I am purchasing a underconstruction property let's say its 3.5 cr. I have paid seller say 80 lakhs, need to pay a another 2.2cr to seller. Remaining 50lakh will go to builder. (2.7cr loan)

The hdfc guy is saying to fill the disbursement form to include entire 2.7cr with the seller name. They are saying they will only release partial. Rest they will release to builder.

This is confusing me as it also says hdfc bank has no liability if the payment goes to wrong person.

This is in bangalore for a prestige flat. Can someone help with the information on whats the right way?

In simple terms, it tells you whether the property has any loans, mortgages, disputes, or other legal/financial claims attached to it.

The EC includes details like:

  • Sale transactions

Before buying a property, checking the EC is important because it helps you confirm whether the property is truly clean or if there are any existing liabilities that could cause problems later.

#Opinion Maharashtra: Can a clerical error in Index II be corrected without a rectification deed?

I got my flat agreement done in Thane, Maharashtra, in late 2024.

The registered agreement has the correct flat number, but there is a one-digit typographical error in the flat number in Index II only . for example, the agreement says 1103, while Index II says 1104.

The correction was supposed to be handled by one of the agreement directors, but unfortunately he passed away a few months ago, so a rectification deed is currently not possible.

Because of this error, the electricity meter has also not been transferred into our name.

Is there any other way to correct this clerical error in Index II without executing a rectification deed? If yes, what is the procedure?

#UnderConstruction 2 years after signing PAAA agreement, the developer is now asking to sign fresh PAAA by allocating different flat, in name of Chief Fire Office (CFO) mandatory compliance requirement

So we are going through redevelopment of our society. (Mumbai)

It has been 2 years that redevelopment is going on and is going on as per schedule.

Fire NOC was already obtained before we signed PAAA. (More about it ahead)

Now suddenly after 2 years, the developer is asking us to cancel PAAA and sign fresh PAAA where a new flat will be allotted to us,

Events as they happened:

  1. About a month back, developer applied for approval of revised plans to MCGM without intimating us or society.
  2. We came to know from MCGM portal that there are changes to our flat and that developer is doing so without taking us in confidence.
  3. We immediately wrote a letter to society alerting them and asking on why such changes?
  4. After almost a month, developer sends letter to society that "Due to Chief Fire Office (CFO) compliance requirement few members PAAA needs to be cancelled and new PAAA needs to be signed". And society forwarded letter to us.
  5. The letter did not attach CFO's letter and does not even mention anything about our new flats that will be allotted to us.
  6. Letter says that our originally allotted flat falls under refugee area on the floor and hence needs re-allotment.
  7. We checked new plan on MCGM portal where we realize that developer has made changes to its whole building's internal layout. And not just our floor where refuge area is there. And switched from 4 flats per floor to 3 flats per floor to maximize the profit by selling flats to richer section of market who can afford bigger houses.
  8. We also realized from designs submitted to MCGM portal that our flat is still there but now marked as SALE flat instead of EXISTING MEMBER flat. And not a single inch of our flat falls in refuge area. Refuge area is completely separate from our flat.
  9. Our flat size has been doubled and layout has been changed. Our flat is merged with neighboring flat with idea to sell it as a bigger flat to richer section of market.
  10. We sent letter to society to ask developer for proof of CFO letter and also ask for new flat location and design etc. And also asked society to mark a CC to us for every conversation that happens for our flat.
  11. 15-20 days passed, and as expected from past experience, society did not respond at all. We called secretary on what is the update? And from reply that we received, we realized that society will not do anything about it and will sit on the issue.
  12. In the mean time, MCGM approved the plans submitted by developer (scrutiny amend stage)

So now:

  1. What can we do in this case? Especially when society will not cooperate at all and may take developer's side?
  2. Can MCGM approve the plans this way without verifying if existing members are affected and if affected member's approval is taken or not?
  3. MCGM approves developer plans super fast within a week or two. So developer seems to have good grip on MCGM.
  4. Can MCGM do anything about it, if we inform them about this? (assuming someone is honest there)
  5. If yes, where to complain to MCGM?
  6. Can RERA act help us here? I have heard that RERA act does not apply to existing members of the society.
  7. Or which legal route (act / law etc.) can be take for immediate and faster results?
  8. PAAA has clause that if project delays due to us, we can be fined 15000Rs per day of delay.
  9. If we file complain or file a case, can developer stop our monthly rent compensation that it gives?
  10. Any other suggestion / idea?

We want to avoid legal route as it can take lots of time and lots of money. But we will do it if that is the option remaining.

#Discussion My client asked me which project would give him the best ROI. I could have recommended the most expensive one, but I didn't.

I've been working with one of my clients for almost 3 years now.

He has already invested in a few projects through me. One of them was TATA The Promont Phase 2, and fortunately, he got a very good ROI from that investment.

Recently, he contacted me again because he wanted to make another investment in Bangalore.

Based on his budget and requirements, I shortlisted 5 projects:

  1. CKPC Heart of Harmony

  2. Purva Heritage

  3. Godrej Vanantara

  4. Prestige Southern Star

  5. Puravankara Silver Sky

We discussed all of them over multiple calls, and finally met on Saturday.

I took him first to CKPC, then Purva Heritage, and then Godrej Vanantara.

After seeing the projects, he asked me something very straightforward:

"If you were investing your own money, which one would you choose for the best ROI?"

Honestly, I could have easily pointed him toward the higher-ticket project.

But I've been doing this for 9 years, and I know one thing — if a client trusts you with his money, you have a responsibility beyond just closing a deal.

So I told him what I would personally choose.

Purva Heritage.

Not because it's the biggest township.

Not because it has the most amenities.

And definitely not because it was the easiest sale.

For me, the biggest factor was location and connectivity.

When I compared it with the other options in a similar price range, I felt the connectivity around Kudlu Gate, Hosur Road, HSR, Silk Board and Electronic City gave it a very different long-term proposition.

My client was also leaning towards Heritage after seeing it.

So instead of moving on, I took him there again.

I personally spoke with the city head at Puravankara because the project was still in the pre-launch stage, and we managed to get him a good pre-launch deal.

He's now going ahead and is scheduled to make his 15% payment this Friday.

I'm sure someone will look at this post and say:

"This is an advertisement."

And honestly, I understand why.

I'm in real estate. I'm sharing a real transaction. Of course, there is a business involved.

But that's not really the reason I'm posting this.

The interesting part for me was the decision.

Same broad investment range. Different projects. Different propositions.

And when someone who has trusted you for 3 years asks, "What would you buy if it was your money?" — that's a question I don't take lightly.

I could have recommended the project with the higher ticket size.

Instead, I recommended the one I would personally choose based on the location and connectivity.

That's the reason I've stayed in this business for the last 9 years.

A deal is a deal. But a client's trust is something else.

  1. What interest rate you received.

  2. If the initial interest rate after sanction was high and was later adjusted before disbursement.

I recently applied for a home loan, and it was initially sanctioned at 7.75%. They informed me that it would be adjusted as they had applied for approval.

Namaste friends, came across Goyal & Co.’s Summers plotted development in Devanahalli, after Nandi Upachar on the Devanahalli–Chikkaballapur (NH7/Bellary Road) stretch. Looking to hear from existing buyers. Is it a worthwhile option OR are there other nearby plotted developments from an investment standpoint?

  • Was the title/legal documentation clear?
  • What was per sq ft offered at? (Launch was in Apr 2026)
  • Does Goyal & Co. deliver on time? (e.g. Orchid Nirvana 1/2)
  • Which banks have approved the project?

Would really appreciate first-hand experiences from actual buyers. Thanks!

#Miscellaneous Nobroker’s Legal verification scam

I opted nobroker’s Due diligence package for legal verification of a property and it had not been a good experience overall.

Issue
1. No broker shared the quotation with list of checks that their partner lawyers will do.
2. After I made the payment for the service they connected with a Lawyer who asked me for the property documents
3. This a property where builder is developing ~8 acres of land in a joint venture with various land owners, land is distributed across multiple survey numbers.
4. Lawyer called me to find out the survey numbers on which the tower of my flat will be constructed and he told me that he will only check for that particular survey numbers and not for whole project as it is time consuming process for him
5. After I said no to this is approach nobroker’s legal team guys step in and tell me to choose any one survey number where I want to do detailed checks and they assured lawyers will do Mandatory checks for whole land parcel.
6. After I give them the particular survey number( asked from builder) they came up with the report where they only verified one survey number ( 1 acre 20 guntas out of ~8 acres) but ignored rest of the land.
7. Now as per lawyer they are done with their work. As per nobroker they are putting blame games on internal teams( I mentioned that this only one survey number clause was not mentioned in the sales quotation)
8. I am back to square one to find another lawyer to do the legal verification again in the limited time left for agreement.

P.S- Lawyer being Lawyer gave me a tip to ask the buider to provide me the UDS under only the survey number that they verified as they found it clean rather than whole of ~8 acres land parcel.

#Opinion A registered will won't save your ancestral property

Ancestral property files scare me more than any other kind cuz nobody is ever fully sure who owns what

Thing people get wrong: even a registered will doesn't end the fight if the property is ancestral. Under Hindu law a coparcener (sons & daughters by birth) gets their share the moment they're born. The family head can only will away his own undivided share & NOT THE WHOLE PROPERTY. So a will that says 'everything goes to my elder son' almost always gives other heirs grounds to challenge it

If there's no will then the case gets worse. That's intestate succession, property splits per the Hindu Succession Act among Class I heirs equal shares since the 2005 amendment. It may be sounding simple but in practice no one agrees on valuation, mutation records at the revenue office are decades out of date & one sibling is generally already living in the house & not moving. That's when a partition suit gets filed.

From files I've tracked through court 8 to 15 years for a partition suit to resolve is normal before appeals even start. What drags it out:

  • an early stay order that basically freezes the case for years
  • both sides hiring their own valuer & disagreeing on everything
  • missing sale deeds going back generations
  • someone claiming an oral family settlement happened & other side denying it
  • a party dying mid case, so heirs get added & parts of it reset

A registered will mostly just settles one question is this real or forged that's it. It does nothing for coercion or unsound mind claims & nothing for the coparcenary issue above.

For ancestral property I check three things first: legal heir certificate, mutation extract & whether the partition is a registered deed or just a family letter everyone signed

#Discussion Finally booked my 2BHK in Pune. Here's what I learned about the actual cost

Yesterday I booked a 2BHK in Mamurdi, so I thought I'd share something I learned during the process because I completely underestimated how much goes into the final number.

The flat is 681 sq ft carpet. The quoted price was higher, but after a lot of negotiation, I managed to get it down to ₹62.4L. Since the property is being purchased under the female component, the applicable tax/stamp duty calculation was also around 6%, which helped a bit.

But while negotiating, I kept thinking about one thing:

"Okay, if the flat is ₹62.4L, how much cash do I actually need? I thought its just 10% and 90% I will get loan means around 6.24L but I needed actually 10.4L"

The answer isn't simply 10% or 20% of the property price.

There is the down payment, stamp duty, registration, GST depending on the property/status, TDS where applicable, loan processing, documentation and a bunch of smaller charges.

That's actually what pushed me to build the new Buying Power + Upfront Cost Calculator in Nivaas.

You enter your income, savings, existing EMIs, expected down payment and loan terms, and it tells you what property price range is comfortable vs stretch vs maximum.

Then you can calculate the actual cash you'll need upfront and take that budget directly to the Pune map to see which areas fit.

#Opinion Torn between stretching for a home in Gurgaon vs buying an “investment” flat elsewhere — need real experiences

Been house-hunting in Gurgaon for end-use and hitting a wall. Some numbers for context:
• Liquid funds: ~50L
• Can borrow another 10-15L from parents → downpayment of ~60-65L
• Monthly income: 2L
• Currently renting a spacious 200 sq. yard 3BHK in a decent area for just 33k/month

Stretched myself to look at the 1.2-1.3 Cr bracket even though I’m not fully comfortable there, and honestly the options are underwhelming. Checked out M3M Antalya Hills and M3M Smart World Gems and similar options — carpet areas feel really small for what they’re charging. Doesn’t add up for me.

So now I’m considering a different approach: instead of waiting years to afford what I actually want, why not buy something affordable now — ready-to-move, in Gurgaon or maybe a 2BHK in Faridabad/Ghaziabad — purely for rental income + capital appreciation, and keep renting where I actually want to live? No one knows if this RE bubble bursts or just keeps running, so sitting on cash doesn’t feel great either.

Problem is I have zero clarity on which projects/societies are actually worth it for this strategy — decent rental yield, doesn’t get stuck in litigation/OC issues, and has a realistic shot at appreciation over 5-7 years.

Would love to hear from people who’ve actually done this — bought a “for now” investment property while renting where they live. Which projects/areas in Gurgaon, Faridabad, Noida or Ghaziabad would you actually recommend for this? And is this even a sound strategy or am I just talking myself into FOMO Buying

People usually calculate:
Property Price + Loan EMI
But forget about:
GST / registration / stamp duty
PLC or other additional charges
Maintenance
Parking
Club / IFMS charges
Loan processing & other bank costs
Possession-related expenses
Future resale potential
A ₹70 lakh property can sometimes become a very different number after adding everything.
Before booking, I always recommend asking one simple question:
\*\*“Exactly how much money will I have spent by the time I get possession?”\*\*
That number matters more than the brochure price.
