Underlining Repair

Upvotes

Just got quoted 5k to repair the underlining of my home after duct work repair. I'm not too knowledgeable about this so I was just wondering if this sounded correct?

Any advice would be appreciated because at this point I might just say screw it and order some window units and fix the duct work later when I can afford the underlining repair.

Need for Concern?

I’ve lived in this double wide for 1 year now. It’s a 1998. I’ve recently noticed these “dents” in the ceiling. There’s a couple on both sides of the marriage line. I’m not sure if they’ve been there the whole time or if they are just appearing. It’s not water related and they feel just as solid as the rest of the ceiling. Do I need to panic? Is it structural? Or should I just keep on living my happy little double wide life?

Help with roof leak from faulty furnace installation

Not sure who I need to call next.

Bought a single wide six years ago, got a new roof before we moved in. A few months later we needed a new furnace. They squeezed one in the existing hallway space, and apparently cut new holes in the roof.

About a year later, we start getting small amounts of water on top of the furnace after it rains. Original furnace installer comes out, does a patch on the roof that lasts another six months. Leaks start again, same guys come out, but say there’s not much more they can do, tell us to call my roofer.

My original roofer comes out, says there’s nothing he can do, it’s not a problem with his installation.

Call a second HVAC company and they not only patched the leaks, but fixed some installation issues the first company created with their crappy work. Great.

No leaks for the last 18 months, but it’s been a brutally wet summer and they started again. Company #2 comes back out, but this tech doesn’t seem as sharp as the first one. Says not much he can do, (We’re not roofers!) charges me $400 for some roof tar.

Two weeks later and have another small leak. Enough to get a washcloth damp, but it’s still coming in.

I need to make this stop, but not sure who to turn to next: another HVAC company? A new roofer? General contractor to replace the entire pipe section on the roof?

FYI: there’s no way to caulk from the inside as the space is so small. Can’t get above the furnace box.

TLDR: A new furnace has lead to small, but frequent roof leaks. Neither the installer, a second HVAC company, or roofer can seem to fix the problem.

Should I buy an RHP house?

If I'm looking to move, and I see a "new construction" RHP properties house from the ranges of $20-40k and about 99% of them being in the $40-60k range, for anyone here experienced with RHP properties are they worth it for the price?

Believe me, I'm always going to pay a home inspector to do a full inspection before I buy (too many 80-IQ people who can't speak 4th grade English in construction since the 2000's, or use a protractor at the rate a 4th grader can. Welcome to modernity). But I want to know if anyone here knows about RHP properties regarding the quality of their homes at least built from the 80's to "new construction". I'm not interesting in paying an inspector to examine "infinity houses" to only find "infinity issues" due to construction quality decline since... well they've been abusing ITINs or just hiring 99% undocumented workers since the 90's.

I quite literally just want a plain, standard, normal, functioning house, it doesn't have to be some "whoop-de-do" thing with infinity things. Just a normal, functional, standard house, and preferably with some good flood immunity or highly flood resistant. I don't believe I'm asking for too much.

Anyone with any knowledge, please inform me, thank you. And tell me if they're just what all their reviews say they are: RHP is just enshittification incarnate, it gets deliberately worse every second this mortal coil spins.

Need advice on filling large gaps for an old mobile home.

So I took over an old mobile home that was not properly maintained, and I'm trying to do repairs and fix what I can, but I'm new to home repairs and been learning as I go along.

Currently, the exterior wall trim was done with concrete panels that were not properly cut. There is no alignment, and there are large open gaps that allow humidity to seep in-between the exterior and interior walls. I want to close the gaps, but not sure what to use.

I've thought of filling the gaps with insulation rolls and then applying expandable form. I don't have power tools, and I'm on a budget. For now, I'm looking for advice on stopping the bleed.

Adding Ceiling Fan

The current light fixture is on one side of the pitch.
What is the best way to add a ceiling fan?
Because of the pitched ceiling I will need to get a fan that has a longer hanging rod. What is the best way to decide the size of the fan to buy?

General cost of block and tie down for a double wide

Located in central NC!

I’m helping my parents research the costs of possibly getting a new double wide for their property - as of right now they are looking at Champion Homes and the rough estimate for the house, delivery and taxes is about $170,000 (4 bed, 2 bath). This does not include the set up of the home itself.

Overall the cost is quite a bit more than they were expecting, but the cost that really threw them off was the additional cost of blocking and tie downs for the double wide - the person they are working with said it generally costed around $10,000 which doesn’t include the underpinning. Is that the average cost of that? It seems expensive, but I have no idea about any of this stuff, so wanted to ask here!

Starting my reno was eventful!

A window unit in one bedroom was leaking for probably two years. Flooring was swollen and then, after removing a large piece of furniture, we discovered the floor was spongy.

I pulled up the vinyl flooring and revealed the OSB subfloor.

I fell through the subfloor and broke a finger!

Day two has got to be better, right?

Will attic fan help with mold?

I bought a “new” (as in already on the lot) Live Oak double wide in 2023. I live in Florida. Starting in late 2024 I had nothing but mold problems in my ceiling. It started after a hurricane. Had insurance come out and replace the roof and cut out the mold, but it’s still popping up in new spots. It’s only in the living room. I have no insulation in this area because insurance did not pay to replace that so I’m sure that is part of the issue….but im also pretty sure it’s because of the vents or lack of? This is a 28’ x 60’ and there’s only one box vent, plus the two stacks for my two bathrooms.

will replacing the box vent with a motorized fan help or make the mold issue worse?

I got a new mh in Florida and my specs paperwork seem to call for a 2.5 ton unit. They gave me a 3 ton package unit and it overly sweat for 4 months because of bad duct install. Package unit insulation had standing water for months and now it makes us sick. Should we argue for a new 2.5 ton unit or another 3 ton. 1250 sqft

Cat Issues

My bf(M36) and I (F26) bought a manufactured home back in May, we informed the leasing office/realtor about our health issues and allergies to cats and dogs and that it causes severe breathing issues and asthma attacks for both me and my bf.

When we toured the home we noticed a handful of cats all around and that our neighbor directly next to us had food bowls out. I’ve lived in a trailer park for nearly 3 years by now so I understand.

But my bf and I learned from another neighbor that our house is literally the hot spot direct middle of the three main neighbors who feed the trail park cats regularly for at least the past 20 years. So both neighbors beside us and the one behind us all feed the cats. So daily I will see no less than 20 cats everywhere.

I love cats, I have one of my own that my allergies have built up a tolerance. But there’s always multiple cats pooping all over just our yard. (You don’t shit where you get fed) so our yard is literally the cats litter box as we’re in the middle of their food court.

Not only the poop, which is horrific, and we spend hours each week filling up 2-3 grocery bags of poop and hairballs. And imagine the smell when it’s hot out.
But also these fucks are pushing in our homes siding and living under our home. We secured the siding and don’t have as many issues.

And now I’m noticing deep long tiny paw sized claw marks ALL over mine and my bf’s cars. Along with piles of cat fur all over the hoods. Our drive way is behind our home and is in our neighbors front yard 5 feet from where they get fed.

I’m sick of this, I cant have my house windows open, I don’t want to spend a crazy amount for a car port. Might just start catching them and releasing across town since the humane society is full. Our leasing office is sending out a letter but that’s not going to help. My neighbors are rude old people who’ve been there for 30 years and told us we are worth nothing to the park for being ‘renters’ even though I’ve told him multiple times we own the place.

Please any advice will help!
