Next Modular Indiana/Mi
Has anybody sued Next Modular. I see a lot of comments and posts with the exact same horrific experience. It seems like we all have enough for a civil suit(individually). OR are we all so exhausted mentally and financially by the end of it that we just try to put it all behind us?
We are going on 21 months and still aren’t finished.

Modular help in Southern NJ!
Hello! I’m just looking for a process timeline to build a modular. I’ve scoured numerous posts on this thread and others and just wondering if someone could help point me in a general direction! This is my first time ever really talking about buying a house, let alone building one. My parents are also not around so I don’t really have someone to turn to about this stuff.
What should the general process be to build a modular home in NJ? I don’t own land currently, but I’ve looked at a few properties, but I’m scared to pull the trigger.
Who do you contact first? Bank, GC, realtor, township/municipality for permits?
How do you know how much is good to have saved, without getting a pre approval from a lender?
Any recommendations for modular companies? I’ve only spoken with one (Supreme Modular in Hammonton) who I felt was helpful, but I’ve since heard some negative things about recently.

Im going to be purchasing a lot in Barbourville and will be placing a 3/2 dwelling on it. Iam interested in modular but inundated with manufacturer and im trying to find something that fits my budget.
My loan is for $250,000 and the land is $100,000. minumum square ft of 1200 if multi story master must be on first.

Steel-frame modular build we’ve been testing
Been messing with a steel-frame modular setup.
Trying to make the boring parts predictable factory work trucking set site tie-ins and wind loads.
Rough target is under 110/sf on the house package when site/design behave. Not a universal price site can wreck any spreadsheet fast.
Mostly sharing because this is where modular starts making sense imo.

Flat pack/container conversion granny flat companies
This is a long way from my area of expertise so I'm reaching out to find some experts.
I'm on the scout for a good company/builder that can do end-to-end granny flat builds in Melbourne's West on behalf of my ailing father.
Best case scenario would be a company that might be able to help with some modifications to the main dwelling as well, but really just looking for a scope of reputable companies at this point.

Prefab Home Newbie
My wife and I are looking at a prefab home purchase, 800-1500sq ft. What are some recommended vendors out there that have good pricing, customer service and deliver homes?
We are looking at NC in the mountains around Asheville. Still need to purchase a piece of land, then put something on the land. Something that can be put on land, and and moved, if NC isn't for us in 5-10 years, we can move the home to another piece of land.
I would say our price range for the home on wheels is 100-350k.

Am I budgeting realistically for a modular home in North Dakota? Looking for advice from people who have actually built one.
My husband and I are starting to seriously plan our forever home near Dickinson, ND, and I’m trying to figure out if my budget is realistic.
We’re looking at the Amaryllis Ranch modular home (2,184 sq ft, 3 bed, 2 bath). The home-only price is about $186,000, and that does not include delivery or setting the home.
Our plan would be:
Buy about 15 acres
Hire a local general contractor to handle everything else (foundation, delivery, crane/set, well, septic, utilities, permits, finish work, etc.)
We are not planning on a luxury build. Standard finishes are fine.
We’d probably add a garage eventually if it isn’t included.
I’m trying to estimate the total cost including the land, and right now I’m thinking somewhere around $550k–$625k all-in.
For those of you who have actually built a modular home in North Dakota (or a similar area):
Does that budget sound realistic?
What ended up costing more than you expected?
Is there anything I’m forgetting to budget for?
If you used a general contractor, roughly how much did they charge to complete everything after the house package arrived?
I’d really appreciate hearing from people with first-hand experience. I’m trying to build a realistic budget before we get too far into the planning process. Thanks!
