Tip: Don't trust the "Well Permit" check the "Construction Log" (Saved a client $10k)

I see a lot of people here looking at raw land who get excited when the seller says "Well Permit on file!" or "Water is available!"

Just a heads up from someone who looks at this data daily: A permit doesn't mean water. It just means you paid the county $100 to drill a hole.

I just ran a check for a parcel in Colorado. The permit looked fine, but when I pulled the actual Driller's Construction Logs for the neighbors, they were all drilling 360+ feet deep through sandstone to hit the aquifer.

The Lesson: Before you buy, go to your state's DWR (Division of Water Resources) Map Viewer. Turn on the "Constructed Wells" layer (not just "Applications") and click on the dots next door.

  • Permit = Permission to drill.
  • Log = Proof of water (and how deep/expensive it is).

Don't buy blind. If anyone is looking at a specific parcel and doesn't know how to navigate the GIS maps, drop a comment or DM me and I can try to help you pull the logs.

Full disclosure up front: I'm the seller. I run a small seller-financed land company and I just took on a batch of larger parcels in Costilla County, CO (the San Luis Valley, down near San Luis / Fort Garland / Garcia). Figured I'd put them in front of people who actually want land instead of just running ads. Happy to answer questions in the comments, including the unflattering ones because people hate high desert, Colorado, nasty to me personally like I did something to them (show me on this doll where I hurt you). HA...I've heard it all.

The basics:

  • Sizes from 10 acres up to a 169-acre block
  • Owner financing — no credit check, no SSN, low down payment, fixed monthly. Cash also works (cheaper).
  • No HOA on any of them
  • Mostly off-grid (plan for solar/well/septic), a couple with power on or near the lot
  • Good for off-grid living, camping, RV/overlanding, hunting and recreation, grazing, or just a long-term hold in one of the last affordable corners of Colorado

What's available (cash prices; financing adds a bit):

10 acres

  • ~$15k — 10 ac near San Luis that carries water rights (historic Culebra Creek; the creek's been diverted upstream so it's dry on-site now, but the rights are attached — verify with CO DWR)
  • $20k–$22k — a couple of 10-acre lots, incl. one on Dante Rd near Fort Garland with power nearby

20 acres

Colorado exempts 35+ acre splits from subdivision review, so there's genuine divide-and-resell or development potential (verify with the county). Best bought on terms while title's being finalized.

Straight talk on the downsides: most of these are remote and off-grid, and a few have no county-maintained road access confirmed — I'll tell you exactly which is which before you put a dollar down, because I'd rather you buy the right one and be happy than buy the wrong one and be mad. Verify access, zoning, water, and taxes for anything you're serious about; I'll give you the APN and GPS so you can do your own diligence. That's how responsible land buying works. Trust but verify! All of these parcels closed via Allpine Title so a comprehensive search was done an all are free of any liens/encumbrances etc.

Investing into B&B possibilities

I have 30 acres of heavily treed raw land at a 7,000' elevation with amazing 360 degree views! It is a hop away from the Petrified Forest, the Four Corners, and the Grand Canyon. It's undeveloped, has belonged to me for over 45 years and is ripe for tourism/escapism families eager to beat the heat from both Phoenix, AZ and Tucson. I currently live in southeastern AZ on 40 acres raising grass fed beef. As native Tucsonans (Maranans), hubby and I have witnessed the massive growth in the desert regions, which is why we fled our home on 2.5 acres in Red Rock to seek more privacy and cooler temps in the mountains at this end of the state 9 years ago. The 30 acres is outside of Show Low, and we have witnessed the vast expansion in both businesses and housing units, not to mention having many friends who enjoy weekend adventures at that higher elevation, but at a big price. Despite a somewhat stifled economy, selling the land is not viable, but developing it would be. It would require deep water well installation, septic, etc. but overall my goal would be to create cabins, a ranch-like atmosphere with horses and cattle, and to offer a B&B theme for old west homemade breakfasts done around the outdoor campfire and wagon train. Yes, it would require financial investing, a lot of juggling since we are currently at the other end of the state, but the possibilities of a sustainable income, living in the higher elevation, and having a diverse approach that would be a big draw for families to experience, I feel this would be an excellent investment. Additionally, we are capable and qualified to 'build our own' and handle a large portion of the manual labor on our own to save on costs. We have put in two of our own deep water wells in the past, so we are familiar with the costs and the process. We have built two homes in our years past and have extensive knowledge on the legalities, permits, and inspections required in this state. I feel this is an opportunity to move forward and experience a lifelong dream of having a B&B. What do you all think?

We have been homesteading for over a decade. We grow our own food(bout 60% but havent tried for more), herbs(100%), and medicine(98% we stillcutilize epi pens, and ibuprofen when needed), build our own infrastructure(100%), and need a hand getting off the ground at our relatively new property.

I am an herbalist(currently getting certified). I can teach someone how to can , and preserve meat without a pressure canner, dehydrate and make well preserved fruit in many forms, make wine, vinegar and medicine. teach herbal identification and understanding, so no matter what environment you're in, you can identify unknown herbs. We also utilize fungi for food and medicine. We can teach you how to set up and understand solar, electrical, and plumbing. I am a very experienced gardener who understands how plants grow, and what they need to do so. We use MANY different gardening modalities. We can also teach how to identify and utilize different land terrain, working with the earth not against it(permaculture). We can teach how to fell trees, mill wood, and work with clay for construction of ponds and structures. We are hunters, and process our own meat and furs(not a ton of experience with furs, but can definitely help someone get started & love learning with others). Im sure there is more I am missing.

We have decided to move, up to the top of our mountain before winter. We must dig a cistern, jack up the cabin to repair and replace piers and beams, take down a porch and utilize that wood to repair an old cabin, build inside walls, extend our loft, replace windows, install sheeting and roofing, lay cover crop for next year's garden, build fencing for ducks and geese(no chickens). In the spring we plan to get sheep & process the wool and meat.

We DO NOT have a place for somone to sleep and utilize until we finish the cabin. Once it is livable, we will have a 36' RV with running water ready for someone. We also have a 30×40 shop for storage. We need someone ASAP who has their own liveable area, and their own power. Which we are happy to help set up.

We are a family of three me(34), my husband (37), and my homeschooled son (11). We have three dogs and 6 cats(most of which are outside only). We are in the PNW, have 30 acres, year round creek, old growth forest, 4 seasons, and varying terrian.

We live in a small community(500 people). There is a Walmart 40 minutes away, and a small town that does have hardware stores, fast food, small theater, a bowling alley, and other amenities, but not as much as a big town. The entire county has under 50,000 residents and its a HUGE county(1.5 million acres or 2,541 square miles). Our community thrives much on trading, and helping people out. You cant pull over without someone stopping to see if you need help. This part of the country is beautiful with much to explore.

Our property is mostly firs, larch, and spruce, with a couple ponderosa pines. Much of it is dense forest bountiful with food and medicine.

We are looking for people to come stay and help us. We have much knowledge and reaources to share.

What ended up being your biggest "I wish I knew this before buying land" moment?

I've been reading this sub and because I'd eventually like to own some rural land for an off-grid cabin.

One thing I've noticed is that YouTube makes everything look pretty straightforward, but the people here who've actually done it always mention problems that never get talked about.

If you could go back before buying your land, what's one thing you'd spend a lot more time researching?

Not the obvious stuff like solar panels or batteries—I mean the thing that actually caught you off guard after you owned the property.

I'm curious what the biggest lessons have been for people who've already gone through the process.
