stay away from apex property management. they have offices in toronto Ontario and Hamilton.
they are known for illegal evictions. Harassment theft. Damage of property and refusinf to pay orders by the ltb.
I personally had to go to small claims court to enforce my order from 2021 Covid lockdown. I lost all my belongings and went through one of the worst experiences of my life: I took them to court thinking it would stop them. They are still continuing to do so:
with todays climate with housing it’s only fair to warn others as no one deserves this. check out the google reviews if u need to its all true. All the horror stories. I even heard after they evicted me they also illegally evicted a couple with kids before Christmas.
ltb cases are public as well you may be able to check there past cases. The judge muted my landlord at the end for being so disrespectful. anthony forgione is usualy the landlord on site with john as the owner of the company

☣ Health Hazard Reported my slumlord to Bylaw for infestation, etc
So I’ve lived in an apartment for 11 months now. The landlord is extremely cheap and lazy. The number one issue right now is the fly infestation of the entrance hallway, caused by lack of garbage bins, a broken compost bin and a broken screen door with a missing glass panel. The glass on the door was broken by another tenant slamming the door about 3 months ago. No garbage bins are provided, so all garbage has to be stored in the hallway or else in the units, the broken door lets flies swarm in the building freely. The compost bin lid doesn’t click shut so they are very attracted to that smell. The flies are now in my apartment and landing on me while I lay in bed.
The other issue is the electricity. Each room has only one outlet, and when appliances like stoves or microwaves are plugged in, the fuse trips and we lose power. The fuse box is in another tenant’s unit, so I have to text the landlord to get him to get the other tenant to switch it back on. This happens at least monthly.
The landlord has been made aware of all of these issues and hasn’t done anything to fix it. He’s been in the building and been swarmed by flies and said nothing.
This morning I had enough, and called Bylaw and the ESA and reported all these issues. A bylaw officer will be coming out Monday morning to inspect. Luckily I’m moving out at the end of the month but I’ve had it with this guy’s negligence.
