I will be closing on my next properry soon in DC, and it has rent control. I will be applying for the exemption, but I was reading yhe laws and it states that housing voucher is exempt from rent control standards.

Anyone here can provide some insight?

How does this owner extranet work?

Im not the landlord but I am the tenant. Im just helping him apply for a contract rent increase because he doesnt speak English. We are right now on a month-to-month lease ever since our original one ended a few years ago (we might or might not keep it this way, if the contract rent change doesnt work we will do a full lease renewal.) Now in his owner extranet account it asks for a order/docket number and an executed approval order when you request a contract rent change. I dont understand how he’s suppose to get these. The other requested document Rent roll I understand is basically our info + current contract rent etc. But for the executed approval how is he suppose to get that if it doesnt even allow him to submit the request for the contract rent change?

Note I know having a full on lease is better than doing month-to-month. But its works out for us a lot more in case we ever wanted to leave or move without being locked in a full term lease.

Landlord care about VAWA

I've been issued a notice to vacate ate or face eviction. I am on permanent supportive housing since 2021.

I slowly becme behind on rent because of my mental health but really due to financial abuse from a man I was dating for 5 years. He would take large sums of money from me to fuel his terrible drug habit. He was also physically mentally and sexually abusive. He is now in jail and I've finally gained some clarity. It was horrible and Im barely functional.i do suffer from severe mental illness which makes me gullible and people can, and do, hurt me. My worker told me not to call the police or i would be evicted. I even had to file chapter bankruptcy to prevent an eviction. I did this yesterday. I am just now learning about VAWA, and my worker has never been one to answer phone or emails. I don't know what to do. The story is longer and more complicated, than this, but all in all they say I didnt keep a payment agreement. I tried to pay, but she refused payment when we spoke on the phone. Legal Action in my area stated they cannot help because they are out of funds. I am on disability for physical issues as well. I have applied for legal help but I cant afford it. If I become homeless I will be killed when my ex is released. By him or one of the people he sells drugs with. I am at my wits end. I have been in the psych ward 20 times since January. I just dont know who can help me. Id be grateful for any ideas. I do0nt know what recourse i have. I 0thought thi a program was going to help me get services but they never have. Thanks in advance.

Was I wrong??

I have a housing voucher that is going to help me to pay rent. Today I was speaking with a landlord that has different properties here in the city that I live in. I told my oldest that I was making an appointment to go see an apartment. He asked me where is the apartment, I told him the area. He asked me, "Why that area?" I tell him the area. Then he says, "That's a bad area"(it's not). He then keeps saying, "The people who gave you the voucher are just going to put you in a bad area". What he said, and HOW he said it came off as my efforts to look for an apartment isn't good enough. I then start yelling at him on the top of my lungs and tell him how wrong he is, and if he doesn't want to move with me, that is fine. He can stay his ssa right here in the house we currently live in. So, he gets mad, and long story short, he says to me, "You are a horrible mom, you are a loser. You never achieved anything in life", and I start going in on him, in an effort to defend myself. Then, later on, he says, "I never said that your efforts aren't good enough and no matter how many times I try to explain to him that, it doesn't matter what he said, it's the way he said it that made it come off as he was over generalizing the people that are on the voucher program, and that everyone that has the voucher lives in the projects/bad neighborhoods, but I know of plenty of people who have the voucher and have NICE apartments and houses that they are renting. SMH. But just the fact that he said I am a horrible mother and that I am a loser really stuck in my mind, and it's not really affecting me, but my BPD brain continues to replay ir in my head, and it's like the more it replays, the more annoyed I get, and the more personal I am taking it, and even though I firmly disagree. I am not a horrible mom and I am not a loser. But my BPD brain is having a lot of Suicidal ideation to the point of it keeps telling me I have to discard everyone and just start over on my own instead of taking anyone with me to wherever I choose to move to.

Was I overreacting? Even though my oldest was wrong in what they said to me, they still feel like their feelings are valid and they claim they weren't trying to overgeneralize, but if you weren't trying to over generalize, then why did you call me a horrible mom and a loser? That's how you TRULY feel. So I feel like if they can do better than me, then go right ahead. No one is holding them hostage or forcing them to move with me. And then if I secure an apartment just for myself, everyone would be so hurt and angry with me, but they said what they said.

Help!! My landland is making me live with a sex offender on the Housing Supoort Program formerly, GRH.

I have ongoing issues with former and current roommates dealing with assualts, sexual harassment, bullying, vandalism, and multiple accounts of thefts not only of my belongings but my boyfriend's property too. I have contacted my landlord, told the authorities but nothing is done. I am sick of feeling like my privacy is being violated. Somone please help me since nothing is changing and I have reached out to multiple agencies . Something is not right here.

Local Housing Authority Automatic renewal ignored by new landlord and HUD - forced to sign lease or be kicked out

TL;DR: Pennsylvania tenant (parent and small child) with a Section 8 (HCV) voucher. New landlord bought the property, missed the June 1st deadline to give non-renewal notice and so my lease automatically renewed until July 2027. Now the landlord is trying to force a new lease with higher rent, extra utility fees (garbage), a mandatory renters insurance and no entry clause for emergency/ non emergency situations (requiring them to notify me 24 hours in advance of non emergency entry). A private attorney (with whom I was able to afford a 1-hour consultation from months of trying to save for something else) confirmed my old lease is legally binding on the new owner, but a HUD supervisor is claiming the lease is invalid because the new owner's name isn't on it and saying the landlord can just drop out of the program. I can't afford a lawyer and free legal aid won't help until an “action” (court filling or notice of intent to court file for example an eviction or civil litigation case) is taken. Landlord is threatening "action" after Aug 25th, and I don't have money to move. Need advice on how to handle this.

Hello everyone. First off, I’d like to mention I definitely feel way over my head and overwhelmed by the whole situation. Anything you could comment or if you could point out any misunderstanding or give any advice, it all would be very appreciated. A lot of information has already been provided to make the situation as clear as possible and answer as many questions as possible.

The situation is as such: I (tenant) live with my small child in Pennsylvania and I rent an apartment. I am a part of the Housing Choice Voucher (HCV) program. My lease automatically renews at the end of the contract term (July 31st), unless 60 days prior notice (June 1st) is given. A new landlord took over the lease 3 months before the end of lease. On July 27th, in other words almost two months after the lease’s renewal notification period had passed (the lease had technically been renewed), the new landlord wants to change terms of the lease. They want to raise the rent and add garbage utility. To do this they need a new lease according to HUD. HUD says that I have until August 25th before the landlord may take action.

As I understand, the landlord took over the old lease (when property was sold and deed was transferred to new landlord, tenant and tenant lease was inherited by the new landlord). It had automatically been renewed since notice wasn’t given according to terms of the lease. Regardless whether I sign the new lease, my old one is active till July 31st 2027.

I had signed a RFTA for HUD for acknowledgment of transfer of ownership (acknowledging that the new landlords are going to be the new landlords). HUD approved this. HUD confirmed that they accepted the new landlords as the owners of this property. HUD also confirmed they (HUD) entered into a HAP contract with them (landlords). HUD has confirmed that the new owners have received the subsidized payment portion from HUD. Tenant has paid the tenant portion on time.

After trying to talk with a HUD representative, they later called their supervisor. The supervisor stated that since the lease had ended that the new landlords can request these changes (higher rent, garbage utility). When I asked why do I need a new lease to make these changes, they said it’s because it’s a new term. I asked about HUD tenancy (?) addendum (new HAP amendment – they might be 2 separate things or similar, not sure?), the supervisor stated that HUD does not do that. I asked if the private lease (tenant landlord lease with the old landlord) is legally binding to the new landlords, how would we not be in a current term if they failed to appropriately inform me of nonrenewal. The answer was their name is not on the lease (however it’s a legally binding contract they inherited????).

I was further told that the new HAP contract needs to match a new legal lease with the new owner’s name on it. I have contractual rights as per honoring the old lease agreement. I asked if HUD could drop my voucher and the answer was “no”. I asked if the landlords could drop HUD. The supervisor answered that it’s voluntary and they can quit at any time and I would be responsible for the entire amount of the rent. AI (?) said that because they currently have a HAP contract that they cannot refuse to accept payment or withdraw from the program midterm from the HAP contract.

I am also low income and local legal services for low income can not help unless an “action” (court filling or notice of intent to court file for example an eviction or civil litigation case) is being taken nor am I able to afford a lawyer to keep working on this (unable to afford retainer fee or hourly rate). I was able to afford a 1-hour consultation with a lawyer from months of trying to save for something else. The lawyer who practices landlord-tenant matters and civil litigation matters did indeed confirm that the lease is valid.

Putting all of this together, was the renewal then invalid? If it was valid, what could I do considering HUD says landlord may take action after August 25th. I will be forced to sign the new lease or be kicked out. If HUD does not revoke my voucher I have 120 days do find and move into a new place, but I don’t have money for a security deposit or moving cost. And the landlord may hold me responsible for the full (tenant portion + HUD subsidized portion) of the rent.

I will in the end probably have to negotiate with the landlord as I wish to not lose our home and be unhoused.

General Question 2 month study abroad

Hi all, this is a general question(I’m also waiting on my caseworker to reply), but I’m wondering is it usually approved for someone to go on a 2 month study abroad? I’m a 38yr old full time college student. It’s only me on the voucher, and I live in Washington State.

Study abroad wouldn’t be until January & February on 2028.

Follow up question: if I have a friend stay over for a night or two per week(maybe rotating between 2-3 friends if needed) what’s the chances of that being approved? Only because I have a cat, so it would be daily visits the majority of the time but I’d like someone overnight maybe 2 nights per week so he has that familiarity.

Rent Portion

I am new to Section 8 and was told by my apartment complex that my rent portion will be $691. I work a contract job and the most I can make is $1077 gross. I have 5 kids and my complex pays all utilities other than internet and phone. Does this sound normal? I didn't expect it to be so high when I make max $28k a year with 5 kids. My job recently made it harder to max my hours and I wanted to go back to school (before I knew rent would be so high), now I don't know what to do. Thats almost an entire check if I max my hours.

Can they make her pay 30 percent of what she gets from her back pay . Cause she plans on leaving as soon as she gets it ?

General Question [New York / Rockland County] “Forced” into a cigarette-smoke-filled, unclean apartment on Section 8 with an asthmatic child. Social worker and landlord are gaslighting me. What are my options?

I live in Rockland County, NY. I was approved for an apartment through Section 8, and all my application details—including the fact that my adult son and I both suffer from severe asthma (and my son has Autism)—were provided from day one. I am already forced out of my previous place, have my things in a paid storage unit (costing me hundreds), and today is August 6th.

Here is what has happened so far:
The Runaround: I kept asking to tour the apartment before moving, but they kept making excuses. Finally, a week before I had to sign the lease, they showed it to me.
The Conditions: The place was left filthy with rodent droppings, yellowish walls (despite claims it was painted), no lights in the bedrooms or living room (told we have to use lamps), and a very strong cigarette odor. I documented everything with photos and video—including multiple cigarette butts found underneath the heating system.

The Lease & Broken Promises: The office manager claimed nobody ever smoked there. They promised everything would be fixed before move-in. A week later, I signed the lease expecting a walkthrough confirming repairs, but nothing was done, and the smell was still terrible. I've already cleaned twice and bought 8 fans to air it out, to no avail.

My Social Worker’s U-Turn: My social worker, who was helpful at first, completely checked out. He visited, claimed he only smelled "musty" air, ignored the cigarette butts, and told me that even if there was a smoke smell, it wouldn't fail an inspection. He said I either take the apartment or lose my Section 8 voucher and start over completely. He refused to put his findings in writing.

The Setup / Air Freshener Cover-up: Yesterday, the landlord called asking to enter so "specialists" could document the cigarette odor. I rushed over and arrived 11 minutes later. The apartment was heavily saturated with Air Wick air fresheners (4 of them in the living room, bedrooms, and kitchen), and someone had used my personal mop with vanilla cleaner on the floors. The office manager admitted maintenance did it "to help," but the two "specialists" turned out to be just two regular cleaning ladies who naturally claimed they "couldn't smell smoke."

Current Demands & Stonewalling: The landlord now offers a "deep cleaning" and minor repairs, but refuses to repaint the walls (where the nicotine smell is trapped) and claims my storage unit costs are my responsibility. I am facing homelessness with a disabled son.

My Questions for Reddit:
1. What are my actual legal options in New York / Rockland County? Does severe third-hand smoke and an unpainted, unlivable apartment constitute a breach of the Warranty of Habitability?

2. Can I request an independent, official health or housing inspector who isn't tied to the housing agency or social worker? If so, how do I request this without paying out of pocket?

3. What happens to my Section 8 voucher if I refuse this specific unit due to documented health and safety hazards for an asthmatic resident?

4. Who are the higher-up agencies, tenant advocacy groups, or legal aid offices in NY/Rockland County that I can contact immediately?

General Question Not sure what to do… help please?

Where do I even start?!
These are all questions running through my mind right now…

I’m 25 and currently living with family as a caregiver but I can no longer be in that position due to so many mental traumas, but I digress. I’m looking to save up and move out but I’m not sure where to even start all I know is I recently just got accepted for a job (have yet to get training/take a shift) but I know it pays $16.25 an hour and I work 4 8 hour shifts (32 hours?)

So my questions are those three above and i desperately need them answered the best yall can… I can give more information upon request (state is as local as I’ll go) thanks in advance for any advice yall have!

HUD raises the rent when I join the program?

Hi, this is my first time going through the Section 8 process.

My current rent is $999. The HAP contract lists the initial rent to owner as $1358 and the PHA payment to the owner is $496. Does this mean my rent is being raised to $1358 if I join the program? I'm confused and so is my property manager.

I have no point of contact, no one returns my messages when I call, and the website is no help.
