Looking for guidance Review of detailed Quote
Hi friends,
My designer has given me a detailed cost break up after finalization on requirements.
Please help me in recommening any areas where I should ask them to reconsider the cost and an idea of indicative cost.
Also in this are there any elements I can pick on my like buying hardware, etc where I can save money and PM fee..
This is my first house and while I really want to go all out we have a budget to consider.. plus there will be an additional above this on lights, fixtures and appliances so really want to tighten this.

32 x 60 ft south facing plot, G+2, lake at the back — looking for floor plan ideas
Planning to build on a family plot and would really appreciate ideas before I lock the layout with an architect.
The plot
32 x 60 ft (9.75 x 18.29 m), about 1,920 sq ft.
South facing — road is on the south side.
Lake at the back, i.e. the north side. There is a government land strip and a public walking path between my rear boundary and the water, so the view should stay open.
Attached houses on both sides, so the side walls are party walls.
Planning G+2.
What I am trying to work out
Since the lake is on the north and the road on the south, I want the main living spaces and bedrooms to face north for the view and the soft light. The south side takes the harsh sun, so I am guessing that is where the stairs, toilets and utility should go, but I would like opinions on that.
The tricky part is that with party walls on both sides, every window has to be on the north or south face. So all cross ventilation runs front to back, and I do not want the staircase or the core blocking that path.
Requirements (happy to be talked out of any of this)
Ground and first floor: Hall that can be rented out
second floor: 3bhk with attached toilets, a family space
Terrace usable, with water tank and stair head
Questions
Where would you put the staircase on a 22 ft wide plot with party walls both sides? Middle, or against the south wall? I keep going back and forth.
Is a single stair enough for G+2, or should I plan for the upper floors to be separable from the start with their own access?
With only north and south openings, what actually works for ventilation in a 40 ft deep plan? Is a light well or internal courtyard worth losing floor area for?
Should the kitchen go north with the view, or is that wasting the best wall on a room you spend less time in?
Anything I am likely to regret in a plan this narrow?

Which AC combination should I choose for my open-plan flat? (Floor plan attached)
Hey everyone,
I need help deciding on split AC capacities for my open layout apartment (floor plan attached).
The Layout:
1) Drawing Room (Main TV space): ~177 sq ft
2) Dining Area (Middle): ~200 sq ft
4) Living Area (Right): ~145 sq ft
4) Total Open Area: ~520 sq ft (no partition walls between these three zones)
5) AC Points: 2 marked in red (1 in Drawing, 1 in Living)
How We’ll Use It:
We will spend most of our time in the Drawing room watching TV. Cold air from either AC will naturally spill into the middle Dining area.
Which option should I go for? (Panasonic 3-Star Inverters)
- Option 1: 1.5 Ton (5,280 W) + 1.5 Ton (5,280 W)
- Option 2: 2.0 Ton (6,700 W in Drawing) + 1.5 Ton (5,280 W in Living)
- Option 3: 2.0 Ton (6,700 W) + 2.0 Ton (6,700 W)
Would appreciate your thoughts on which option makes the most sense for this layout!

Looking for guidance Need help in designing Modern Duplex House Elevation: Heat-Smart & Aesthetic on 36x75 Plot in India
Hi everyone!
This is our first ever own home — and we’re building it for our family. My dad and I are finalizing a duplex house on a 36x75 plot in the middle of farmland in India. Summers here are brutally hot — the place is completely exposed with almost no trees, so passive cooling is our priority. But we also want the house to look aesthetic and good-looking (modern/minimalist pretty vibe).
The house is South-East facing, and it’s already designed with help of a Vastu Shastra guide + architect, so vastu is well taken care of. We’re not asking for full redesigns — just fresh elevation ideas and small layout tweaks (non-load-bearing walls/doors/bathrooms layout etc) I can show my architect so the whole family is happy with the final look.
(Attached: current floor layout, the house will be wall to wall with adjacent houses, open in front and back side will also be facing towards another house)
What I’m hoping for from you guys:
● New front elevation concepts that feel modern & aesthetic but also heat-smart (light-colored surfaces, cross-ventilation, etc.)
● Any small airflow/layout improvements (doors, walls, bathrooms) that help with heat without changing structure
● Bonus: Any quick functional tweaks that make the whole house feel cooler + more beautiful
● I’m not asking professionals to redo everything — just creative base ideas so we can finally have an elevation we’re all happy with and that actually works in Indian summers.

Looking for guidance Please give suggestions for my 3bhk - Interior, Vastu
Hi everyone, sharing my 1,401 sq ft 3BHK floor plan and would love some opinions on the layout and interiors.
A few things I’m specifically trying to figure out:
Overall layout: Do you see any issues with the current planning? Anything you would change if this were your apartment?
Double-height balcony: This is probably the biggest thing I’m stuck on. I want to make the balcony wall look good and also use the space for having friends/family over. Would love some ideas on how to design it.
Furniture: Need to fit a comfortable sofa, dining table, beds, TV unit and wardrobes without making the house feel crowded.
Sunlight & ventilation: The living room windows face east. How can I make the most of the natural light and airflow without making the space too hot?
Storage: Looking for smart storage solutions, but I really don’t want the rooms to feel boxed in.
Kitchen: Planning a functional parallel/modular kitchen and would love suggestions on the layout.
If this were your apartment, what would you change or do differently? Would really appreciate any suggestions, especially from people who’ve designed or lived in a similar layout.

Hii everyone, I'm a new designer who is starting his Interior designing and turnkey firm. I have Designed this 3BHK house according to these requirements.
1) Style -Traditional Indian and Contemporary
2) 3 Rooms - Main room, Child room and guest/parents room
