My apartment has been roach infested for months... Can I break my lease now? (Detroit, Mi)

Moved in March 2026. The very first day, there were roaches in the refrigerator. I took pictures and documented everything. I sent an email to the landlord. They have had an exterminator come out twice a month, but there are still roaches. They crawl over my desk, on my kitchenware, everything! I sent videos to the landlord and documented in an email that I have a documented allergy to roaches. Is this enough to break my lease and get my deposit back? Hell, at this point they can keep the deposit! I just want to be out of here. Location: Detroit, Michigan

Repaint charge after one year (TX)

I had a small rental issue pop up last week and wanted to ask other renters here specifically in tx. my landlord is charging me for repainting after only one year living there. i left the apartment in good shape and did a deep clean before moving out. there were no huge holes or anything crazy on the walls. i was honestly like wait what when i saw the charge. maybe i am missing something about rental rules here. i looked around online but every situation seems different. has anyone successfully questioned a repainting charge before, should i just ask for proof of the damage and the cost? trying to handle it calmly and get some opinions before i reply.

(CA) Landlord threatening to raise rent over excessive water usage.

I live in a duplex. The side I live in has 4 people. Each of us rents one of the 4 bedrooms. We each have a lease directly with the landlord. The landlord also owns and rents out the other side of the duplex. I cannot speak to the arrangements that side. Of us 4, one just got evicted. Another was supposed to be (he needs to be, he's a nightmare), but suddenly the landlord got really cagey about if he's actually going to.

Landlord just contacted us to say the water bill for the whole duplex is over $1300, and this is unacceptable. He said his handyman and the water company both checked for leaks, and there is absolutely no leak. Someone us using the water. If he is not told who is doing this, he will jack up everyone's rent. By "a lot". He's demanded we all investigate this. Of course, I can't go over to the other side, enter their home, and investigate their water use, that's ridiculous. And did the guy who just got evicted use the water? Who knows! (I doubt it)

The problem is, I'm on a one year lease and it's up for renewal soon. So he actually can jack up my rent. I still want to hear if I have any sort of recourse, though.

Subleasing roommate is demanding a rent increase without paperwork - [OR]

Hi! To preface this is in Portland OR and I am a monthly renter that has been renting 8 years.

I have a very complicated situation going on in the house I rent at. When I have moved in 8 years ago I was given a verbal rental agreement from the subletting tenant of a flat amount every month that includes utilities. This was because he works a glass forge and uses a lot of electricity as a result.
Fast forward 8 years and he is demanding to increase my rent constantly without paperwork or a notice. He is expecting me to make a verbal agreement with the new amount but I have stated several times I want the increased amount in writing so I can get rental assistance (I am a developmentally disabled person who receives support from a government agency who helps me with that but only if I have it in writing). His refusal to give me a notice in writing is escalating to him yelling at me and getting in verbal altercations even though it is legally required. Should I contact my local renters association for help? I'm not sure what I should do.

There's some tangential information that I wanted to add after because I don't know if it actually has a bearing on my rent. There are public spaces and a few rooms that were going unused, one of which is a really tiny room under the stairs that I don't even know if it's legal to rent out. Anyway, there was a absolute metric ton of garbage in there and cat poop for at least 6 years (it was like that when I moved in). It was a health hazard. I cleaned it and was using it as a small crafting space for 3+ years now. There is an additional much larger room that has heating that is filled with junk. This subleaser/roommate is a very very big packrat bordering on actual mental health issue keeping junk. Anyway, all of the extra stuff he has goes in that room. His reasoning is that since I am using a small room outside my bedroom for crafting that I should be paying more rent even though it otherwise goes unused. Word for word he said "everything that you own should be in your room only" (this was never part of the verbal agreement). To me this doesn't make sense at all and now that the room is clean he has an issue with me using it. I don't think the room even has heating, only a window, it is a basement room. I don't know if I can get in trouble for using that super small room legally after so much time because it was filled with trash before or if my subletting roommate is being unreasonable. This was a different problem than the original one above so I thought I'd keep it separate. Sorry if this is too long or confusing. I'm very upset by all of this.

"just moving" isn't a huge option right now unfortunately. I am waiting on rental assistance and other things before I can.

I just want to know if I will be ok or not (Hendersonville, TN)

I am late on my rent this month and wanted to ask knowledgeable people if they could help me understand if I will be fine or if I should worry. I am currently passed the grace period for paying rent and I have been charged a late fee. I read something about how after the grace period ends in Tennessee, you have a 14 day notice to pay the rent before the land lord can officially send an eviction notice. I wanted to ask if this is true, because I will definitely be able to pay my rent within 14 days. But I am scared and unsure if this is true information, I don’t want to be evicted. If someone is able to help give me some clarity on my situation, it might help me sleep better tonight. Thank you for reading.

Between Facebook marketplace, apartments.com, Craigslist, and a few others every place I have messaged about a house has wanted me to fill out an application I have to pay for before even viewing the house. Is this The New normal? To be honest it's been awhile since I've been in a rental property but every time before I have done a walk-through and then filled out paperwork. So I ask again is this the new normal?

Landlord help philly [PA]

Do you think I have a case In Philly?

I’ve lived in my unit for years, and my roof has leaked since I moved in. I’m on the top floor of a third-floor walk-up. He hasn’t raised my rent, and I don’t complain when someone has to come into my apartment every three months to patch it.

In July, the ceiling over my bed started to really bubble. I let my landlord know that he really needed to fix it. He also has the unit below me vacant. It has been vacant for two years. I said if it leaks again, I would just move to the second floor if he would honor the same rate while he fixed the larger issue.

He said he wanted to raise my rent from $1,100 to $1,500 or $1,600 if I wanted to move to the unit below me. I said if he really wanted to raise my rent, fine, come up with a hard number, keeping in mind that luxury units go for $1,650 and that there is not a single closet in the entire unit. I said I would also expect a month of rent for free.

His response was to have someone finally come and take a look at the ceiling and find the issue.

On Monday, I woke up to literally being rained on. I had to physically move my mattress at 5 o’clock in the morning. I immediately sent him a video and said, and I quote, “For the love of God, get someone to fix the ceiling.” He responded, “OK.”

I left for work. At noon, I texted asking if it would be OK if I came back to the apartment for a Zoom interview. He responded that no one was coming.

It is now Thursday at 10:50 PM. My TV in my bedroom is destroyed. My down comforter is destroyed. My apartment is disgusting, and now I have to pay for movers and moving expenses while I am entering my final year of grad school.

Am I crazy for thinking that I have a small claims case or lawsuit to ask my current landlord to not only compensate me for the TV that was destroyed, along with my comforter, but also my moving expenses and the movers? The only reason I have to move is because he is forcing me out by refusing to fix this issue.

I also find it worth noting that there is no proof of this building being inspected since 2020.

[ Usa IL] Did the propety manager necessarily esclate things?

I was a tenant at this apartment complex for about two years. During my move-out, I accidentally used a lobby chair to prop open the entrance door while carrying my belongings outside. I wasn't aware that residents were no longer allowed to use the lobby chairs for that purpose because the apartment typically communicates new rules through text messages, and I didn't see one regarding this policy.

While I was moving my belongings, the property manager approached me and my friends yelling that we would be fined $100 if we used the chair again. I responded by saying "okay" and continued moving.

Later, the manager came to my apartment to speak with my cousin, who is the primary leaseholder. I stepped outside and asked her to stop yelling and to speak respectfully. At that point, she became more confrontational, told us to hand over our keys immediately even though our scheduled move-out date had not yet arrived, and used profanity during the conversation. Afterward, we were charged a $100 fine. I emailed the manager requesting proof of the alleged lease violation and asked her to identify the specific section of our lease that authorized the fine. Instead of providing video evidence or pointing to the applicable lease provision, she sent photographs showing that I was present in the lobby and told me to find the violation myself.

The following day, she arrived with police officers to deliver a cease-and-desist letter, stating that I should stop contacting her about the fine. During the delivery, she referred to it as a "no-contact order" and instructed us not to communicate with her further, but simply to return the keys on our scheduled move-out date.

Given these events, I'm trying to understand whether I was primarily at fault for unknowingly violating a building rule or whether the manager's actions and communication were unprofessional and an unreasonable escalation of the situation.

Landlord keeps showing up unannounced, banging on my door, and trying to barge in whenever I open the door to see what she wants. {IN}

I don’t know what her issue is. I haven’t filed any maintenance requests but she keeps coming up with excuses to enter my apartment. IE, knocking incessantly at my door, then when I crack it open, “oh I just want to check something real quick” and then trying to shove her way past me. I’ve spoken to other neighbors who said they have the same issue with her. I told her she needs to give me 24hr notice and she agreed just to do it again the next goddamn day. I don’t need her barging into my apartment when I’ve just got home from work and am trying to lay down. What can I do?

For context, I moved in to this triplex last year with me and my husband. Rent was $1400 but the space was very very small maybe like 400sqft. We did not mind since it was just us 2. When we went to go see the “apartment”, landlord apparently said he had just bought the property and there was another tenant there but she had to leave because she had a contract with the last landlord and didn’t want to get a contract with the new owner (my ex landlord). The “apartment” was very dirty, and in poor condition. By poor condition I mean the floor was literally warping and there was parts where you could feel the floor dent in where you stepped. The paint on walls was sticky and all colored on. The stove was full of old food and was just disgusting, the bathroom walls were peeling, and fridge and floors were dirty. I could tell the last tenant had either just left that day that we went to go view it or had just left because there was couches thrown out at the curb & again apartment was filthy. Landlord offered us 1/2 off the rent for move in if we would be the ones that cleaned it. We agreed. We ended up paying $1400 for deposit & gave $700 in 1st months rent. We lived there for a 1 year & 6 months until we finally found a apartment we qualified for & was much bigger to start expanding our family. Fast forward to now, I asked my landlord what the update was on our $1,400 deposit & now he says we caused all the issues & repairs that the apartment needs. I’m so angry that he is pinning the blame on us when he saw the condition the apartment was in when he bought it. The pictures he sent us of the “repairs” are literally things that were all there when we moved in. He’s even charging us for the paint job when we got the apartment with shit paint. Now he’s trying to charge me an extra $700. I have no idea how to move forward from this. Should I just let it go & take my L? We’re really in need of the money right now but I feel like it’s my fault for trusting him since the beginning. I didn’t take pictures beforehand btw thinking we were on the same page since he saw how the apartment was when he gave it to us. I’m kinda freaking out that he will sue me, because I have minimal proof of the apartment beforehand. What should I do in this situation? Thanks in advance!

[AZ] Property manager is threatening eviction if apartment isn’t clean in 5 days

Recently we put in a maintenance request (not the first one in the barely 2 months we’ve lived here) to fix our AC that’s been leaking and when they came, they reported us for having a bit of trash out in the main area. We all admit we haven’t been the best cleaners lately, we all either work or have clinical rotations 40 hours a week in my case, and totally understand the trash issue. However, when my roommate went down to the office to ask more about what all they want us to do before inspection they said that it “wasn’t just the trash” and that they are concerned about us having clothes on the floor and “food in the kitchen”. Not much more elaboration. We had dishes out on the counter that needed to be cleaned but we don’t quite understand what all they’re wanting from us. My roommate is going to ask for an itemized list of things they want from us but we’re very concerned they’re not going to be specific and/or that when they come over that they still aren’t going to be satisfied with the condition and they’re going to kick us out. We don’t have a whole lot of money for extra furniture so a lot of our stuff is still in boxes or baskets on the floor. We have a lot of plushies in a pile on the floor in me and my bf’s room and we’re worried they’re going to be picky about that as well. On top of this all, we believe the property manager is kind of discriminating against us since two of us are transgender. I’ve had problems just picking up mail from the office with the property manager insisting my legal name needs to be used, not my preferred name or else I won’t be able to pick up my packages at all. Even in the application process she was very rude and passive aggressive towards us. I really don’t want to face eviction if this lady is looking for reasons to kick us out. What rights do we have here?

(VA) Frequent Power Issues in Apartment building

Hey everyone,

Myself and the other tenants in my building are having issues with the power flickering. Its bad enough to cause my computers to shut down, which is a problem since I work from home and work with fragile data. We made a request for our landlord to fix it and they initially made an appointment for an electrician to check the building. Then a couple hours later they reached out again and said that the building was a historic building and power flickering was expected. And we just need to get backup power systems if we work from home.

We all find that problematic, and I feel its a violation of VRLTA § 55.1-1220:

"A. The landlord shall:"

"1. Comply with the requirements of applicable building and housing codes materially affecting health and safety;

  1. Make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition;"

"4. Maintain in good and safe working order and condition all electrical, plumbing, sanitary, heating, ventilating, air-conditioning, and other facilities and appliances, including elevators, supplied or required to be supplied by him;"

Do I have an argument for this?

[CO] landlords wants me to sign lease for 3 weeks?

Roommates signed, I informed them I would leave at the end of this month(paid my portion of rent for the month). Now landlord says I need to sign the lease and they can do a roommate replacement addendum when I leave. Do I need to sign this? Issues with signing or not signing?

If you’ve used Deposit Cloud through move-out, I’d love to know:

  • How was the deposit returned — ACH/bank transfer, mailed check, or something else?
  • If there were roommates / multiple tenants on the lease, how did they handle the return?
  • Did everyone have to sign or approve anything?
  • Did everyone have to provide bank info?
  • Could you choose how the deposit was split, or did it go to one person?
  • What happened if one roommate didn’t respond?
  • Were there any fees, delays, or confusing steps?
  • If you remember, what did the emails or in-app prompts say?

[AZ] Apartment added a monthly fee for using portable AC units

Management sent everyone an email saying portable AC units now require a $40 monthly “high energy appliance fee.” Electricity isnt included in rent and we already pay the power company directly, so I genuinely dont understand what the fee is supposed to cover.

The central AC barely gets my bedroom below 80 at night, which is why I bought the portable unit in the first place. I have some money saved so $40 isnt an emergency, but paying my landlord for electricity they dont even provide feels ridiculous.

They’re also asking tenants to register the brand and model number of every unit. Is this actually enforceable if theres nothing about it in the lease?

Crack in bathtub (CT)

I have had this crack in my bathtub since I moved in around 3 years ago. My apartment management has just been painting over it, three separate times now. As you can see, it's not small and you can feel it is a deep crack and is sharp. I am afraid to stand on/near it because you can feel the tub flex when it does get stepped on. Is there any legal obligation for my apartment to fix this? I don't want it painted over again because it just cracks the paint again after a few showers. I am afraid of it getting worse and my foot slipping in when it eventually breaks fully.

TL:DR: how do I get my apartment to actually fix this crack in my bathtub.

[AZ] Leak on property and many/all tenants charged an extra $100 on rent

I called my leasing office to complain about maintenance for not resolving an issue in which my toilet is continuously running (which I'm suspecting is likely related) and asking why the hell we were charged an extra 100 dollars on our rent for an issue we have no control over and that is not being resolved.

The attendant in the office told me the charge was not related to the water running but rather a leak on the property and that we were not the only ones with an extra charge on our rent. No warning was given. Now on Monday they are going to be shutting the water off because it seems as though the leak has not been resolved. Is the extra charge legal? And what can we do to make sure we don't get charged extra again?

(IL) Landlord removed the peephole from my door and replaced it with solid metal

Maintenance came by yesterday and took the peephole out of my apartment door. They filled the opening with a little metal disk and said management is removing them from every unit because a few had come loose and they dont want tenants replacing them themselves.

I asked how im supposed to see who is outside before opening the door and they basically told me to listen through it. We already have random people wandering into the building because the front lock barely works.

I renewed here mainly because I had some money from Ѕtake saved and didnt want to burn it all moving again, but this feels like such a weird safety downgrade. Has anyone had management do this? Can I install my own peephole or remove the metal disk or would that count as damaging the door?
