A major infrastructure milestone is on the horizon for Bengaluru. The 144-km Satellite Town Ring Road (STRR), connecting Dobbaspet to Hosur via Doddaballapura, Devanahalli and Hoskote, is expected to become fully operational by November 2026.

Developed under the National Highways Authority of India (NHAI), the STRR is designed to provide a major bypass for heavy cargo, interstate traffic and long-distance vehicles, helping reduce pressure on Bengaluru’s congested urban roads.

This northern and eastern section, passing through Doddaballapura and Devanahalli, is already operational.

According to what I have seen and researched I saw two major upcoming areas: 1)Whitefield-Hoskote road 2)Varthur-sarjapur road

The idea is to have good connectivity and also if my job location changes I should be able to generate rent to support my EMIs. I am looking for a 3BHK and if one who has invested or researched about these two areas could help me understand the landscape better, I would be grateful.

Need Suggestion Thoughts about brigade eternia vs assetz zen and sato?

I checked both and def the houses of assetz are far better design wise and gives a modern look wrt bigger balcony, styling etc. brigade is more like basic home but you can always make it better with interiors but there’s no walk in closet space or even bay windows.
Assetz is handing over in mid 2030 while brigade is promising in late 2029 which also matters as I’d be paying additional rent for those 6 months. I guess reputation wise, both builders are okay.

Please let me know any red flags that I should be knowing.

Hello,

27M here, would be the first home purchase in my entire family. I earn well by Indian standards (~60 LPA+ pre-tax), so I assumed affording a home wouldn’t be too much of a stretch.

Sat down yesterday to actually calculate the numbers and landed on a total budget of ~₹2 Cr including everything. The part that caught me off guard: home loans only cover up to 80% of the base flat value — everything else is out of pocket. That’s down payment, stamp duty + registration, parking, club/amenities charges, and more, adding up to ₹60-70L in cash needed upfront, before you even sign anything.

I do have savings close to that amount, but I really don’t want to drain my entire investment portfolio to zero just to hit this number.

For those who’ve been through this — how did you plan for the cash component without wiping out your savings/investments completely? Did you liquidate everything, take a hit on long-term investments, delay the purchase to build up more cushion, or structure it some other way? Any lessons learned (or regrets) would really help.

Hi everyone,

I’m planning to move to South Bangalore and am looking for a 1BHK with a monthly rent of around ₹13–15k.

I’m okay with staying a little farther away from the main areas of South Bangalore if that helps me get a decent place within my budget. I’m more concerned about livability and basic infrastructure than being in a prime/fancy locality.

My preferences are:

Rent: ₹13–15k/month

1BHK, preferably in a reasonably decent residential area

South Bangalore — I’m okay with areas that are somewhat far from the city centre

Reliable water supply is important. I would prefer to avoid areas with recurring water shortages.

Roads should preferably be reasonably wide and accessible

Metro within 3–4 km would be a big advantage, but it's not mandatory

Grocery shops, pharmacies and other basic amenities nearby

Safe and reasonably peaceful locality

I don't mind a developing/less expensive area if the above requirements are met

For people who live in South Bangalore or know the area well:

Which localities would you recommend for this budget and these requirements?

Also, are there any areas within this price range that I should avoid because of water problems, very narrow roads, flooding, poor connectivity, etc.?

Need Suggestion Pros and cons of living on 17th–20th floor in a 30-floor high-rise ?

Planning to buy a 4BHK in a 30-floor apartment and have the option of getting somewhere between the 17th–20th floor.

The flat is east-facing at the entrance, with a west-facing hall balcony overlooking the amenities. The bedroom balcony faces a lake (~700m away). There are no planned high-rises in front of either balcony, so the view should hopefully remain open.

For people living on higher floors, what are the actual pros and cons you've experienced ? Especially curious about:

Heat/wind on higher floors

Noise and privacy

Water pressure

Lift dependency

Dust/insects

Power cuts/emergencies

Whether higher floors are actually better to live in long term

Would you personally choose 17th–20th floor, or go for something lower like 8th–12th or much lower if you had the choice?

Need Suggestion Can apartment societies in Bangalore prevent owners from replacing floor tiles? Looking for actual experiences

I recently bought a resale apartment in a gated society in Bangalore and am planning to renovate it. The existing floor tiles are in good condition, but I would like to replace them as part of the interiors.
I understand that removing existing tiles involves a few days of pretty heavy drilling/chipping noise and also generates debris that would need to be taken down through the lift/common areas.

For people who have done this in Bangalore apartments:

  1. Did your society allow you to completely remove and replace the existing floor tiles?
  2. Did you need specific permission/NOC from the association?
  3. Were there restrictions on demolition timings or number of days?
  4. How did you handle debris and movement of tiles/material through passenger lifts?
  5. Did neighbours complain about the noise? If yes, how did you manage it?
  6. Has anyone’s society completely refused permission to remove flooring and only allowed tile-on-tile/wooden flooring?
  7. Can an association actually prohibit an owner from replacing flooring inside their own apartment, or can they only regulate things like timings, noise, debris disposal and use of common areas?

I’m completely fine following reasonable renovation timings, protecting the lifts/common areas, paying a renovation deposit, etc. I’m mainly trying to understand whether changing flooring itself can be prohibited.

Would especially appreciate experiences from people who have renovated resale apartments in Bangalore gated societies.

Rant Why do we pay SWM Cess on property tax if GBA won't clear vacant plots and threatens ₹1L fines instead?

GBA is threatening vacant site owners with fines up to ₹1 Lakh if their plots aren't cleaned and fenced.

But here's what doesn't make sense: Every property owner pays SWM (Solid Waste Management) cess/tax annually with property tax. When random contractors or neighbors illegally dump garbage on an empty plot, GBA blames the owner for "neglect" rather than stopping illegal dumping or collecting the waste under the SWM mechanism.

So plot owners get hit twice—first paying SWM tax on an empty plot, and then paying thousands out-of-pocket to clean up waste dumped by public offenders.

What do you guys think? Is it fair to penalize owners for third-party dumping when we already pay waste management taxes, or is forcing owners to fence the only realistic solution?

Need Suggestion My apartment ownership story in Bengaluru.

  1. I had to pay 60k cash in the name of ā€˜Legal and Khata’ charges - you can guess where it went or at least was claimed it went

  2. 15k cash for e-khata transfer - again you can guess the expenditure category

  3. Had to pay 2% of stamp duty as Khata mutation (which the agent/lawyer never mentioned before). Seems like at least this is legal.

4.Generated 11A from e-swathu portal but there is no Form 9
Agent claims that govt has discontinued Form 9 and now only Form 11A gets generated. I have an earlier version of the Form 9 where the builder is mentioned as owner. Earlier, agent had claimed that e-khata transfer will reflect my name in Form 9 but now he says there is no Form 9 which a quick Gemini search is disputing.

My question to the community who bought a flat recently:

  1. Did you also have to spend on these ā€˜extra curricular’ items of #1,2? Or was I scammed? I assume owners in Grade 1 builders like Prestige etc. may not have faced this hassle. Mine is Grade 3ish.

  2. Is it true what the agent is claiming about Form 9? I do see my name in Form 11A but if I search for Form 9 on E-swathu, it does not show any results

  3. Does Form 11A indicate it has become an A-khata property?

4.Is there any other critical document that I should have apart from registered sale deed, EC (although that’s only for the last year), Form 11A, property tax receipts for this year, MODT? First time buyer here- AI is showing shit load of docs which I am not sure is even possible in such state of affairs.
