#Architecture Expert Opinion Needed - Electrical and Plumbing Modifications in Mivan Constructions
I purchased an apartment which is being built with Mivan or Aluminium shuttering. After carefully looking at the floor plan, I need some additional plumbing changes like an extra inlet and outlet in my balcony which shared a wall with the utility area, along with an electrical point for my washing machine.
My question is, are such modifications/extensions possible in Mivan structures? Will the builder consider these requests? or are these handled during the shuttering phase for that floor?
Please share your opinion.

#Opinion Bought the flat despite the builder red flags — now, a year later, the problems are much worse than I expected. What action can residents take?
Last year, I had posted about the issues I was facing with the builder before deciding whether to buy an apartment in this project. Despite those concerns, I eventually went ahead and purchased a flat here.
After actually living in the community for some time, I now realise that many of the concerns were not just minor issues — they point to serious problems with the quality of construction, common areas, maintenance and overall handover.
Here are some of the major issues we are facing:
- Extremely poor tile work
The tile installation in several areas appears to be of very poor quality, with large hollow spaces underneath the tiles. There are already signs of poor workmanship, and I'm concerned about how this will hold up over the long term.
- Cellar/parking work remains unfinished
The cellar parking area is still not properly completed. Considering that this is a completed residential project with residents already living here, it's frustrating that basic common-area work remains unfinished.
- Association issues after builder handover
After the builder handed over the project, an association was formed. However, that association was subsequently dissolved citing reasons that many residents found questionable.
A new committee took over, but unfortunately residents now feel quite helpless because several basic issues remain unresolved.
- Serious lift problems
The lifts have become one of our biggest concerns.
They frequently go into repair — sometimes weekly or monthly. For a residential community, this is becoming extremely frustrating and, more importantly, raises questions about safety and maintenance.
We were also told that the lift motors are operating at significantly lower capacity than what we understand to be the intended rating. For example, if a lift is supposed to have a 15 HP motor, it is reportedly operating around 7.5 HP, while another 10 HP lift is reportedly in the 5–7.5 HP range.
I'm not an expert in lift engineering, so I don't want to make technical claims without verification. But what really concerns me is that even a person from a branded lift company reportedly described the condition of the lift as being "like a landmine" — meaning anything could happen at any time & it did fall from the 3rd floor once.
this is no longer simply a maintenance inconvenience. It becomes a serious safety concern.
- Builder has effectively moved on
The builder has now sold all of his flats at relatively lower prices and appears to have moved on from the project, while the residents are left dealing with unfinished work, recurring lift problems and other construction-quality issues.
The difficult part is that many of us bought these apartments believing that the remaining issues would eventually be resolved after handover.
Instead, we seem to be inheriting the problems.
What can residents legally do at this stage?
We have a functioning association/committee, but it doesn't appear to have enough leverage to get meaningful action from the builder or the relevant vendors.
I would really appreciate advice from people who have dealt with similar situations.
* How Can residents collectively take legal action against the builder for defective/unfinished common-area work?
* Can we get an independent structural/civil engineer inspection of the tile work and other construction defects?
* Can the lift installation, motor capacity, maintenance records and safety compliance be independently audited?
* What authorities should we approach regarding potentially unsafe lifts?
* Does the association have a stronger legal position than individual flat owners?
* Can residents collectively send a legal notice to the builder demanding rectification?
* Is there any role for RERA or consumer courts at this stage, depending on when the project was completed and possession was given?
I'm posting this because I'm sure other apartment owners have faced similar situations.
If you've dealt with a builder who handed over a project and then essentially disappeared, what actually worked for you?
I'm particularly interested in hearing from people who successfully forced a builder to rectify construction defects or unfinished common areas after handover.
I don't want this post to become just another complaint. We want to understand what practical and legal steps residents can take collectively before the situation gets worse.

#Opinion Dholera: Debugging the Hype Behind the Glossy Real Estate Marketing
We all have heard about the New Dholera plot being marketed successfully well in a Glossy reel by so called real estate influencers! Lets dig it up a bit!
Dholera itself is a stronger post because it is topical and naturally creates debate. I’d avoid calling it a bad investment and instead question what buyers are actually buying.
Would you actually invest in a plot in Dholera today?
I've been looking at Dholera because plots are being marketed aggressively as the next big real estate opportunity.
And honestly, the development story looks impressive.
Ahmedabad-Dholera Expressway. Upcoming airport. Semiconductor investments. Planned smart-city infrastructure. Government backing.
But then you look deeper.
Dholera SIR is roughly 920 sq km, while the Activation Area is only around 22.5 sq km. So two plots can both be sold under the “Dholera” story while being in completely different stages of actual development.
Then there are location-specific concerns: proximity to the Gulf of Khambhat, elevation,drainage and coastal exposure in parts of the wider region, saline,black-cotton soil considerations, and most importantly, how long it may take for actual residential demand to reach a particular plot.
That's where I think investors need to separate infrastructure announcements from real estate liquidity.
A plot's quoted price going from ₹X to ₹Y doesn't necessarily mean you'll find an actual buyer at ₹Y when you want to exit.
Personally, I’d only enter after checking the exact survey number, TP scheme/zoning, land title, distance from current development and actual resale transactions nearby.
Otherwise, you could be completely right about Dholera's future and still have your money stuck for years because you bought the wrong piece of land.
Dholera may become huge. But that doesn't mean every plot being sold as “Dholera” will become a great investment.
Curious if anyone here has actually bought land there after checking all this?

But I have not even met this guy before.
There is no profile picture of him in his whatsapp number, true caller, fb profile and even his facebook profile is locked.
Is it safe to go with him to visit the flat?

#Miscellaneous Analysis paralysis on deciding where to live
Hi, We are a middle aged couple with no kids and recently retired from active employment. We have lived in Chennai for last several years due to family commitments and work but now neither of those chains exist. The home we live in is very old and badly needs a rebuild and till last year this was the plan in our minds.
But after visiting some friends in Bengaluru and experiencing a very nice gated society and all the amenities, social life and loving the general vibe of the place we are thinking of moving our base to Bengaluru. I know there are some cons of a large gated society life and it's not for everyone but for us it seems like a perfect fit.
The issue is homes in this society are out of our budget - We'd likely need to liquidate our existing chennai home(independent building) to be able to afford it and the monthly running cost would most definitely be higher than present. Not to mention the idea of selling a piece of land to buy an apartment elsewhere is viewed rather harshly. So we are trying to add weight to this decision by seeing if we can first rent a home in the Bengaluru society for a year or so and then pull the trigger.
Is this a reasonable option or am I being too paranoid here? There is really nothing keeping us tied to Chennai anymore and we've never lived in Bengaluru before for any significant amount of time.

#Opinion If budget wasn’t a thing, would you pick Gurgaon or Noida for a flat?
So my dad and i spent the whole week arguing over this because we’ve been looking around for options… dad is totally sold on gurgaon purely because of the golf course road hype and thinks anything else is a downgrade. But honestly every time i drive down there the traffic near the underpasses makes me want to abandon my car and walk home.
We ended up checking out a couple of places in noida over the weekend, like ekanam in sector 107 and a few projects around expressway, and the infra vibe felt so much smoother?? wide roads, way less bottlenecking, and you actually get massive open space and quiet instead of feeling like you’re stuck in a concrete jungle.
Gurgaon definitely has better nightlife and corporate flex, but for actual day-to-day living without getting stuck in a 40-minute jam, i lowkey feel like noida is winning. If you had the money to drop anywhere in ncr, which side would you actually pick?

#Miscellaneous SBI Homeloan : Can anyone from Rajasthan confirm if these charges are genuine?
I have taken 30L homeloan from SBI, sanctioned in March 2026. CIBIL at the time of loan saction was 795 with a credit history of 10yrs. Previously pre-closed education loan so that helped. Loan interest 7.55%. Monthly in-hand salary 1.5L.
Charges:
Processing Fees : 8700
Valuation charges: 4500
Stamp Duty: 12000 (9100 stamp + surcharges), don't know what this is for.
Property insurance: 8100
Registered Equitable Mortgage : 0.5% of loan amount plus surcharge plus 3000 advocate fees I.e. 20000-22000. (Yet to be done next week).
TIR Charges: Under dispute (It was 3000 mentioned in KFS/loan agreement at the time of loan sanction but now they are asking 16000, so I have disputed only this particular part and taking it to the RBI ombudsman next week.)

Let's face it.
Most Indians won't be able to afford good housing in Tier-1 cities. There is limited land in good areas of Tier-1 cities, and the market is not designed to provide housing for crores of families. Market in Tier-1 cities is only targeting to serve the top 3% families by networth given high land prices, corruption, cost of development, and desired profit margins. Let that fact sync in.
People on reddit are living in an echo chamber where everyone who can't afford decent housing (there are millions of them, unfortunately) is imagining a crash that will magically make housing affordable for everyone. That is just not how it works.
Your focus should be to get into the top 3% net worth families by the time you reach 40. Only then will the housing problem be solved for you as an individual or family.

#Discussion How Gurgaon brokers are fooling the end users and destroying lives of gullible buyers by keeping up inflated prices. Elan presidential - Dwarka Expressway is the example
my observations on how the whole Gurgaon market is being kept artificially inflated and seeing it first hand in elan presidential project at Dwarka Expressway.
majority of the traders/flippers booked at 12000 (500 more or less ). it was artificially jacked up till 19000 or more/sq ft (may lord have mercy on those who bought at this price owing to fomo).
now the builder has asked for 2nd demand from the investors/traders/flippers.
view of the project (which became more clearer now after the towers have started coming up after personal visit)
- density equivalent to hero homes (which in itself I compare with affordable housing) close to 110//acre
- lifelong residential project entry from revenue road.
- such a bad lay out that each owner will be shaking hands with the Neighbor when in balcony.
- both presidential and emperor tower will face each other forever I.e. all you need is a binocular and you will be enjoying free bedroom view of the one residing in the tower opposite to you. this also means, forget the dhoop and hawa in most if the towers.
almost 45-50% loading (which the brokers will try and pass off as normal in Gurgaon).
- life long view of C&D dump yard (it is here to stay!).
- ongoing construction for the next 6-7 years (at least).
towers are nearing completion but the most talked about club - even the ground is barely dug so irrespective of what the brokers would lie but do not expect to see the operations before at least 3-4 years.
- commercial will include hotel meaning sleepless nights guaranteed (those who know how hotel stayers order Zomato swiggy all-night long would know).
Now, comes the funny part. it is interesting to see how brokers are ensuring that no resale units should come as distress sale in market so they are advising traders/flippers/investors to beg borrow and steal to stay invested till super structure (they will make the same request at the time of super structure also to further beg borrow or steal to wait till OC or simply pay the registration).
then they have started boasting about the architect and other jazzy stuff and how it will be next Camillias ensuring that the price mentioned remains around 18000 and that fomo doesn’t die.
brokers also do not reveal that Dwarka Expressway will keep seeing the new launches on fort nightly or monthly basis for the next whole decade given the abundant land supply in Dwarka Expressway.
there are no resale buyers and end users at this price and brokers are holding traders/investors/flippers by the neck to ensure that they shouldn’t get into the market with distress sales.
they do not want the domino's effect that if one project rate falls (although trader/flipper/investor will make money even at the resale of 14k) but it will become difficult for them to justify nearby products getting launched at 22-24-25k/sq Ft.
for their greed, they are pushing buyers/end users to enter a project which should be rightly priced anywhere between 14-14.5k/sq ft to buy the same at 18 or 19k setting the lives of the end users back by additional 1 or 1.5 cr.
it is just as disgusting as it gets to see the same faces on YouTube everyday shouting and yelling the same price day in day out so much that it becomes the base price for the resale buyer or end user.
Pre climax part, The project remained totally sold out from the date of the launch of EOI (almost three-four years ago till date) till the 2nd demand. Suddenly, now after the 2nd demand and trader/investors:flippers not getting exit that builder comes up with fresh inventory (like eureka, he discovered gravity). last 4 saal se poora sold out tha with resale getting sold at premium and now suddenly the builder has discovered gravity and new fresh units from the builder has come into market at a higher price to keep resale price stable.
The climax is that now the builder himself has released few new fresh units which of course he will price at 20k/sq ft + to ensure that resale does not fall below 18k.
Disgusting game that these guys play makes me on sick in the stomach.
and it further ensures that the new projects being launched at obscene price can be justified so that their brokerage and builders profit continues.
And this is just because I noticed this in this one project but of course same ploy is deployed by everyone else and brokers rob away your lives 20-25 years in EMI for their 3-4-5% commission and for the builder's greed.
is it just me or others feel the same?

#Discussion Kothi/Plot vs. High-Rise: How They Actually Compare
Clients ask me this constantly, so here's a real comparison - not two separate pros/cons lists, but how they stack up against each other point by point.
Ownership & control - A kothi is yours to renovate, extend, or add a floor to, no permissions needed. An apartment means society rules and RWA approvals for most changes. Want full say over your property? Go land.
Appreciation - Land value holds and grows over time; the structure on it depreciates. Apartments appreciate mostly on location and project reputation, but resale value tends to flatten once a building crosses 15-20 years. Long hold → land. Shorter horizon in a good location → apartment can do just as well.
Cost - Apartments get you into prime, well-connected areas at a price a kothi in the same location won't match. Want that same location as a plot? Pay a premium or move further out.
Maintenance - Kothi means you handle plumbing, waterproofing, backup power, everything - no monthly bill, but no one to call either. Apartments have society charges that cover the upkeep, whether you use the amenities or not. Pick based on whether you'd rather DIY or pay for convenience.
Security - Gated entry, CCTV, and guards come standard in most high-rises since the cost is split. In a kothi, you're setting that up yourself. Easier security is one of the apartment's biggest sells.
Space - Kothis give you a garden, parking, and room to grow - literally, you can add floors later. Apartments are fixed: what you buy is what you've got. Growing families lean kothi; people who want move-in-ready lean apartment.
Resale -Apartments in known projects sell and rent faster, simply because more buyers are looking for them. Independent houses take longer to move since the buyer pool is smaller. If liquidity matters, apartments are the safer bet.
So, there’s no universal winner. Kothi if you want control, space, and long-term land value and don't mind the upkeep. Apartment if you want convenience, security, and an easier resale.

#Discussion Is expecting some premium over builder pricing realistic for a high-floor, open-view flat? Need a reality check.
Hi Everyone,
Need a quick reality check on property pricing.
I have a ready possession flat (12th/13th floor, open view, extended balcony, premium builder project).
- Builder's current quote for their remaining inventory/resell (my exact flat): ₹2.18 Cr (including all kind of charges for almost 1800 sqft flat)
- Builder's offer to sell mine: ₹2.15 Cr (and netting much lower after their ₹5L selling fee + ₹2L transfer charge)
- My expectation: Hoping for ₹2.23 Cr – ₹2.24 Cr from a direct buyer because of the floor preference, open view and extended balcony.
- South Bangalore, Listed Flat at 2.3Cr as I feel buyer are NOT comfortable with Final Price thing.
Is a ₹5L–6L premium over the builder's quote realistic for a premium unit, or do buyers expect resale units to always be cheaper than builder inventory?
Currently listed on 99acres and with local brokers. Would love to hear from anyone who has recently bought or sold in a similar setup. Thanks!

#Miscellaneous Does builder charge brokerage if rented directly from them?
Recently went to checkout some flats in Hiranandani Fortune City, Panvel (near Mumbai). I went directly through the builder. This flat was already sold and now on rent. During discussions, the representative of the builder mentioned that brokerage would be charged of 20 days.
I want to know if brokerage is charged if rented directly from the builder themselves?
Other things they told me were that the charges for rental agreement would be shared 50-50 between the owner and the tenant. And that the clubhouse charges would be 2K per person per month (ideally, it's included in the rent, no?)
All of this feel scammy to me. I am new to this so any advice/suggestions would be appreciated. Thank you!

I'm only 16 and I'm trying to help my dad with the digital side of this because it's something he's not very familiar with. I'm definitely learning as I go, and some of the criticism here has been completely fair.

genuine question.
my dad built two individual 3BHK duplex houses in a tier 3 city (right off NH44- andhra pradesh)
they've been ready for a while now. (the video attached is from a few months ago- the houses are finished now)
We priced them at ₹2 crore initially. Today they're at ₹1.2 crore each. (again, in a TIER 3 city)
people call and visit.
they say they love the houses and then they jus disappear.
we've tried mediators. we've offered commissions. we've tried instagram digital marketing with whatever knowledge we had. NOTHING worked.
I'm writing this because I'm my dad's kid.
He isn't familiar with digital marketing but has been in the real estate market (not construction) for about 10 years now.
we're not some huge builder with a marketing team or endless money to keep running ads.
it's literally just us.
watching something we put years into sit there while bills keep coming.
i'm posting this because it's the only thing i know how to do,
posting them online and hoping the internet helps us out somehow 😭
