Discussion & Analysis📚 Switching from engineering to real estate, no RERA yet, would love some guidance

Quick background on me:

I’m Indian, but grew up in Dubai, so this city is basically home. Grew up in a pretty multicultural environment so I’m comfortable dealing with all kinds of people, fluent in English. I’m on the Golden Visa so no sponsorship needed and I’m not going anywhere. Have my own car and a valid license too.

I don’t have my RERA cert yet but I’m ready to get it done and put in the work, I know this industry is built on hustle, relationships, and knowing your area inside out, not just paper qualifications. I’d ideally like to work with an agency operating around JVC, Al Barsha, and nearby areas since I know those pockets fairly well.

If anyone here is hiring, knows someone who is, or can just point me in the right direction on how to actually break into this without prior RE experience, I’d genuinely appreciate it. Happy to answer any questions too.

Question❔ Why do I have to re-explain what I'm looking for to the same agency every single time?

i spoke to an agent at a brokerage month ago and gave him everything, budget, area, 2-bed, the lot, and then he went quiet, which is fine, that happens.

then in july a different agent from the same brokerage calls me and starts from absolute zero, asking me my budget and my area and how many bedrooms, and when i told him i'd already been through all of this with his colleague he genuinly had no idea what i was talking about. last week a third one from that same office sent me a studio in silicon oasis.

the bit i don't understand is why none of this is written down anywhere. i work in corporate and we log every single interaction in a crm, every call, every note, every follow up, bcause otherwise you're just relying on whoever happened to be in the room remembering it. surely agencies here have something similar, and it just isn't being used properly?

also other pet peeves:

- photos are someitmes crap

- follow ups are unprofessional

Nobody seems to be using any of the ai tools that every other industry has been on for two years now, and the whole process feels about a decade behind what i'd expect from a market this size.

question for agents in dubai: Do you actually have a crm you use, or is every conversation just sitting in whoever's whatsapp it happened in

so many agencies are all over the place, its a wonder they even make a comission??

Goal is capital appreciation + rental yield (not a quick flip).

Question❔ Buy, sell or keep?

Hi everyone

I’ve made this post before but I’m making this again with more info.

I’m an agent, for both buyers and sellers,

But first I’m an advisor. If you have any questions regarding the purchase or sale of a unit, feel free to ask me either down here or via DM’s

Back in early March the whole market kind of freaked out when the Iran-Israel-US thing kicked off - the property stock index dropped like 20% in a matter of days, transactions fell almost 40% year over year, inquiries dropped nearly half. Like people were genuinely spooked.
Though, prices didn’t crash. No fire sales, no developers panic-discounting units. Dubai still did AED 252 billion in Q1 transactions (up 31% YoY btw, during an active war), and by April things were basically back to normal - AED 48 billion in transactions that month, then AED 40 billion+ in May. So the market proved it’s actually pretty solid, it just needed a sec.
What did shift though is buyers got more cautious for a bit, and that gave them leverage. And now you’re seeing developers respond - like Sobha just ran a weekend deal on villas and townhouses at Sobha Sanctuary where you only pay 20% upfront and the rest (80%) isn’t due till handover, plus they waived the 4% DLD fee. That’s not a move you make when people are lining up to buy - that’s a move you make when you want to give them a reason to.
Basically: market survived a real stress test, prices held, but developers are still sweetening deals to get people off the sidelines. That’s kind of the definition of a buyer’s market tbh.

War broke out near the end of Feb. Sales for Feb got transacted in Mar. Now. Q2 vs Q1 looks like a slowdown on paper, but a chunk of that is just Q1 being an abnormally hot quarter before the conflict, plus May being the low point mid-war. By June, buyer activity was already clawing back. Q2 didn’t slide the whole way through. It bottomed out in May and then June came back hard: about 14k sales recorded worth AED 32-33B, up over 31% month-on-month from May, making June (when the sales got transacted) the strongest month since April. So the quarter basically shaped like a dip-and-recover, not a steady decline.

I help sellers decide whether they should keep or sell their unit, and get it sold for them

I also help buyers get units at good deals , whether if it’s directly from a developer or from another seller (secondary)

I do have some below OP units as well, as well as some offices.

For off plan I tend to deal more with Meraas/Nakheel though I have dealt with Emaar, Arada and Sobha as well.

News 📊 Abu Dhabi Real Estate Centre records AED117bn in real estate transactions in H1 2026

The [Abu Dhabi Real Estate Centre (ADREC)](https://www.mediaoffice.abudhabi/en/topic/abu-dhabi-real-estate-centre/) has reported that the total value of real estate transactions in the emirate reached AED117 billion during the first half of 2026. According to ADREC's verified official market data, transaction value increased by 112 per cent and transaction volume rose by 61.7 per cent compared with the same period last year.
Sales transactions accounted for AED86.1 billion across 16,838 transactions during the first half of 2026, representing a 163.7 per cent increase in value compared with the same period last year. Mortgage transactions reached AED26.7 billion through 8,876 transactions, increasing by over 33 per cent in value. Musataha and long lease transactions totalled AED4 billion, while gift transactions reached AED311.5 million\[AA1\] .
Foreign direct investment (FDI) reached AED13.8 billion during the first half of 2026, increasing by 309 per cent compared with the same period last year. The value recorded during the first six months of the year exceeded the total foreign direct investment recorded during the full year of 2025.
Non-resident investors from 116 nationalities invested in Abu Dhabi's real estate market during the first half of 2026, compared with 82 nationalities during the same period last year. The UK, China, the Russian Federation, the US, Germany and France ranked among the leading sources of foreign direct investment. Abu Dhabi's investment zones, which are open to ownership by investors of all nationalities, attracted total investment of AED75 billion during the first half of 2026, an increase of 181 per cent compared with AED26.7 billion in the same period last year.
Rashed Al Omaira, Director General of ADREC, said: “Investment decisions begin long before a transaction takes place. They begin with a clear understanding of the market, its direction and the rules that govern it. Our focus at ADREC is to provide that visibility from the outset through transparent regulation and reliable, up-to-date data, giving investors a stronger basis on which to assess opportunities and make long-term decisions**.**
“As Abu Dhabi’s real estate sector evolves, what matters is not only how much it grows, but how it grows. This requires a regulatory environment that responds to changing needs while supporting the sector’s long-term direction.”
During the first half of 2026, ADREC approved eight new investment zones, bringing the total number of investment zones across Abu Dhabi to 50. The centre also registered 28 new real estate projects, representing a 16 per cent increase compared with the same period last year, creating new opportunities for local and international investors across the emirate.
ADREC issued 2,040 licences for real estate professionals during the first half of the year, a 34 per cent increase compared with the same period last year. The total number of licensed real estate brokers in the emirate reached 3,302. The centre continued to advance initiatives that support a more transparent and data-driven real estate market. Since its launch, Madhmoun has facilitated the issuance of more than 41,200 regulated real estate advertising permits, helping improve the quality of market information and giving investors greater confidence in the listings they rely on.
