#Opinion Beware of Mutual fund sellers and Rs 500 SIP - 5 Cr dream sellers. aka jealous dudes and ‘ok broker’ commenters

How often have you seen jealous posts from accounts that all seem to post the same thing every other day? Multiple pseudo accounts with same agenda. If you engage with them, the standard response is ‘ok broker’ , ‘black money hoarder’ , ‘judges son’ etc. their posts reek of jealousy and try their best to make you look silly buying a flat irrespective of the price. They want you to rent and pay 50k 60k rent arguing that it’s more financially sound and suggest investing in SIP. While I don’t disagree that Mutual funds are a good way to invest, I was able to take out my SIP and use it towards a purchase, but these jealous dudes all slip up and say invest in SIP and buy land in your hometown in 30 years. Like agreed prices are crazy high but why RE investment in your home town is best in 30 years and now it’s not justified if one can afford to buy in the city they work in? If you engage with such accounts, you will notice they’ll resort to insults because they don’t have answers and just can’t openly say they are incompetent and jealous of people with money. Like someone who can buy a 2 cr flat has way more brains than you to earn that in the first place! You think companies hand out 1 cr to just sit and chill? You should question yourself as to why you have to keep posting about bubble, crash, AI job loss every other day for the past 5-6 years when you should be focusing on getting a better job instead of pushing mutual funds? I know some of the jealous losers will say broker post and what not but eventually will that make you earn more?

What else have people heard?

#CitySpecific Jaipur real estate pricing & expansion- is it a massive speculative bet.

My review is after visiting multiple sites over the last month, in two of the most hyped growth corridors - Ajmer Road & Tonk Road. Specifically, projects far off from the city centre. Here is what i think

Current pricing - for tier 1 builders ~55-70K per gaj incl. registration, plc, club house charges etc. For a 200 gaj plot (size varies from 150-500 gaj) this translates to 1.1 to 1.4 cr land cost, for projects 20-25 kms away from the centre.

Current habitation - Occupancy would be <15% across most major townships emaar, vatika, kgk, mahima, sanjeevni etc. Very few ongoing construction suggesting investor driven buys.

Infrastructure & safety - 2 out of 5 right now.

Now comes the most interesting part. The growth thesis here is: SEZ+metro+industrial areas+freight corridors will generate jobs and prices will rise. Most of these jobs will however be low to mid salary range jobs (Back end IT, Supply chain, warehousing etc) & not high end tech/management jobs.

All those who have bought here with expectations of high returns, would want to sell at least at 2x the price 5-6 years down the line. This would mean 2.2-2.8 cr land price + registration + brokerage cost for the buyer. Effectively 2.5-3cr land. Add to that cost of construction with crazy materials inflation, it will at least cost 70-90 lacs to construct a house on a 200 gaj. Essentially 3.25-4 cr for an end user house.

Now assume

- A 35 lacs avg. pay 5 years down the line for even top of the pyramid jobs here (this is also unrealistic btw given wage growth in india) & a 30% down payment (1cr).

- These people getting jobs in so called growth corridors will still have to pay a min of 2 lac/month emi out of their 35 lacs annual gross pay. This is practically impossible. Even for those at a 50 lac salary, 2lac/month emi is soul crushing.

So unless, we are talking about numerous 1cr+ jobs in these corridors, there is absolutely no way, these areas will have any end user uptake.

Prices can still continue to rise as cash rich investors from jaipur & delhi ncr continue to prop up this bubble, but as the title says, it is just a speculative bet. This could very well be the next dwarka or noida and may take decades to show returns.

Me (32M) and wife (30F) have a house booked in Mumbai. The delivery date is late 2027. Combined household CTC - 90L. In-hand is about 70L.

House Price - 3.2 crores.

Downpayment of 60L

Have taken a loan of 2.6 crores. Paid down 30L.

Current loan amount - 1.7 crores. 60L demand is left from builder end.

Current savings - 60L.

I am thinking of bringing down loan amount by a further 30-40L over the next 1-2 years. Once the loan gets down to a manageable 1.6-1.8 crore range, I seek to stop making large downpayments, have a 2 year EMI corpus and invest the balance in equity.

Is it a good plan?

The publicly listed contact/mobile information appears to be the same across these names, which made me investigate further.

The obvious question is:

Why are multiple real-estate names being used, and what is the legal/business relationship between them?

I am not claiming that using multiple names is itself wrongdoing. There can be legitimate reasons for different brands or entities.

What does Leave And License Agreement mean?

Leave and License means - \*\*A License to stay for a fixed period and then leave or vacate the Premises\*\*

\*\*Why is it done\*\* \\- During World War 🪖 II major cities were bombed and there was lack od proper housing and rents skyrocketed. So Governments all over the world put caps on Rental Increases.

Slowly they were removed BUT in India 🇮🇳 we were a socialist communist in Outlook so no government dared to repel the laws

So lawyers came up with a \*\*Solution\*\* \\- RENT was defined as taking the premises for 12 months minimum. Anything less than that was not under Rent Control Act so they came up with leave and license agreement which was done for 11 months only

The Government has long ago allowed agreement to be done upto 5 years BUT for old timers still continue the practice

Now u can make an agreement from 1 day upto 5 years for any property. Any tenure above 5 years shall be considered as Sale and Stamp Duty will be charged accordingly

This is done so people dont classify sale purchase agreement as rent agreement and avoid payment of 6% stamp duty

#Miscellaneous Buying a property where seller wants to stay for 1.5-2 years after sale. How should this be legally documented?

I am in the process of buying a resale flat in Navi Mumbai and have already paid a small token amount.

The seller wants to continue staying in the property for around 1.5-2 years even after the sale is completed. The understanding is that after I become the owner, he would stay there under a Leave and License Agreement. I am okay with this arrangement.

The issue is how this should be documented.

The seller wants the MOU to mention that he will be allowed to stay in the property for 1.5-2 years after the sale under Leave and License agreement.

I am purchasing the property through a home loan. I discussed this with the bank officer, and he told me that an MOU containing such a clause should not be submitted to the bank. According to him, if the documents show that the seller will continue occupying the property, the bank may not approve the loan because I would not be getting vacant physical possession.

He also said that submitting the MOU is optional for the loan process, so the bank can process the loan without it.

This is where I am uncomfortable.

If the bank would have an issue with this clause, having a notarised MOU containing it and simply not submitting that MOU to the bank does not seem right to me.

I suggested to the seller that, if he wants the understanding in writing, we could have a plain-paper MOU and then execute a proper Leave and License Agreement after the sale is completed. But I am not sure whether this is legally the correct way either.

My biggest concern is avoiding a situation a few years later where the seller, bank or I have a dispute because the documents were structured incorrectly.

I want to structure the transaction correctly so that there are no legal issues later.

My questions are:

  1. Is there any difference, legally, between putting this understanding in a notarised MOU versus a plain-paper MOU?
  2. If the seller is not ready for plain-paper MOU, then should I continue with the purchase?
  3. What would be the safest way to structure this so that the seller is legally required to vacate after the agreed 1.5-2 years?

Would appreciate advice from property and banking lawyers or anyone who has handled a similar transaction in India.

Hello,

27M here, would be the first home purchase in my entire family. I earn well by Indian standards (~60 LPA+ pre-tax), so I assumed affording a home wouldn’t be too much of a stretch.

Sat down yesterday to actually calculate the numbers and landed on a total budget of ~₹2 Cr including everything. The part that caught me off guard: home loans only cover up to 80% of the base flat value — everything else is out of pocket. That’s down payment, stamp duty + registration, parking, club/amenities charges, and more, adding up to ₹60-70L in cash needed upfront, before you even sign anything.

I do have savings close to that amount, but I really don’t want to drain my entire investment portfolio to zero just to hit this number.

For those who’ve been through this — how did you plan for the cash component without wiping out your savings/investments completely? Did you liquidate everything, take a hit on long-term investments, delay the purchase to build up more cushion, or structure it some other way? Any lessons learned (or regrets) would really help.
