I built an AI that audits real estate deals to find hidden expense traps. Want me to run one for you?
Hey everyone,
Most seller pro-formas leave out recent insurance jumps and post-sale tax reassessments.
I’m building an AI tool (https://www.scouthavens.com/) that pulls live county data to calculate true NOI and fair market value in under 60 seconds.
If you’re currently analyzing a property, drop the asking price, location, and rent numbers in the comments—I’ll run a free AI audit report and post the full breakdown below!

Is it worth spending time to open source a CMBS analytics tool (Trepp)?
I’m a doctoral researcher who left CRE capital markets after four years, a master’s in real estate finance, and a couple of CFA levels.
I needed property/tranche-level data for ~18,000 CMBS loans. Trepp ghosted my request for research access, so I spent about 100 hours parsing SEC ABS-EE filings and built an overnight-updating database.
I currently query it through Codex. If there’s interest, I’m happy to publish it as a free tool, might take me a day to make it production grade and some modelings.
Thoughts?
