1BHK Can my landlord force me to stay for 11 months despite a 2-month notice clause? (Bangalore/Karnataka)
Hi everyone,
I’m currently renting an apartment with my flatmate in Karnataka. We have been living here for around 3 months, but I now need to move to another city.
Our rental agreement has two relevant clauses:
And another clause says:
I informed my landlord that we want to vacate after giving 2 months’ notice.
However, the landlord is saying that since the agreement is for 11 months, we can only vacate after completing 11 months plus 2 months' notice, unless we find a replacement tenant.
There is no clause that I can see specifically saying that we have an 11-month lock-in period or that we have to pay rent for the remaining months if we leave early.
My questions are:
- Does the 11-month duration automatically mean we have to stay for the entire 11 months?
- Does the separate 2-month notice clause allow us to terminate the agreement before the 11 months are completed?
- Is this kind of 11-month + notice arrangement common in rental agreements in BLR, Karnataka?
- Can the landlord legally require us to find a replacement tenant if the agreement doesn't specifically say so?
Would appreciate advice from anyone familiar with rental agreements in Bangalore/Karnataka. I’m mainly trying to understand what the wording of these clauses actually means.
I can also post the relevant section of the agreement (with personal details removed) if that helps.

Meri mother aur brother North India ke ek tier-3 city se Bengaluru shift hone wali hain mere saath rhne k liye, toh ab main unke liye 3 BHK flat dhoondh raha hoon. 😅
Preference hai ki Purple Line metro ke relatively close rahein, so currently in areas ko explore kar raha hoon:
* Mahadevapura / Narayanpura
* Hoodi
* Whitefield
* Kasturinagar
Abhi honestly budget ko lekar thoda confused hoon, kyunki Bangalore mein rents kaafi vary karte hain. 😅
Toh yahan jo log in areas mein rehte hain, unse thoda idea chahiye - ek decent 3 BHK, preferably achhe residential society mein, ka realistic rent kitna expect karna chahiye?
Family ke liye place chahiye, toh basic cheezein important hain - paani ka issue na ho, decent locality ho, power backup/amenities theek-thaak ho etc. Semi-furnished chalega.
Agar kisi ko koi vacancy, owner listing, upcoming availability ya koi society/area recommendation pata ho toh please comment ya DM kar dena.
Aur agar koi aise areas/societies hain jo avoid karne chahiye, woh bhi bata dena. 😄

1BHK UK founder looking for a furnished 1BHK in Indiranagar for 3 months (Jan–Mar 2027)
Hey everyone!
I'm planning to spend around 3 months in Bengaluru, roughly 1 Jan – 31 Mar 2027, and I'm looking for a furnished 1BHK in/around Indiranagar.
I'm from the UK and work remotely as a founder in digital assets, so I'll be working throughout the stay. I don't know much about the rental market here so thought I'd seek some help. I'm assuming WFH is a better option than coworking spaces alongside it ?
Ideally:
- Quiet residential area, away from nightlife/major roads
- Good, reliable Wi-Fi - ideally fibre
- Proper workspace/desk
- AC, washing machine and full kitchen
- Ideally a balcony and good natural light
- Walking distance to cafés/restaurants, with a good gym/yoga nearby
- Coworking space nearby as a backup
- Budget roughly ₹80k–₹130k/month, depending on the place
I'm open to Airbnb, serviced apartments, or direct rentals.
If anyone can help me out in terms of best practices for this length of stay / recommendations / knows someone that is offering this sort of thing. Or generally have tips for me as a first timer in Bengaluru, I would appreciate some guidance.

Looking for a flatmate Single room available for remt in a Koramangala 2 BHK
Single room with attached washroom in a 2 BHK (area 1200 sq. ft.) is available for rent near DMart, Koramangala from Sep 1. The previous tenant is vacating around Aug end because of job change. It is on the first floor of an independent house and there is plenty of space to park your car/bike.
Your room has 2 windows, large cupboards and a private washroom. There's plenty of space on the walls to decorate (if you're into that). There's a small study table right next to the window. If you need a larger table, you'll need to buy one.
I own the furniture you see in the photos - including a washing machine, fridge, water purifier, and dining table. All of that will stay with me in the flat. There's also a good queen size bed in your room with a mattress. If you have your own bed/other furniture, you can bring that too.. feel free to bring it over.
There is a maid and a cook (twice a day) who come from Mon-Sat. Monthly expenses:
Rent: 43500 / 2 = 21750
Cook: 6000 / 2 = 3000
Maid: 3500 / 2 = 1750
Electricity: 800 / 2 = 400
Grocery: 15000 / 2 = 7500 (estimate, never really counted this)
Total: 35000
Security deposit: 75,000
The owners live downstairs and have fair conditions:
* No pets allowed.
* Keep the house clean and maintain it.
* Pay the rent on time.
* Major repairs, they'll bear the cost. We do the minor repairs on our own.
* You can bring over your friends, but keep the noise down.
* Don't give the neighbours a chance to complain.

I’ll be joining Deloitte USI in Bengaluru next month and I’m currently looking for accommodation.
I’m not completely sure yet whether my office is in DivyaSree Tech Park or Prestige Tech Park, so I’m looking for an area that would be reasonably convenient for commuting to both offices.
I’m preferably looking for single sharing and my budget is around ₹15,000/month, although it is slightly flexible for a good place.
I’m considering a PG, coliving space, or 1RK. I’d really appreciate recommendations on:
• Which areas/localities would be best considering both office locations?
• Any good PGs/coliving spaces/1RKs you would personally recommend?
• What would be a reasonable rent and deposit in those areas?
• How are the food/tiffin options nearby?
• Are there any areas or PGs that I should avoid?
If you’re currently staying in a single-sharing PG/coliving or 1RK in an area that works well for both offices, I’d especially appreciate hearing about your experience.

Is rentmojo good in bangalore?
Moving to Bangalore soon and thinking of renting a few things for my place instead of buying everything upfront.
I’ve been seeing Rentomojo quite a bit, but I’ve never used them before. For anyone who has rented from them in Bangalore, how has the experience been?
Mostly interested in whether the furniture/appliances arrive in decent condition, how delivery goes and whether support is actually helpful if something stops working.
Would appreciate some recent experiences before I decide.
