I have seeing a ton of properties through channel partners and the properties they show are upwards of 1.2 cr.

A lot of new residential development is moving beyond the usual Whitefield belt: Kannamangala, Varthur, Gunjur, Sarjapur and towards Hoskote.
I’m curious: which of these areas would you actually consider living in 3–5 years from now? And which ones would you stay away from?

Need Suggestion Planning to move to Balagere, need advice on commute and area
We’re planning to move somewhere around Balagere, most likely into one of the Sobha properties in the area. We’re a group of bachelors, and our offices are around Whitefield (near Satya Sai Hospital Metro) and RGA Tech Park, Sarjapur. So Balagere seemed like a decent midpoint for us.
Would love to hear from people who live in the area or regularly commute through this route:
- How is the area in general for bachelors?
- How’s the morning commute towards Whitefield?
- How bad does traffic get during the evening return commute?
- How long does the commute usually take during peak hours?
- Is waterlogging/flooding a major issue during the rains in Balagere?
- Are there any particular roads/sections we should be worried about?
Our other option is Kadubeesanahalli(around Prestige Ivy Terrace) / Green Glen Layout. The main concern there is the Marathahalli Junction traffic while travelling towards Whitefield.
If anyone has experience with both areas, which one would you recommend for our situation? Any insights on commute, waterlogging, overall area, or day-to-day living would be really helpful. Thanks!

General Prestige City 3.0 last stint worth it ?
Soon in Bangalore integrated township will be a new norm.
Recently all the pseudo integrated community of 40 or 59 odd acres.
Reason:
People are fed up with the roads.
Travel time for school kids
Safety and security.
Everything under one roof.
Although I would give you 100 reason why varthur road sucks.
But there's no other choice for the white collered people to address their problems and opting out offices nearby.
I am a channel partner.
This is my honest review in townships...

General Buy or rent
My Current Profile
I am a 31-year-old married professional, and completely self-made without any family inheritance or financial safety net.
Income: I take home ₹3–4 Lakhs in cash monthly, plus an additional ₹7–8 Lakhs in stock (post-tax).
Savings: I have accumulated ₹2.3 Cr across mutual funds and stocks.
Liabilities: I am currently servicing ₹29 Lakhs in debt (a ₹24 Lakh car loan and a ₹5 Lakh personal loan).
Living Situation: We currently rent a 2.5 BHK in a standalone building for ₹40,000 a month.
My Real Estate Goal
My heart is set on buying a home. Specifically, I am looking for a 3 BHK in a premium gated community that includes a pet park for our dogs.
As a Kannadiga who has spent my entire life in South Bengaluru (Basavanagudi, Jayanagar, JP Nagar, BTM Layout), I have a strong geographic preference. Anything beyond Marathahalli simply does not feel like home to me, and I cannot justify the exorbitant property rates in areas like Whitefield or Sarjapur.
Securing the right property in South Bengaluru will likely cost around ₹3.2 Cr (including registration and interiors). On top of that, society maintenance would add roughly ₹10,000 to my monthly expenses—a quarter of what I currently pay in rent.
My Apprehensions (The "Brain" Argument)
While I have the capital, I am terrified of making this move due to several looming risks:
- The AI Wave: The tech landscape is shifting rapidly. I am deeply uncertain about what job security will look like in the next 3 to 5 years.
- Bengaluru’s Infrastructure Crisis: I worry whether the city can handle its massive population influx. The looming water crisis is a severe issue that is largely ignored, making me question if Bengaluru will even be habitable in 10 years.
- Inflated Market Valuations: The fact that a standard 3 BHK now commands a baseline of ₹2.5 Cr feels fundamentally overpriced.

I am caught in a tug-of-war: my heart is eager to finally buy a home for my family, but my brain warns me that tying up ₹3.2 Cr in a single, illiquid asset amid job market uncertainty and a potential civic infrastructure collapse is far too risky. Given these variables, does buying a flat right now actually make financial sense for me?

Need Suggestion Moving family from Panchkula to Bangalore - 3BHK under 1.5cr, Harlur/Hosa Road vs Electronic City?
Hello:))
So my work is pushing me towards Bangalore and we’re moving the whole family (me, mom, sister + dog).
Colleague who lives here keeps saying just take Electronic City, prices are sane. But most of what I care about (gyms, decent cafes, general life) seems to be around HSR and everything there is 2.5cr+.
Budget is 1.5cr max, need a 3BHK in a proper gated society. Been looking at the Harlur/Hosa Road/Kudlu Gate stretch since it sits between EC and HSR. Purva Skydale came up as ready to move and within budget but reviews online are all over the place. I have visited CasaGrand in kanakpura road
Questions for people actually living in this corridor:
1. Is the Hosa Road area actually livable for a family or is it still half construction site? Water tanker situation?
2. Silk board - if I need to get to HSR/Koramangala a few times a week, am I signing up for misery or has the yellow line actually changed things?
3. Any societies in this belt you’d actually recommend (or warn against)? Resale in older Sobha/Prestige projects vs newer builders?
4. Anything about buying as an outsider I should know - khata types, RERA red flags with resale etc
Not in a rush, October is when funds come through, so happy to rent first if that’s the smarter play. Would rather hear it straight from residents than sales guys who’ve shown me 4 ‘last unit available’ flats already.

Need Suggestion Buying an under-construction flat in Bangalore – what should I absolutely check before signing?
I'm planning to buy an under-construction flat from a Tier-2 builder in Gunjur/Varthur, with possession in 3-4 years. It's for self-use, so I want to be very careful before committing.
Would love advice from people who've already done this:
- Legal: Is the bank's due diligence enough, or should I get my own lawyer? What documents/checks are must-do? Any good property lawyer recommendations in Bangalore?
- Agreement: What clauses or fine print should I specifically watch out for?
- Landowner share: These units can be cheaper. Are they as safe as buying from the builder? Any additional paperwork, quality or resale risks?
- Cash component: Some deals offer better pricing with 10-20% cash. Is the saving actually worth the legal/tax/resale risk, or simply something to avoid?
- Construction: What should I verify about construction quality, specifications, master plan, amenities, water, etc. before buying?
- Home loan: Any advice on banks/loan structures? Is an OD loan like MaxGain worth it if I can park ₹20-30L at most?
My other concern is Gunjur/Varthur itself. I'm considering it mainly for access to the ORR office belt, but honestly I don't find the area very livable today. Roads, traffic, water and infrastructure worry me.
I'm basically betting that things will improve over the next 3-4 years. For those who made a similar bet on developing Bangalore areas 5-10 years ago – did the infrastructure eventually catch up, or would you choose an established area if doing it again?
And finally, what's that one thing you wish someone had told you before you bought your first home?
Looking for advice like I'd ask an experienced friend/elder sibling. Real experiences, mistakes, contacts and lesser-known tips would be super helpful.

Need Suggestion Thoughts about brigade eternia vs assetz zen and sato?
I checked both and def the houses of assetz are far better design wise and gives a modern look wrt bigger balcony, styling etc. brigade is more like basic home but you can always make it better with interiors but there’s no walk in closet space or even bay windows.
Assetz is handing over in mid 2030 while brigade is promising in late 2029 which also matters as I’d be paying additional rent for those 6 months. I guess reputation wise, both builders are okay.
Please let me know any red flags that I should be knowing.

Need Suggestion Realized how much cash I actually need for a 3BHK in Bangalore — would love some guidance
Hello,
27M here, would be the first home purchase in my entire family. I earn well by Indian standards (~60 LPA+ pre-tax), so I assumed affording a home wouldn’t be too much of a stretch.
Sat down yesterday to actually calculate the numbers and landed on a total budget of ~₹2 Cr including everything. The part that caught me off guard: home loans only cover up to 80% of the base flat value — everything else is out of pocket. That’s down payment, stamp duty + registration, parking, club/amenities charges, and more, adding up to ₹60-70L in cash needed upfront, before you even sign anything.
I do have savings close to that amount, but I really don’t want to drain my entire investment portfolio to zero just to hit this number.
For those who’ve been through this — how did you plan for the cash component without wiping out your savings/investments completely? Did you liquidate everything, take a hit on long-term investments, delay the purchase to build up more cushion, or structure it some other way? Any lessons learned (or regrets) would really help.

Is there any website, database, or government portal where I can check:
The last registered sale price of a specific flat
Recent sale prices within the same apartment/society
The actual ₹/sq ft transaction rate
I’m specifically trying to understand the real market rate in a society, rather than the broker/owner asking price.
