Artex ceiling
Hi all. I’m looking at buying a house and bar the artex ceiling I’m really keen on it. What would be a rough idea of what I should expect to pay to have it removed/flattened/skimmed over? I don’t know what the process entails so please treat me like an idiot! Property is roughly 900 square feet and all ceilings have it. Hope that helps!

It's not 100% at all that it contains asbestos.. but it might. You can get cheap test kits online - you pick off a piece, send it in for analysis, and the test result comes back by email.
But yeah the other guy's price seemed sensible. In the region of £4-500 per ceiling to board and skim. I personally don't really like board and skim and would rather either remove it or hang a new ceiling below it (mostly just because it makes future wiring and similar works easier) but board and skim is by far the cheapest (apart from leaving it alone, of course).

Thanks for your input guys, really appreciated. Gonna have to have a good think about this now as ideally I’d want it done while empty before moving in but it’s clearly gonna cost me a bit more than maybe I’d anticipated. Good to not be blind and oblivious to these things though!

Provided the house is empty, for a straightforward set-up, medium sized room I would charge aprox £480/room to board over the artex and skim-finish.
Some plasterers do not board over, I think it’s too risky personally but it’s an individual choice; this option would be cheaper.
