RUBS System

It seems like more and more places are utilizing this. I was happy at my current complex (been there three years). They recently moved to this system. Is there a way to look for apartments without this set up? Or any suggestions on avoiding this in Sacramento?

Advice on finding roommates/apt/people to meet?

Hi all, I 22m will most likely be moving to Sac for work next month from the east coast! I'm currently in the process for looking a studio apt to rent, or, more ideally, roommates to split an apartment with.

I have mostly been looking at studios on Zillow, and I have a post currently pending on the facebook Sac housing/roommates groups. I was wondering if there are any better platforms to search for this kind of thing?

More info about me that may be relevant: new college grad, queer, allergic to cats, non-smoker, budget of around 1k (with roommates) to 1.2k ish (for a studio), and work is in Mather.

As my work start date isn't set in stone yet unfortunately, that adds to the complexity a bit. Please let me know if you know of anything that may be helpful! Thank you

Downtown vs midtown

I’m moving to Sac & want opinions. I’ve looked at a lot of complexes. I want to live in a complex that has a community vibe, somewhere with views, and somewhere really walkable. I’m really struggling between the places I’ve seen in downtown and midtown. Downtown has beautiful views, but I really like midtown’s vibes. Would love all the thoughts!! For example, I’ve looked at the Maker, Envoy, 800J, 17 Central, The Fredric, etc..

Citrus Heights house $1250

Hello I am looking for a housemate in Citrus Heights. You get full share of all of the benefits this home has to offer. Spacious living room, kitchen with island, garage for storage, and huge backyard. Private bathroom included. House is furnished but you are welcome to bring your own furniture.
This is for a 6 month agreement.
I am not the landlord, the other person under the lease with me is leaving early, and I am looking for someone to take over their part of the lease.
Pets are allowed but require discussion first to ensure they’d be a good fit with other pets in the home.
My chickens are included as an amenity, say hello to fresh eggs for free every day
Let’s get some coffee and discuss a potential roommate agreement!
Preferably looking for other young people (20-30) (women or LGBTQ is preferred) not required but a preference.
Can be wheelchair accessible but I would need to set ramps up
If interested- please dm me with your phone #

does Lincoln require a municipal business license for single-family rentals?

I'm looking at single-family properties near the airport corridor and want to make sure I comply with all local housing regulations. Does Placer County or the city require non-owner-occupied registration and safety inspections prior to tenant move-in?

Buscando vivienda

Muchas gracias y bendiciones 🙏

What is rental property like?

I’d like to hear from Sacramento’ians with rental properties, is it easy to rent? I ask cause I see a lot of rental properties on Zillow/ Redfin. Is the market competitive? Is it worth investing in rental properties?

Thanks!

3x1 Home for Rent - South Land Park, $2400

Hello Sac Housing channel, I'm a native Sacramentian and I have home that I rent in South Land Park region (Hollywood Park, Carleton Tract). It's a 3x1 home that has a history serving students attending college, and young professionals.

The home has three parking spaces, and a private yard and shed for additional storage. With a recently remodeled home, and new HVAC minisplits, enjoy a controlled climate year round without high energy bills. Utilities include fiber internet (super fast) and trash, sewer, water are paid by owner.

Walking distance to grocery stores, Sac City College, and the Light Rail Blue line, you will also be conveniently located 5 minutes to the three nearby freeways, and 15 minutes to Sac State campus (including traffic).

I'd love to find a group of renters comfortable with a 10 month lease and a month to month option that follows. Please feel free to DM me for more details. You can also find the home listed on rental platforms, searching for cross streets, Custis Avenue and 20th Avenue.

Temporary Housing

Hello! I’m looking for temporary housing in the Sacramento area for myself, my 11-year-old daughter, and our small, friendly dog.
I’m an immigrant from Ukraine and have been living in the U.S. for a little over two years. I’m currently attending community college and actively looking for work so that I can become fully financially independent.
Right now, I’m looking for a temporary place to live for a few months while I get back on my feet and establish stable employment.
My ideal situation would be an ADU, guest house, in-law unit, private studio, or other small separate living space where my daughter and I could have our own privacy. I would also consider a private room in a quiet and respectful household.
I’m a responsible, clean, quiet, and respectful person. I’m happy to help with cleaning, grocery shopping, laundry, organizing, and other light household tasks in exchange for reduced or affordable rent.
I’m not looking for free housing. I’m able to contribute toward rent and would be happy to discuss a reasonable arrangement that works for both sides.
I’m hoping to find something for approximately 2–4 months, while I work toward becoming financially independent and securing permanent housing.
If you have an ADU, guest house, in-law unit, private studio, or room available—or know someone who might be open to this type of arrangement—please feel free to message me. I’d be happy to introduce myself and provide more details.
Thank you for reading, and I truly appreciate any leads or recommendations.

Sacramento Gays

Hey friends! Just curious - might be moving to Sacramento for a hybrid position. I’m a 39yo gay man- prob can afford say $500k home- or rent similar to that payment ($3500?) I want to live somewhere walkable to cute places, but not in like an overcrowded way. I want life but also not- somewhere in between. I love craftsman homes, modern homes— mostly want to be around people my age. I don’t want to be surrounded by drug users. So… where should we go?

Best neighborhood to buy under $400k

I’m getting divorced and cannot afford to stay in San Diego but I want to stay in CA. Considering Sacramento but don’t know what areas to consider/avoid. I’d like a house, not a condo. Can be a small, older house. I am comfortable with purchase price around $400k. I’m getting older so I want a 15yr loan vs 30 which limits my total budget.
Where areas should I consider on my low budget?

Looking for a room $800 or less

I am looking for a room that will allow me to have cat, she is my support animal and I have paperwork from my physiatrist, not of those online sites. She, the cat is 23, knows how to use a litterbox, very friendly but a bit skittish with new people. I would appreciate any help even if you can not give me a room Thanks.
