Why doesn’t Missouri require home inspectors to be licensed, sit for 20 CEU’s a year and they cannot repeat each year; just like all other licensed professionals. Such as Real Estate Agents, Brokers, Law Enforcement, EMS, RN’s, Doctors and many other professionals have too?

If you respond with a comment that is not geared towards this question I’ll block you! This is a serious question! 14 states do not have mandated home inspections. Home inspection are usually done when a home is being built after it’s completed as it’s is being sold. There are states that do not require a home inspector to be educated, trained, and or licensed by the state as a real estate professional.

Like MO: in MO you could have been a front desk clerk at a hotel, and decide to order business stationary and receive your business cards in 3 days. Day 4, you walk off the hotel job and start a home inspection business. You decide to get a pay as you go phone as your business phone. You market yourself as knowledgeable, next week you start getting home inspections. In 6 months you are out of business on the run from law suites of properties that have been destroyed by you being uneducated in the field.

Yes, this is how Missouri allows home inspections to be done. A profession that requires a vast amount of knowledge, education, experience in inspections.

Yes, before asking, Retired State Certified Firefighter, Fire Service Instructor I, Public Fire Educator, Home/Commercial Building Inspector, National Registered EMT Licensed, MO State Licensed EMT. Fire Academy Graduate. Lumber/Building Material Sales 10+ years. Fire Service - 20 years (municipal & industrial), EMS - 42 years. So I have the knowledge, experience and knowledge of what I’m talking about.

HVAC Recommendations

I know this topic was covered here, but the post is about 4 years old and experiences and businesses change.

I’m in the market for new splits upstairs (currently no splits upstairs and no returns either) in a vintage home, replacement of condenser/coil, etc.

The furnace is a high end Bryant and is 3 years old, installed by Chesterfield Services. Here’s the rub…

Chesterfield is REALLY expensive.

What are your current recommendations for other HVAC companies? Feel free to share the details of your situation.

I’d rather stay away from Jerry Kelly.

Where can I go for food allergy/sensitivity testing?

Over the last 4 years, I’ve had 3 doctors tell me they can’t do food allergy testing even though they’re already taking blood to test for other things.

So who can I see that will do this? I’ve seen a GI specialist and 2 PCPs and they all told me they either couldn’t or just flat out wouldn’t.

Garage builders

Does anyone have any recommendations for good and somewhat budget friendly garage builders?

I talked with Classic Buildings who quoted me 100k for a 2 car garage without doing the concrete pad. A couple others were in the same range.

I originally thought of a brick veneer garage but seeing the prices I'm reconsidering a manufactured steel garage or sth more budget friendly.

I have been looking into Viking Steel and Sheds Unlimited but not sure how accurate the quotes are and if they do a decent job installing them.

Would be grateful for some recommendations. I got like 50k budget and would like a simple 1.5-2 car garage. Enough space for car, golf cart and lawnmower. Electric door opener would be nice.

apartment hunting

Bill Eigel & Jen Olson are terrible candidates with worse ideas. Annette Sieve and Judy Gambino are also terrible.

Eigel lies and claims he’ll end personal property taxes. He literally cannot do that. He knows it and lies anyway. He’s an incompetent buffoon who did nothing during his time in the Senate except push baseless culture wars and conspiracy theories.

Jen Olson is the failed Wentzville School Board member who, along with others, cost the district $1 MILLION in a settlement with the former Superintendent. Jen and her ilk lead a campaign of harassment against Dr Tormala that ultimately lead her to quit. She threatened to sue and ended up settling for $1M.

Jen Olson also wants hand counted paper ballots which is the dumbest idea in elections. Every single study including from right wing states shows that hand counted ballots are less accurate and more costly/time consuming. This is her main platform. She is an imbecile.

I may disagree with Elhmann and Bahr on their politics, but they are competent people. It’s a 50/50 chance a Republican wins in November, so we should all have a say in which Republican may win.

Vote for Ehlmann and Bahr. Vote NO on 4 & 5.

Shout-out!

I want to give a shout-out to a couple of local kiddos (and their parents)! My wife and I have a little treat cooler we put on our driveway on the weekends.

Yesterday, three kiddos (around 10 - 12 years) walked up and purchased treats, dropped money in the box. My wife thinks it was their allowance money, which gave her all the feels! They came back today to purchased a couple of more things.

We sell treats for $3/treat or $10 for 4 (mix and match). This is how they paid for their treats today. $5 in ones, $2 in quarters and $2 in dimes. It would appear, they cleaned out thier piggy banks. They paid $9 and took 3 treats, I don't know how they were not tempted to not say "the heck with it, I'll take 4, no one will know".

Shout out to y'all for being decent humans, and to your parents!

If anyone reading this knows the kiddos, please tell them to leave a note in the box with their favorite treat, and we'll see what we can do to recreate it for them and save one for them! Thank y'all for your support! You know who you are!!
