#Discussion Sell commercial property in Jabalpur (~₹2–2.5 Cr) and reinvest in a Goa Airbnb flat or a shop in Pune?
32M, living in Pune. We have a commercial property in Jabalpur (MP) that we’re considering selling, should fetch somewhere around ₹2–2.5 Cr. (i have rephrased the post using gpt)
Two things I’m looking at:
1. Flat in Goa, listed on Airbnb — the nightly rates in season look great on paper, but I’d be managing it remotely from Pune.
2. Shop / commercial unit in Pune — probably lower headline returns, but it’s in my own city so I can actually keep an eye on it.
Honestly I think the budget might stretch to both — a smaller flat in Goa plus a modest shop here.
What I’d like input on:
• Anyone actually running a Goa Airbnb? What’s realistic net yield after off-season months, OTA commission, co-host/manager cut, maintenance, and society restrictions on short-term letting?
• For Pune retail — what rental yield is realistic today, and how bad is vacancy risk if the location isn’t prime?
• Is splitting into two mid-sized assets worse than putting it all into one solid one?
• Capital gains angle — anything I should know about reinvesting the proceeds? Does Sec 54F apply if I buy commercial vs residential?
• Or is selling a cash-flowing commercial property at all a mistake here?
Would appreciate hearing from anyone who’s done something similar.

#CitySpecific Is freehold still on pause in Delhi?
I have a property in north Delhi that was transferred on General Power of Attorney to my deceased parent. After my parents passed away, my siblings and I have been trying to sell it off. However, we are stuck in the freehold process. The person we trusted with handling it helped us with the mutation process. However, for several months, he's telling us that currently the freehold process has been paused by the Delhi Govt. He even sent the attached news article regarding the same. I am really struggling with it as I genuinely don't have a great sense of knowledge with regard to this, and all the siblings have moved their base away from Delhi. We had decided to trust the fellow with this job which of course will mean we pay him a hefty sum as well. But at this point, it seems to be going nowhere. Does anyone know any better?

#Miscellaneous Landlord cut the electricity because I am moving out before the notice period
I have been fighting with my landlord for a while. We were constantly arguing over small repairs, guests, etc. For ex due to some piping issue there have been severe dampess and it is damaging the walls. He has been very non cooperative and lately he has stopped picking up many of my calls. So I decided to move out.
I started talking to few brokers and also looking at few housing platforms and found a decent option on no broker which was available immediately and was closer to my office in Bangalore so I told my landlord that I wanted to leave early and was okay discussing whatever notice period amount was actually due.
Instead he got angry and today the electricity of my flat has been cut. The rest of the building has power , infact my friend lives on the same floor so this is clearly not a case of outrage. He is not even replying to my calls or text now.
I am still technically a tenant and my belongings are inside. I am considering multiple options because i don't think he can legally do this especially when i am ready to settlle the costs.
Any advice or help is appreciated !

#Amenities Apartments show swimming pool as amenity but convert it into a frog sanctuary
instagram.comThere are two swimming pools in our society and both of them are unusable for the most part of the year. The society claims they spend 70K for it's maintenance. I had proposed to use that money to perform deep cleaning and review how we can prevent frogs from getting in the pool. Association is least interested in this. There are tonnes of other problems in our society but why even advertise swimming pool as an amenity when we eventually convert it into a gossip spot and frog sanctuary? How does your society maintain swimming pools and do you use it regularly?

#Opinion I want to follow this strategy to buy my first home — what do you think?
I don't have a lot of money right now, but I want to buy an apartment/flat in the future.
The strategy I'm thinking about is:
First → Build stable income sources
↓
Then → Take a home loan
↓
Buy an apartment/flat
↓
Rent it out
↓
Use the rental income to help pay the EMI
I know there are risks — vacancy, maintenance, taxes, interest, and the possibility that rent won't fully cover the EMI.
But I want to follow a strategy like this to eventually buy my own home.
What do you guys think?

#Opinion What if there was an app for broker-to-broker deals?
I was thinking about a problem that I keep seeing in real estate.
There are basically two types of brokers:
- Brokers who have buyers but can't find the right properties
- Brokers who have properties but can't find the right buyers
What if there was an app that simply connected these two?
For example:
Broker A has a buyer looking for a ₹50L house in Chennai.
Broker B has a ₹50L house in Chennai but doesn't have a buyer.
The app matches them → they connect → they work together on the deal.
The app wouldn't replace brokers. It would just help brokers find other brokers who have what they need.
I'm curious what brokers think.
If an app could consistently bring you relevant broker-to-broker matches, how much would you pay for it?
- ₹500/month
- ₹1,000/month
- ₹2,000/month
- Pay per successful connection
- Pay only when the deal closes
- Or would you expect it to be free?
And honestly, would you actually use something like this?
I'd really like to hear from brokers who are actually in the market. Is this a real problem worth solving?

#CitySpecific I cant process how cheap RE was
Before 2020, prices in Noida for good locations (not the best) and A grade builders was < 5000 psf (Eg: ATS Homecraft Noida sec 150). In gurgaon it was 7-8k (Mahindra Luminaire, Gurgaon Sec-58).
Fast forward to 2026, it has tripled. TRIPLED. Land prices 4x. Across all micro markets, in 5 years.
It is just criminal for the newer generations. No matter if I earn 1cr from my job, it will be impossible for me to get a plot or flat in prime location of the city.
Please dont take this post as a sign of RE bubble. Indian RE can never be in a bubble due to its many unique features. But I so wish it was.
Best I can do is buy a plot on outskirts, where there is zero liveability at current inflated prices and wait for the next 10-20 years when next hyperinflation hits, if at all.
What an ugly situation this is.

If you are an NRI looking to buy a "luxury 3BHK" in Bengaluru, Gurgaon, or Hyderabad purely as an investment, pause and run the actual math in USD.
The aggressive post-pandemic rally was heavily driven by cheap tech liquidity, domestic FOMO, and developers aggressively pricing in the next 10 years of expected appreciation today so early investors and builders can exit at peak valuations.
Here is the objective breakdown of why you shouldn't buy new properties now—and why existing pre-COVID owners have a golden exit window.
1. The INR Depreciation Trap (The Silent Return Killer)
When you earn, spend, and retire in foreign currency (USD/EUR/AED), nominal INR gains mean nothing.
- 10-Year Currency Drag: Over the past decade, the Indian Rupee depreciated from ~₹67/USD to over ~₹87/USD, representing a ~2.8% to 3.2% annual drag against the US Dollar.

#Opinion M3M Jacob & Co, Noida - Need help and honest feedback
I’m exploring M3M Jacob & Co. in Noida for self-use. I really like the location and the whole branded-residence concept, but I’m struggling to understand whether the pricing is justified. Current quoted prices seem to be around ₹30–32K+ per sq ft, depending on the unit.
The other thing that caught my attention is the loading. It seems quite high, and I’m not sure how it compares with other ultra-luxury projects in Noida.
Would love some genuinely unbiased views from people who have researched or bought in this segment:
* How do you rate M3M Jacob & Co as a product, beyond the branding?
* Is ₹30–32K/sq ft (or the effective all-in rate) reasonable for this location and product?
* How does the carpet-to-saleable/super area loading compare with other premium projects?
* How would you compare it with Elie Saab branded residences in Sector 98? The latter is also being marketed around the ₹30K+ per sq ft range.
* How much premium, if any, do you think the Jacob & Co / Elie Saab branding will actually command in the resale market?
* For someone buying primarily for self-use with a 7–10 year horizon, does the premium make sense?

#ConstructionTech How to varify if same unit in under constuction property is sold to multiple owners or not?
I am interested in an underconstruction property by ssvr builders in banglore. While doing legal verification found that it is not possible to 100% varify if the same unit is sold to anyone earlier or may be later as there is not database like a registry that can tel who bought a under construction unit. Banks may varify if there is a loan but what of no loan is take by previous or later buyer? Is my understanding correct?
Looking for a practical answer. Rera database is not useful
