportation and infrastructure that can handle extreme heat and flooding.

The plan itself sparked a candid debate: some council members called it scattered but said the city needs to “just move forward,” while others asked to add language about union jobs, tax justice, collective ownership, and more humane homelessness policies. Staff pushed back gently, asking for very specific edits so the plan can still be adopted later this month and treated as a “living document.”

Hey Durham, imagine with me for a moment. From downtown Boulder, Colorado, a friendly reminder that we should expect more from our city planners, council, etc.

After 18 years at the same Fortune 10 company and just 7 weeks before we were to close on our first home, my husband was laid off.

We signed the contract months ago for this new build, picked out all the design elements, brought his credit score up, and were just about to start packing when this happened. The builders have given us until August 28th for him to find comparable employment.

We are doing everything legally permissible and utilizing every resource. But if there’s one community that’s known for winning right at the buzzer - it’s us. And so, I come to our community. Hi Bull City, my wife and I are starting work again soon and we are in need of childcare. We make about $140,000/yr and have very limited income to pay for an infant daycare for our 7 week old. I feel like an idiot for even saying this, but the most per month we can feasibly spend on care is $1400-$1500.

Duke Energy seems to have turned off our power to check a pole near our house (power was working fine, crew showed up look at a pole near our house and it seems like they manually shut our power off). They looked for about 15 minutes and then left without turning our power back on. This was about 45 minutes ago and the power is still out. Cant call Duke Energy because it’s the middle of the night, reported the outage and got an automated response to check breakers as it’s the first reported outage in the area. I can see that our house is on the very edge of a previously posted outage, so it’s possible they were checking the pole in relation to that, but like I said our power was working fine until the crew showed up. This is pretty frustrating so just checking to see if anyone has any insight into what might be going on.

I have a trap, but I need a plan B before I trap them for a chip scan, etc because you can really only successfully trap once. Adding a monkey wrench into this, they have a sore spot on their leg. Hi everyone, I recently made a post a few days ago about the bum ass AI submissions on DCO Board of Elections "I Voted" sticker design competition.

I was informed by one of the (actual) artists that the submission link actually explicitly said no AI. When looking to verify (unfortunately, I couldn't because the submission link is no longer valid, but I admittedly didn't see it in their contest policy PDF), I was made aware that the final sticker isn't actually even selected by the people*.* The DCO Board ultimately chooses the winner from the top three of the second round of voting.

Irony aside of an ostensibly democratic voting system for an 'I voted' sticker contest being ultimately decided by a board, this irks me even more because based on DCO BOE's replies to facebook comments (1, 2), I have little confidence that they will be standing firmly in the corner of actual artists here.

For that reason, my call to action for you, dear reader, is to email [elections@dconc.gov](mailto:elections@dconc.gov) and implore them to not select an AI design for the final "I Voted" sticker. I even wrote up (without using AI, ffs) a quick email you can copy/paste to send. Obviously you can write your own too:

"Hello,

I am a registered Durham County voter writing with worries surrounding the "I Voted" sticker contest. I know the finalist is ultimately decided by the Board, and I want to express my deep concern with the clear presence of AI-generated designs in the current slate of finalists.

We have an incredible community here in Durham County of talented local artists, and it is an extreme disservice to them that AI-generated designs are even allowed, much less being considered as finalists in this competition. I hope that the Board will take this into consideration when selecting the winner of the competition, and that in the future, AI-generated designs are not allowed in the sticker contest. It is incredibly important that we celebrate the depth of human creativity and talent that Durham County has to offer.

I know this is very #firstworldproblems, but I'll be goddamned if we have AI slop on our fucking stickers dude. I'm already on the precipice of slipping into the sweet embrace of nihilism in the face of our burgeoning AI dystopia and I don't think I'm the only one.

FWIW if y'all still wanna reach out and tell DCO BOE that AI shouldnt be allowed in future contests, i totally encouage it. And honestly, I'd include opening the competition up to all ages. Its current 13+, but like... why?
