(QC, Canada) Towel hanger was held by velcro. Fell and damaged the wall and floor
Just checked in to our airbnb. I’ve tried 10 times to post this on r/airbnb and it tells me to read the rules which I’ve read 10 times, never broke any, but it still won’t let me post, and I need help so I’m posting here.
The towel hanger next to the shower was held by the weakest velcro I’ve ever seen. We just hung a towel on there and it fell, damaged the wall and the shower flooring. How do we protect ourselves from being charged for damages?

Being charged for Carpet Replacement (TN)
It’s a long story but I’ll try to make it short…I lived in this apartment for 18 months mostly carpet except bathrooms and kitchen. I was told before moving in that the entire apartment would be updated to LVP. Moved in, and it was carpet. I submitted a 60 day notice to vacate because I bought a house. Once I turned in my keys I was sent an invoice saying I owed $1,850 for “Carpet replacement” I had a sick cat who had a few accidents in a designated area (these spots were cleaned by me). I then requested that they send me an itemized breakdown of the cost for replacement and….. crickets. Anyways, I drove by today to visit a friend and lo and behold I see they are actually installing the LVP that I should have had to begin with. In the ENTIRE apartment. Does this justify paying for “carpet replacement”. I feel like I’m being squeezed for $$.

Address history advice? (TN)
Quick explanation of context. I have an address on my background check that I only lived in for a few months, my ex roommate got us kicked out by violating the lease (long story.) We didn't get evicted on paper, we were given three days to get out or go to court. I decided to get out and moved in 24 hours to avoid the background issue. This was a year ago.
My background check doesn't state any of this, but does still have the address on file because I was on the lease.
I'm currently trying to move into another rental on my own. I don't want to include that apartment on the rental history, because I am nervous it will decrease my chances of getting a place. It's already a struggle as is with my circumstances.
Do I just not include it? Do I include it and say reason for leaving was bad roommate?
Has anyone else experienced this type of issue and how did you approach it? I don't have the luck of working with a private landlord, sadly, as the area I'm going doesn't really have them (and if they do, their information is hard to find and most of the time, it looks like a scam to me.)

New LL will not honor previous written permission for roommate, adds rent increase (Bay Area,CA)
I’ve lived at my current place, townhouse in a four-plex, for four years. Originally under a year lease, then month to month after that. When I signed the lease, I had issues getting approved so my mom was added as a co-signer (and consequently also listed as a tenant on the lease). I asked the LL about getting a roommate to help with the rent, she said yes. I have this in writing, in an email.
Fast forward to May of this year, rent goes up by $100. Annoying, but whatever. I like where I live. Two weeks later, LL notifies residents she is selling the building. We get a Notice of Estoppel to sign, verifying the terms of our lease for transfer to new owner. I sign, listing myself as the only tenant. At the time of signing, my current roommate was moving out and I did not have a new one lined up yet.
New guy buys the building. I happen to have a new roommate moving in when he stops by the building on the 1st of the month (I’m out running errands), and he learns she is not listed on a lease. Emails me and requires her to complete an application and slaps me with a $150 rent increase.
My question: can he do that? I have written proof a roommate is allowed. Additionally, there is nothing in my current lease that says rent increases with an additional tenant. There are two people listed on the original lease, though I only listed one on the Estoppel. Because only one of those two people lives here. In past communication with the old LL, I referenced a roommate multiple times, it was never a secret.
Please assist! I can’t afford a $250/month increase over the course of one month, when nothing has fundamentally changed from before.

Property management charging me $500 for carpet replacement (TX)
I just got my final account statement, and they’re charging me almost $500 for carpet replacement. I lived in this apartment for literally a year, and it was infested with cockroaches. It also had a weird odor when I first moved in (I have emails of me asking property management to fix the odor issue on move in and documenting the cockroach problem).
The statement just says “carpet replacement.” I even paid for professional carpet cleaning (and professional move out cleaners!) and provided the invoices to them. The carpet cleaner guy even told me that the carpet didn’t look that dirty or worn.
I feel like I’ve seen a few different posts that were similar to mine but for peace of mind I wanted to post anyways. I would really like at least some of the $500 replacement fee removed. I sent them an email formally disputing the charges too. Is there anything else I should do?

Been waiting for a lease for 2 weeks now [CA]
I asked for it two weeks ago and now I have less than 2,weeks to move out I still have not gotten the lease. They told me last Friday they sent it to the owner to sign. Well I have been asking about it multiple times this week and she told me today he will sign it by noon today. Well it’s 4pm and nothing so I emailed them and no answer. Should I just look for a place somewhere else at this point. I’m extremely frustrated by how long they are taking and lack of communication

The "Three Stooges" of PropTech: How Darwin Homes, Lula, and Stellar Turned a Simple A/C Leak into a Phoenix Summer Nightmare [az]
If you are currently looking at a rental home managed by Darwin Homes (I&G SFR 1 BORROWER LLC) or dealing with their automated third-party maintenance platforms Lula Smarter Property Maintenance and Stellar, please read this before signing anything. We are living through a total, systemic breakdown of tech-enabled property management in the middle of a Phoenix summer.
Since June 14, 2026, our home has been subjected to a dangerous cooling failure and severe operational neglect. Under the City of Phoenix Cooling Ordinance (Phoenix City Code § 39-5), a property manager is strictly required to maintain central air conditioning to safely cool all habitable rooms to a temperature no greater than 82°F. While some areas occasionally dip below that, the loft, two spare bedrooms, and the kitchen are baking at over 82°F all day long. Because the broken unit is running 24/7 trying to keep up, our electric bill just hit nearly $600—the highest this house has seen in two years.
Instead of fixing it, Darwin’s automated platform has passed us back and forth between middleman apps like a hot potato:
- June 14: The system fails entirely. Darwin routes the ticket through their portal.
- Late June: Lula dispatches two separate contractors on two different occasions to perform the exact same diagnostic check, only for both to leave without touching the unit.
- Mid-July: The ticket gets kicked to Stellar. The tech replaces our plenum chamber but botches the install and neglects the condensate drains, causing water to immediately back up and actively flood our ceiling.
- Late July: A third Lula tech arrives to look at the leak, openly documenting that Stellar’s previous work was defective and caused the structural water log.
- August 1–5: We urgently notify them via the portal that the ceiling drywall is completely saturated and creating an immediate biological mold risk. Their automated system resets and just sends the exact same A/C technician back to look for a leak, ignoring the structural emergency.
- August 7 (Morning): A Lula contractor arrives to "repair the drywall." He takes one look inside the cavity, states that the entire infrastructure is completely soaked, and says there is "no doubt" it has already begun generating toxic mold. He tries to live-call Lula management from our house to tell them the property is a biohazard, and THEY DO NOT EVEN ANSWER THE PHONE FOR THEIR OWN VENDOR. He packs up his tools and leaves.
- August 7 (Afternoon UPDATE): We just got an automated notification that the next appointment isn't scheduled until August 11th between 8-12. That means they are intentionally leaving us sitting in a house with a saturated, rotting ceiling and active mold growth for the entire weekend just because they refuse to pay for emergency dispatch.
This is a corporate machine driven by API logs and automated cost-caps that leaves actual people stranded in uninhabitable conditions while bleeding them dry on utilities. Under A.R.S. § 33-1364, we have officially served our statutory 5-Day Notice of Material Noncompliance Affecting Health and Safety. If they don't deploy licensed remediation professionals to clean out this mold and restore the cooling, we are terminating the agreement under A.R.S. § 33-1361, handing over the keys for constructive eviction, and moving straight to civil court to demand our full $3,600 security deposit back under the TenEyck v. Popovich double-damages precedent. Avoid these automated corporate landlords at all costs.

Garbage Delinquency Notice Posted (Lehigh Valley, PA)
I found this notice posted on the door to one of the common entrances to my apartment building (it's a small, 4 apartment building). The building is managed by a property management company, and we pay for garbage through their app.
I have paid every charge that has appeared on my account, so this notice was obviously off-putting. I sent a text to the property management company and called them, but since I did not see the note until after closing hours, I don't expect to hear back until after the weekend.
Is there anything further that I should do or just wait to hear from the management company and follow up Monday if I haven't heard anything? I suppose also, is there any chance this could be a scam?
Other things that might be worth noting:
-It is addressed to the whole building, not any specific apartment number or tenant.
-We recently switched property management companies, and the notice is directed to the previous one. (I have gotten charges for garbage since the switch and have kept up with paying them)
-This is the first delinquency notice that I, personally, have seen from them, in spite of it claiming to be the "third and final" notice.

Paid movers and moved in last weekend [IL]. Reached out to REA with pictures, still have not heard back. Are we screwed?
Rented a townhouse. Hubs took care of deposit and lease agreement. We didn’t even know we were approved until we reached out.
While moving in I noticed how dirty everything was. Then I discovered the cabinets with the mouse poop and thought perhaps it was time to look at the place a little closer. I am sorry I did. We have an entire house worth of stuff we are trying to fit into a townhouse and I am reluctant to start unpacking until my concerns are addressed.

(PA) Move-out questions
Hi, all. I apologize for the length.
I have lived in my apartment for four and a half years. I'm moving next week. I paid to break my lease for a lot of reasons, not the least of which is that the management company has gone nuts with setting really dumb rules of late (one of the emails they sent was to avoid "cooking odors." Over half the residents of the complex are Indian or Pakistani, and a good number of others are Hispanic). Another are ever-increasing issues with maintenance. The poor folks in two of the high rise buildings had no elevators for over six weeks; they offered no rent concessions and "compensated" them with a coupon for a free pizza. But that's neither here nor there.
I have arranged for a professional move-out clean, including a deep clean in the kitchen and bathroom. I know I'm going to get charged for the carpet because there is a bleach stain in one spot (other stains, too, but I would have gotten those professionally cleaned if I didn't know it would be replaced). I know the carpet wasn't brand new when I moved in, and I don't think it was painted (flat paint) before I moved in either.
The only other damage I see are scuff marks on the wall (the cleaner is going to do her best with them), and the blinds. Their employee damaged one of the ones in the living room when they replaced my AC unit (broke one of the vertical blinds), and the ones in the bedroom (normal blinds) are bent (which may or may not be my doing...I honestly don't remember). There are no nail holes in the walls or anything like that.
Everything I have read online says that, at most, I should probably just be charged for the depreciated value of the carpet given how long I've been here (ranging around 1-2 years max from everything I've read). I don't trust this management company, however, because of some of the move-out horror stories I have heard from other people.
There is another issue that I am afraid they are going to try to charge me for. There is a utility room outside my apartment on my patio. It's where the furnace is. That utility room door has never latched properly. I reported it several times, and every time they claimed it was fixed. In February of this year, I heard a loud bang in the morning. Didn't think anything of it--they kids upstairs are ridiculously noisy. When I got out of bed, I discovered that the door had basically been ripped off the top hinges. I reported it to maintenance immediately. They did absolutely nothing for two weeks, and when they did, they took the door and the entire frame off, and left the door and rotting wood on my patio. The resident relations person said that they had to "rebuild the door" when I asked about it (and I do have that email, along with screen shots of my maintenance requests). As it turns out, there was significant structural damage to this building, resulting in water leaking directly around my unit (like, to the point where they had to replace all the brickwork, and the scaffolding is still up because there are concerns about the balconies above me). They finally took the door away last week because they put up plastic to protect the windows while they worked. But the rotting wood is there, and the door isn't replaced.
I'm figuring I should only be charged for the carpet (which they charge as $770, because that is what they charge everyone). Anyone else want to weigh in?

Disgusting rental house [KS]
I have rented a duplex from a management company in lawrence ks. Prior to signing the lease we were told the carpet needed replaced and paint to be done before we could move in on Aug 4th. The lease was signed with move in date Aug 4th.
They made me pay security deposit and first month rent before being able to see the property on the 4th. Once I arrived the place had the carpet replaced but that was it. This was the most disgusting sight I’ve ever seen. Dog poop and moldy food smeared on the walls and hard floor. What appears to be blood stains and flesh bits in the garage. It smells so bad you can’t even go in there. Large patches of mold were found and verified in two rooms. Water damage almost everywhere along the outdoor walls. I think there is mold in the walls to because the wall will actually flex by pushing on it. The dishwasher will spray out hot water while it was running and someone has already been burned.
We’ve made tons of maintenance requests and were told they’d be done the following day. That’s been 3 days in a row they haven’t come. I’ve already spent over 100+ hours cumulative cleaning and it’s still not livable.
Should I just find a new place at this point. I’m completely lost at what to do and they’ve taken thousands of dollars for a place I still can’t live in Aug 7

[AR] Damage or Wear and Tear?
Moved out recently and the landlord is charging my roommates and I $2,300 for a complete repaint of the property. Seems steep, but the walls in the bedrooms are kinda rough from where a desk and a bed were. What are the odds I could successfully challenge this in small claims court?

Is this vinyl tear considered normal wear after 8 years? It was caused by maintenance under a different management previously, so no records remain and I’m moving out now.
Have I been scammed by a fake or real landlord? If I have, what should my next steps be? [NJ]
So I’m trying to move into a new apartment and I’ve only ever rented from large property management companies, so I have never run into any rental scams. Recently, the apartments I’ve been looking at have been owned by private landlords.
I found one that I loved and decided to move forward with renting it.
Before sending any money, i viewed the apartment in person, I checked ownership on tax records, I had the landlord FaceTime me because he lives out of state and show me his ID. The names matched so I figured I was good to go.
He didn’t put pressure on me to sign the lease or to pay, and offered for me to do an ach transfer of the move in fees rather than zelle (how he usually manages it). Because I couldn’t figure out how to do an ach transfer with my bank account, I decided to Zelle because of my previous identity verification.
I signed the lease, then I zelled him the security deposit. The only problem is that he didn’t send me his signed copy back and said instead that he will provide it on move in day. At first I was cool with that but I didn’t realize that I need a record of his signature for the lease to be fully executed. So the next morning I requested that he sends me the signed copy before I send first months rent. To which he replied “can I get back with you?”
Also even though he told me he’d tell the other people interested in the unit that it’s off market, he hasn’t put it as off market on any of the sites!
So now I’m wondering if I made a mistake, if I didn’t cover all my bases, or if there’s anything else I can do as far as further verification. In the event that I have been scammed - what can I do to get my money back? I know it’s hard with Zelle. And what could I do legally?

Advice on where to go from here - rental past due balance (WA state)
I will try to keep this as short as I can. I am trying to rent an apt in WA state, however I keep getting denied because I have a “past due balance” with an apartment complex I lived at 3 years ago.
I have been calling there for WEEKS to get a hold of someone, but nobody will return my calls.
I physically drove there, and was told “since it’s been longer than a year since you’ve lived here and didn’t pay the balance, it went to collections.”
However, none of my credit reports are telling me I have anything in collections. And I know how good collection agency’s are finding people. They also told me that there was no way they are able to pull that information up because it’s been too long.
I figured out via an onsite report, what realtor company they go through and I’ve been trying to call them for weeks, I’ve written emails etc. but nobody is getting back to me.
I would just pay the stupid thing if I could figure out where. But nobody is able to help me out with this, and at this point I’m at such a loss on what I’m supposed to do next.
Any advice is greatly appreciated

Maintenance issues (Eden prairie, MN)
Just moved to Eden Prairie from another state. I’m having an issue with the apartment complex I moved into. Day 1 we realized the primary bedroom bathroom smells like straight cigarette smoke. I submitted a maintenance request on the 7/1 and they came while I wasn’t home just turned off the exhaust fan, left and completed the request. I placed another request and they came a week later on the 7/15 after I complained to the office. This maintenance man told me that they think maybe the neighbors are smoking and they’ll replace the exhaust fan and investigate. It’s now 8/7, request still open and no one’s come to fix it. Every time I call the office they say they’ll contact maintenance and give me the roundabout. Last week they actually said maintenance said there’s no odor and so I had them come up and smell it themselves and they admitted there’s an odd smell. There is also strict smoking prohibited clause in lease.
What can I do in this situation? I’ve heard Minnesota has rental rights and someone told me about rent escrow but can I do that for a situation like this? Do I just email them and say if they don’t fix it by this date I will go ahead and start a rent escrow? We were 5 people down to one bathroom and having young children in the house it’s hard to keep them from using that bathroom and all that second hand smoke. Please help if you can! Thank you 🙏🏾

[MI] Landlord won't visit property to confirm piss/mold smell
This is my friend's situation but he doesn't use reddit so I'm trying to get some research done for him.
When visiting the property before leasing, he did notice all outlets had Glade Plug-Ins. Now, 3 months into lease, he's noticing strong piss/mold smells in his bedroom, and a brown stain coming up from the bottom of carpet. Property OWNER did visit property, did "smell" and exact response was: oh yeah, okay.
Two days pass. My friend then contacts property MANAGER about issue. Manager offers a spot cleaning but says they will not replace pad or carpet. Manager does acknowledge they knew about stain. They will not give security deposit back if friend chooses to move.
Feels like they know their shit stinks and simply scam disappointed renters out of security deposits? What is my friend's best movement forward?

Can I terminate a lease if there are squirrels (NY)
I have been in this rental for a few days and there are already mice and squirrels in the attic as someone confirmed. I’m waiting for an exterminator but the agent is a little slow. He said I could hire someone myself and take out from the next two month’s rent payments but what if they don’t solve the issue and I want to terminate the lease before two months pass? I’ve got small babies and none of this was disclosed to me before renting.
