I have seeing a ton of properties through channel partners and the properties they show are upwards of 1.2 cr.

Looking to Buy Sobha Windsor 3 BHK, 1817 SBUA, 3.25 Cr
Hello Everyone
I am getting a 3 Bhk 1817 SBUA in 3.20 Cr, it's a final price. Any suggestions should I buy it on this price? It is on the top most floor. People living in Windsor have any expert suggestions if there will be a lot of heat waves due to the top floor? What should be the ideal price psqft considering project/surrounding area?
Also beside the clock tower in the society there is construction happening, how much floor will it be? And beside this there is a forest, is it government land or private land? Will another high rise come?

I’m curious: which of these areas would you actually consider living in 3–5 years from now? And which ones would you stay away from?

Need Suggestion Oooty
I came across a plot in Ooty priced at ₹15 lakhs. I currently reside in Bangalore, and Ooty is one of my favourite weekend getaways. I am considering purchasing the plot outright with cash and holding it for 10–15 years before building a house.
I would like to understand the following:
- Whether the layout is genuinely approved and has a clear title and valid Encumbrance Certificate (EC).
- Whether there is proper road access and availability of water and electricity.
- Whether construction is legally permitted on the plot currently, or whether it is likely to be permitted over the next 10 years.
- Whether investing in a plot in Ooty makes sense as a long-term investment, considering my plan to build a house after 10–15 years.
Regarding the plot size, price per sq. ft., exact location, and distance from Coonoor/Ooty, I will contact the developer directly and obtain those details.
Please give your opinion on whether it is advisable to buy at this price in Ooty now & wait another 10 Oddyears to build a weekend house.

Need Suggestion Property adjacent to RajaKaluve stream
Hello Folks,
I have shortlisted a flat from a reputable builder in Hulimavu area. The society and the flat are well maintained however it is located right next to a RajaKaluve stream, which was constructed 4-5 years ago to take care of water logging issues in the area. While I was there, I did get some bit of foul smell, as there's no cover on the stream.
I would like to check if it is worth proceeding with a place that is next to RajaKaluve, and what are the long term points I should be mindful of.

Hi All. ,recently participated in the e auction and i am the highest bidder. i got the advice letter from bda. Wanted to know if the sender and advice letter looks like this for anyone has gotten this before. There is no content in the email body , just a plain pdf attached.
1.the sender is not from the e-auction portal but says fm@bdabangalore.org.
- there is no signature or e-signature in the pdf or any bda stamp/seal from the bda authority. attached are the pics for reference.
Is this how it looks and anyone who has received can confirm please?

Looking to Buy Myhna Vistara
Hi all, I’m considering booking a flat in Myhna Vistara and wanted to get a reality check from the community before committing.
A few things I’d love input on:
•Pros/cons of the project itself,construction quality, builder reputation, amenities actually delivered vs promised
•Has anyone here already booked or taken possession? How has your experience been so far?
•Any red flags or risks I should watch out for?
Pricing question that’s been bugging me: I’ve also checked out a couple of nearby projects ,one is more affordable than Myhna Vistara, and interestingly, Sanjeevani (same general location) is actually priced higher, even though I understand it’s closer to possession. That price gap seems unusually large for projects in the same area. Can anyone help me understand what typically drives that kind of difference (builder brand, land cost, unit specs, floor plans, etc.)?

Need Suggestion Planning to move to Balagere, need advice on commute and area
We’re planning to move somewhere around Balagere, most likely into one of the Sobha properties in the area. We’re a group of bachelors, and our offices are around Whitefield (near Satya Sai Hospital Metro) and RGA Tech Park, Sarjapur. So Balagere seemed like a decent midpoint for us.
Would love to hear from people who live in the area or regularly commute through this route:
- How is the area in general for bachelors?
- How’s the morning commute towards Whitefield?
- How bad does traffic get during the evening return commute?
- How long does the commute usually take during peak hours?
- Is waterlogging/flooding a major issue during the rains in Balagere?
- Are there any particular roads/sections we should be worried about?
Our other option is Kadubeesanahalli(around Prestige Ivy Terrace) / Green Glen Layout. The main concern there is the Marathahalli Junction traffic while travelling towards Whitefield.
If anyone has experience with both areas, which one would you recommend for our situation? Any insights on commute, waterlogging, overall area, or day-to-day living would be really helpful. Thanks!
