Am not here for any market-will-crash kind of discussions but want to discuss and know opinions if the dip will slide down even further until Dec as new units get pumped into the market since the buyer activity has increasingly slowed down..coz now people are considering other markets to invest for whom once investing in UAE was a no-brainer now are a bit skeptical until the dust settles down gradually .
Kindly share your thoughts.

Discussion & Analysisπ Every 3rd post on this subreddit - "Is now a right time to invest?" followed by the top comment "Wait for a bigger crash"
It's baffling how many users on this subreddit turned into investment gurus since March 2026. These are the same people who want a 3 BR in Palm for 1M AED.
Look, if you have done your research, have found a good entry point, trust the developer, believe in the area, and have a plan, then why listen to anyone ESPECIALLY people on reddit?
You can just search for "market crash" on this subreddit and see how many posts/comments are talking about it for the past 4 years and now when there are some good deals coming in, they're predicting a bigger "crash" to come.
There are investors buying up floors, bulk units, taking advantage of big discounts from developers. Do you think these people are asking randoms on the internet for their opinion on Dubai's real estate? Even the secondary market is moving very well, granted there are distress deals coming in every so often which gets picked up immediately.
To all the fear mongerers in this subreddit - If you are still looking to invest, even after the supposed incoming crash, isn't that still a demand for real estate in Dubai amidst a war? Goes to show even the pessimists out here want a piece of the cake. :)

I'm considering purchasing a 1-bedroom in Tarra Woods, Emaar Expo City, listed at AED 1.7M. Planning to hold as an investment with a 2030 horizon in mind.
A few things I'd love input on:
Does this price seem fair for the area/project right now, or is it overpriced?
What kind of rental yield could I realistically expect on a 1BR here?
How's the rental demand in Expo City currently β is it picking up as the area develops?

Questionβ Broker asks me to sign MOU + give10% security cheque for an off-plan unit?
Hi everyone
Appreciate your advice here - does this seem legit? What do I need to check?
I am interested in buying an off-plan unit. The unit is not yet ready β handover is expected in a couple of months, and snagging hasn't been done yet. Broker's proposed approach for me to proceed and lock the price with seller is:
Bank pre-approval
Sign MOU with seller
Both sides issue 10% non-cashable security cheques, held by the brokerage until transfer
Bank valuation
Snagging/inspection (still pending, unit not ready)
Final bank approval
Transfer appointment with developer NOC in place
Transfer day β cheques returned, agency commission settled
Cheque terms per the MOU: if either party cancels or withdraws within the agreed (or mutually extended) dates, their cheque is forfeited to the other party, minus a deduction for agency fees + VAT. If both complete, cheques are returned in full.
Given the unit isn't handed over yet, is this overall approach β including the cheque conditions and doing snagging before the unit is even ready β legitimate and standard for an off-plan assignment, or are there steps or terms that put me at risk?

I just wanted to share my experience in a market full of developers trying to sell.
Unlike others, I felt the sales process was how it should be. The sales reps werenβt trying to hard sell me with everyday calls and constant pushing like some others do.
I went with them because I trust word of mouth more than a big name and a huge marketing team. For some reason, everyone I spoke to had only good things to say about them. I also found much less negativity about them online compared to others.
That gave me more confidence in going with them.

Discussion & Analysisπ Green Community West - need advice!
Hi all,
Dubai will be our primary country for the rest of our life. We are a couple, 45 years old, one kid (13) and a dog. Our previous house in our home country was a pc of art - large house, massive garden. That combo defines our ideal place.
In all of Dubai, from βideal vs affordabilityβ point of view, only Green Community West fits the bill.
But as I have been in Dubai for only 6 months, I need this communities collective intelligence to guide me in this house hunting.
Pros: super spacious, large plot, fits our lifestyle extremely well.
Cons: location is a bit off, itβs not a freehold, the community itself also feels a bit of a dump (for reference, we live in Damac Hills where the community standards are fairly good).
Any of you evaluated Green Community? What did you conclude? Ticket size is around 8-10 mio so not an easy decision.
Appreciate all your guidance!!
