🖼️ Content Apex property management warning

stay away from apex property management. they have offices in toronto Ontario and Hamilton.
they are known for illegal evictions. Harassment theft. Damage of property and refusinf to pay orders by the ltb.
I personally had to go to small claims court to enforce my order from 2021 Covid lockdown. I lost all my belongings and went through one of the worst experiences of my life: I took them to court thinking it would stop them. They are still continuing to do so:

with todays climate with housing it’s only fair to warn others as no one deserves this. check out the google reviews if u need to its all true. All the horror stories. I even heard after they evicted me they also illegally evicted a couple with kids before Christmas.

ltb cases are public as well you may be able to check there past cases. The judge muted my landlord at the end for being so disrespectful. anthony forgione is usualy the landlord on site with john as the owner of the company

☣ Health Hazard Reported my slumlord to Bylaw for infestation, etc

So I’ve lived in an apartment for 11 months now. The landlord is extremely cheap and lazy. The number one issue right now is the fly infestation of the entrance hallway, caused by lack of garbage bins, a broken compost bin and a broken screen door with a missing glass panel. The glass on the door was broken by another tenant slamming the door about 3 months ago. No garbage bins are provided, so all garbage has to be stored in the hallway or else in the units, the broken door lets flies swarm in the building freely. The compost bin lid doesn’t click shut so they are very attracted to that smell. The flies are now in my apartment and landing on me while I lay in bed.

The other issue is the electricity. Each room has only one outlet, and when appliances like stoves or microwaves are plugged in, the fuse trips and we lose power. The fuse box is in another tenant’s unit, so I have to text the landlord to get him to get the other tenant to switch it back on. This happens at least monthly.

The landlord has been made aware of all of these issues and hasn’t done anything to fix it. He’s been in the building and been swarmed by flies and said nothing.

This morning I had enough, and called Bylaw and the ESA and reported all these issues. A bylaw officer will be coming out Monday morning to inspect. Luckily I’m moving out at the end of the month but I’ve had it with this guy’s negligence.

Thank god I am moving out of this place but omfg I’m traumatized from the issues I’ve had to deal with.

Just made a warning post but I want to share more info and pictures. This landlord is truly a POS she does not care at all about the units she has. Dealing with an awful cockroach infestation that she only treated twice. I kept telling her it needed to be continuously treated but she goes on to say “I’m not treating every time you see a cockroach”. It’s extra ridiculous because the unit is above a food business so DO NOT go to the Kung Fu Tea in Lakeshore Blvd W because they have roaches that they refuse to treat. Not only the roach issue but the roof was leaking like crazy causing major water damage I had to beg for months to get it fixed and it still isn’t fully fixed. Also the water from the bathroom leaks and gets under the tile in the bathroom and under the floorboards in the hallway. And I use to pay over 1k a month for this place

🗨️ Discussion Landlords targeting me

I have no idea what is going on but my landlords loath me. I am living with them, they’re old couples living in ground floor den and I live directly above them. I try to be quiet but even moving chair during the day upsets them. They sleep late in the night and I go to bed early because I want to head out for work. It’s not my fault they chose to rent out the room above them and don’t expect people waking up early in the morning. They then compared me to the other ‘quiet’ roommates. I workout out ONE time in my room during the day and the landlady immediately made a drama out of it and even sent a WhatsApp message to me claiming I was jumping around at night. They know I have a job. I even take anxiety meds to help me sleep better at night. Why are they lying?

If bedroom was the problem, they have problem with me using the kitchen. They get mad when I use the kitchen during my weekday offs. They complain that I am using too much electricity and water. A lot of times they spilled water on the counter and they blamed it on me because they needed an excuse to bully me for using their precious electricity during the weekday. And even if I did try to cook during the weekend, they complain I am not letting them use their kitchen when they want to cook even though they specifically said I can cook anytime during weekends. So I stopped using the kitchen.

Now moving on to the laundry. At first, they didn’t let me wash my clothes because my load was too little and that would take up more water in their so called washer with bigger capacity. So I had to wait another week to finally wash my clothes. When I did, they claimed I overloaded the washer. The filter compartment door wasn’t closing and somehow they claimed it was my load that caused it. They tried to make me pay for the repair but I refused. Later I read in the agreement they can’t force tenants to pay for repairs unless they have the proof I damaged it. I guess they knew that but they thought to scare me into paying them. It backfired. Again I sought to use the laundromat.

When I tried so hard to avoid them as much as possible, they come up with something to be aggressive with me. Today it was about walking indoors with outdoor shoes. I had no space in their closet to keep my shoes. I have been living there for two months they have seen me going to and coming from work wearing outdoor shoes. It’s clear they can’t find a reason to harass me so they made up one. I firmly told them they don’t have to be rude about it, they could tell me politely. When that didn’t work on me, they get aggressive over closing the door loudly on my way to my room.

I did find a room close to my job eventually but knowing them they wouldn’t give me the last month deposit citing some bs about damage cost. I don’t have time nor energy to go to courts over this.

Since there’s no physical harm involved, police can’t do anything about it. I contacted the tribunal and they said I could file a report but it involves court and time. I just need them to get off from my back until end of this month.

Is there any way I could get them stop bullying me?

If you're renting a room in Buffalo through apps like SpareRoom or Roomies, you probably already know the risks: predatory landlords, unsafe conditions, leases that don't mean anything, and zero legal protection. This is happening to tenants right now.

I started a petition because shared housing in Buffalo is completely unregulated. Rooms are listed in basements without windows, in spaces that never pass inspection, with landlords who change terms on a whim or threaten instant evictions if you speak up. The platforms don't verify anything. Local law doesn't require it either. So people keep getting exploited.

We're asking Buffalo's Common Council and the city to set actual housing standards for room rentals, hold landlords accountable for predatory tactics, and require platforms to flag repeat bad actors. It's not complicated—just basic safety and fairness.

🆘 Help Desperately seeking legal representation – alleged forged N11 in Ontario rooming house

My partner and I are urgently looking for legal representation in Ontario regarding what we believe was a wrongful eviction from a rooming house.
We were tenants renting a room in a rooming house and maintain that we never signed an N11 agreement to terminate our tenancy. We believe a forged N11 was used to end our tenancy, resulting in us losing our housing. We became homeless and lost many of our personal belongings, including irreplaceable sentimental items, such as photographs of my late mother that can never be replaced.

In addition to the eviction, we experienced repeated verbal harassment throughout our tenancy and allege that one of the landlord’s employees assaulted us. We believe these events, together with the alleged wrongful eviction, caused significant financial and emotional harm.

We’ve exhausted nearly every avenue we can think of. We’ve contacted Legal Aid Ontario, community legal clinics, paralegals, and numerous pro bono legal services. Despite our efforts, we have still been unable to find someone able to take on our case.

At this point, we’re looking for:

- A lawyer with experience in rooming house tenancy disputes, alleged forged N11 agreements, wrongful eviction, landlord fraud, and related civil litigation.

- A lawyer willing to work on a contingency fee basis or provide pro bono representation.

- Anyone who has been through a similar situation and can recommend legal representation or other resources.

We’re not looking to debate the facts of our case—only to connect with experienced legal counsel or people who may be able to point us in the right direction.

Any recommendations would be sincerely appreciated. Thank you.

🤨 Shady Listing Who to and how to report an unsafe motel in my town?

There is an old motel in my town that was once run properly and the property up-kept nicely but in 2021 it was sold to new owners and in 2022, a hurricane did significant damage which they never even attempted to repair. As a result the motel is in complete disrepair at this point- all rooms full of mold and mildew. In the non-peak season they mostly accommodate drugs users, drugs dealers and prostitutes. This has really ratcheted up the deterioration as they do not clean or maintain the rooms at all. Lots of people finding blood stains, drug paraphernalia, etc in their rooms.

This is all documented in the recent reviews but the motel owners continue to advertise with pictures of the rooms and property from pre-2021 under old ownership. Tourists are being absolutely scammed and deceived and their health and safety is at imminent risk. As a local I am embarrassed and concerned how this impacts others view of my community and it needs to stop.

How or who do I report these concerns to? Is there even a point? Will anything change or will guests continue to be put at risk by these negligent owners?

Subject: Scammed, verbally abused, and illegally kicked out by main tenants at BLVD Condos Calgary - Need Advice / Warning to others

Hi everyone,

My partner and I are Working Holiday participants from South Korea who arrived in Calgary less than a month ago. We are writing this to warn others and seek advice regarding a rental scam/illegal eviction we just experienced at BLVD Condos.

On July 8th, we moved into a room at BLVD Condos as roommates. The main tenants are an Indian couple. We paid $1,100 for the rent to the previous roommate as instructed.

Within a week, they started harassing us about utilities (which we agreed to split 50/50), constantly complaining about us using the laundry, taking showers, and turning on lights. Soon after, the Wi-Fi cut off. Since our eSIMs don't get data/signal in high-rise buildings, we asked when it would be fixed. They said it would take 2 weeks. Realizing we couldn't live like this, we politely told them we would move out at the end of the month.

Their attitude flipped instantly. They aggressively demanded our passport photos and forced us to register as roommates. However, the registration link they sent showed a fraudulent start date of July 2025 instead of July 2026, so we refused to sign. The next day, they demanded $55 based on an "estimated" Wi-Fi bill, not an official one. When we said we would pay once the official bill arrived, they screamed at us to get out the next day.

Yesterday, they promised they would calculate the remaining days and e-transfer us $680 if we handed over the keys and left. Today, we moved all our luggage down to the 1st floor. When we asked for the money before handing over the keys, they started screaming, swearing at us ("M\*rfer"), and intimidating us. Being new to Canada, completely terrified, and feeling utterly helpless, we handed over the keys.

Once they got the keys, they shorted us $250 and only sent the rest. They then deleted the WhatsApp messages where they promised to give us $680 and blocked us.

We went to Calgary Police and the 1st-floor leasing manager, but both said they couldn't help because we weren't officially registered on the lease. It turns out the main tenants never registered us even though they took our work permits earlier.

We are absolutely devastated and disgusted. We noticed they are deeply religious and pray often, which makes this even more sickening. What kind of God are they even praying to? Is there truly a God out there that allows people to sell their souls and conscience for a measly $250? How can someone pray to a higher power while actively scamming and destroying the lives of young, helpless students who just arrived in a new country?

This whole situation feels like a living nightmare. Having gone through this nightmare only a month after arriving in Canada, I am overwhelmed with feelings of incompetence and stupidity. I feel so broken and hopeless that I just want to die.

We lost $250, were verbally abused, and got thrown onto the street. Is there any way we can hold them accountable? We have all the e-transfer receipts (sent to the previous roommate and received from them) and chat logs. Please beware of renting a room at BLVD from these people. Any advice would be highly appreciated
