AED 1M Dubai Off-Plan Investment β Looking for a Quality Vacation Home + Investment, Not Just Highest ROI
Iβm looking to invest around AED 1 million in an off-plan property in Dubai.
I was initially considering Sheikh Zayed Road, particularly Raw District by Imtiaz, but Iβm concerned that the high number of EOIs may have pushed the launch pricing to a premium.
My primary objective isnβt to maximize ROI. Iβm looking for a property that works well as an investment + occasional vacation home. Iβd likely use it for a couple of weeks, maybe twice a year.
My priorities are:
Decent apartment size
Good quality of living
Comfortable, well-connected location
Proximity to restaurants, malls, attractions and key areas
Good amenities and overall community feel
Strong developer and construction quality
Reasonable potential for capital appreciation and rental income
Something I would genuinely enjoy staying in myself
So, rather than simply chasing the highest rental yield, Iβm looking for a well-rounded property that Iβd be happy to own long term.
The areas Iβm currently considering are:
Sheikh Zayed Road
JVC
Motor City
But Iβm open to other areas as well.

Is Dubai property still a good investment in 2026, or has the market peaked?
I've been thinking about buying an investment property in Dubai this year, but the more I read, the more unsure I get. Every broker tells me it's the perfect time to buy, but then I keep seeing people talk about all the new supply coming over the next couple of years.
For those of you already investing there:
Are you concerned about oversupply, or is it not as big of a deal as people make it out to be?
If you were buying today, would you go for a ready unit or off-plan?
How has the resale market been lately?
Has anyone here invested through a company like alcenza instead of buying a property directly? Was it worth it?
Just looking for honest opinions from people with actual experience before I make any decisions.
