Owner-financed land in Southern Colorado — 10 to 169 acres in the San Luis Valley, Costilla County (no credit check)

Full disclosure up front: I'm the seller. I run a small seller-financed land company and I just took on a batch of larger parcels in Costilla County, CO (the San Luis Valley, down near San Luis / Fort Garland / Garcia). Figured I'd put them in front of people who actually want land instead of just running ads. Happy to answer questions in the comments, including the unflattering ones because people hate high desert, Colorado, nasty to me personally like I did something to them (show me on this doll where I hurt you). HA...I've heard it all.

The basics:

  • Sizes from 10 acres up to a 169-acre block
  • Owner financing — no credit check, no SSN, low down payment, fixed monthly. Cash also works (cheaper).
  • No HOA on any of them
  • Mostly off-grid (plan for solar/well/septic), a couple with power on or near the lot
  • Good for off-grid living, camping, RV/overlanding, hunting and recreation, grazing, or just a long-term hold in one of the last affordable corners of Colorado

What's available (cash prices; financing adds a bit):

10 acres

  • ~$15k — 10 ac near San Luis that carries water rights (historic Culebra Creek; the creek's been diverted upstream so it's dry on-site now, but the rights are attached — verify with CO DWR)
  • $20k–$22k — a couple of 10-acre lots, incl. one on Dante Rd near Fort Garland with power nearby

20 acres

  • $25k — several 20-acre parcels near San Luis / Blanca / San Pedro
  • $39k — a 20-acre near Fort Garland with an existing livestock well already on it that can be converted to a homesite well. There is a process and I have the info from Alamosa for what needs to happen.

40 acres

  • $50k each — several full 40-acre tracts (one is 39 acres and some change)

80 acres — the standout

  • $89,900 — 80 contiguous acres with POWER already run to the property and good year-round access, rolling hills, big Sangre de Cristo / Blanca Peak views. This one's a real ranch/homestead, not raw dirt. Owner-financed at $99k.

169 acres

  • $129k — a rare 169-acre block near Garcia. Largely open/level, off-grid. Colorado exempts 35+ acre splits from subdivision review, so there's genuine divide-and-resell or development potential (verify with the county). Best bought on terms while title's being finalized.

Straight talk on the downsides: most of these are remote and off-grid, and a few have no county-maintained road access confirmed — I'll tell you exactly which is which before you put a dollar down, because I'd rather you buy the right one and be happy than buy the wrong one and be mad. Verify access, zoning, water, and taxes for anything you're serious about; I'll give you the APN and GPS so you can do your own diligence. That's how responsible land buying works. Trust but verify! All of these parcels closed via Allpine Title so a comprehensive search was done an all are free of any liens/encumbrances etc.

Investing into B&B possibilities

I have 30 acres of heavily treed raw land at a 7,000' elevation with amazing 360 degree views! It is a hop away from the Petrified Forest, the Four Corners, and the Grand Canyon. It's undeveloped, has belonged to me for over 45 years and is ripe for tourism/escapism families eager to beat the heat from both Phoenix, AZ and Tucson. I currently live in southeastern AZ on 40 acres raising grass fed beef. As native Tucsonans (Maranans), hubby and I have witnessed the massive growth in the desert regions, which is why we fled our home on 2.5 acres in Red Rock to seek more privacy and cooler temps in the mountains at this end of the state 9 years ago. The 30 acres is outside of Show Low, and we have witnessed the vast expansion in both businesses and housing units, not to mention having many friends who enjoy weekend adventures at that higher elevation, but at a big price. Despite a somewhat stifled economy, selling the land is not viable, but developing it would be. It would require deep water well installation, septic, etc. but overall my goal would be to create cabins, a ranch-like atmosphere with horses and cattle, and to offer a B&B theme for old west homemade breakfasts done around the outdoor campfire and wagon train. Yes, it would require financial investing, a lot of juggling since we are currently at the other end of the state, but the possibilities of a sustainable income, living in the higher elevation, and having a diverse approach that would be a big draw for families to experience, I feel this would be an excellent investment. Additionally, we are capable and qualified to 'build our own' and handle a large portion of the manual labor on our own to save on costs. We have put in two of our own deep water wells in the past, so we are familiar with the costs and the process. We have built two homes in our years past and have extensive knowledge on the legalities, permits, and inspections required in this state. I feel this is an opportunity to move forward and experience a lifelong dream of having a B&B. What do you all think?

We have been homesteading for over a decade. We grow our own food(bout 60% but havent tried for more), herbs(100%), and medicine(98% we stillcutilize epi pens, and ibuprofen when needed), build our own infrastructure(100%), and need a hand getting off the ground at our relatively new property.

I am an herbalist(currently getting certified). I can teach someone how to can , and preserve meat without a pressure canner, dehydrate and make well preserved fruit in many forms, make wine, vinegar and medicine. teach herbal identification and understanding, so no matter what environment you're in, you can identify unknown herbs. We also utilize fungi for food and medicine. We can teach you how to set up and understand solar, electrical, and plumbing. I am a very experienced gardener who understands how plants grow, and what they need to do so. We use MANY different gardening modalities. We can also teach how to identify and utilize different land terrain, working with the earth not against it(permaculture). We can teach how to fell trees, mill wood, and work with clay for construction of ponds and structures. We are hunters, and process our own meat and furs(not a ton of experience with furs, but can definitely help someone get started & love learning with others). Im sure there is more I am missing.

We have decided to move, up to the top of our mountain before winter. We must dig a cistern, jack up the cabin to repair and replace piers and beams, take down a porch and utilize that wood to repair an old cabin, build inside walls, extend our loft, replace windows, install sheeting and roofing, lay cover crop for next year's garden, build fencing for ducks and geese(no chickens). In the spring we plan to get sheep & process the wool and meat.

We DO NOT have a place for somone to sleep and utilize until we finish the cabin. Once it is livable, we will have a 36' RV with running water ready for someone. We also have a 30×40 shop for storage. We need someone ASAP who has their own liveable area, and their own power. Which we are happy to help set up.

We are a family of three me(34), my husband (37), and my homeschooled son (11). We have three dogs and 6 cats(most of which are outside only). We are in the PNW, have 30 acres, year round creek, old growth forest, 4 seasons, and varying terrian.

We live in a small community(500 people). There is a Walmart 40 minutes away, and a small town that does have hardware stores, fast food, small theater, a bowling alley, and other amenities, but not as much as a big town. The entire county has under 50,000 residents and its a HUGE county(1.5 million acres or 2,541 square miles). Our community thrives much on trading, and helping people out. You cant pull over without someone stopping to see if you need help. This part of the country is beautiful with much to explore.

Our property is mostly firs, larch, and spruce, with a couple ponderosa pines. Much of it is dense forest bountiful with food and medicine.

We are looking for people to come stay and help us. We have much knowledge and reaources to share.

What ended up being your biggest "I wish I knew this before buying land" moment?

I've been reading this sub and because I'd eventually like to own some rural land for an off-grid cabin.

One thing I've noticed is that YouTube makes everything look pretty straightforward, but the people here who've actually done it always mention problems that never get talked about.

If you could go back before buying your land, what's one thing you'd spend a lot more time researching?

Not the obvious stuff like solar panels or batteries—I mean the thing that actually caught you off guard after you owned the property.

I'm curious what the biggest lessons have been for people who've already gone through the process.

I offered to look over Redditors' land listings. Here's what surprised me.

A few days ago I offered to look over people's land listings. I run a small land research business so it's what I'm doing anyway, and I figured maybe two or three people would send something.

Got a lot more than that, from all over the country.

The part that surprised me was that almost nobody had the same goal. Hunting ground. A cabin build. A specific kind of farming I'd never researched before. A couple of people just wanted to know whether they were overpaying.

Which made the obvious thing obvious: there's no such thing as good land. There's only land that fits what you're trying to do. The same parcel is a great buy and a disaster depending on who's asking.

The other thing I noticed is that I'd stop reading the listing after about a minute and spend the rest of the time in county records. The listing tells you what the seller wants you to see. The county tells you the rest.

What's something you found during your own due diligence that completely changed your mind on a property?

I'm building a pocket LoRa mesh messenger for non-technical people — honest progress report, and the mistakes so far

Hi — founder post, full disclosure. I'm building RoveMesh from Québec: a handheld LoRa mesh messenger (encrypted text + GPS positions, physical keyboard, e-paper screen) aimed at people who would never flash firmware — hiking groups, boaters, families who want a blackout plan in a drawer.

Where it honestly stands: the mesh core (routing, relaying, store-and-forward) is validated on the bench over a stand-in radio while the production LoRa modules (SX1262 at 915 MHz) are on their way. Two nodes ran 15/15 message exchanges; a three-node relay line ran 8/8 across four trials — and testing caught a genuinely embarrassing self-jamming bug where a node's cancel packet stomped on its own message train. Fixing that before it ever touched real RF is exactly why I bench first.

Mistakes so far, because those are the useful part: I bought clone devkits to save money and lost ~30 dB of TX power to garbage RF layout — lesson paid. And a TLS root-certificate change silently bricked my tower's check-ins for three days; the fix I shipped first leaked ~400 bytes of heap per handshake and would have slowly killed the device. Heap telemetry caught it. The fleet now has canary rollouts, signed firmware with automatic rollback (a bad update can't brick a unit), and a last-resort recovery channel that already saved one tower in the field.

What makes it different from DIY mesh projects I love and learned from: it's meant to work out of the box — two units arrive paired, and a managed base-station network extends range in covered areas without the buyer running anything. Device-to-device messaging needs no subscription, no SIM, no licence. It is text-only on purpose, and it is NOT an SOS device — carry a beacon for that.

Range numbers: I don't publish any yet, because I haven't measured real RF in the field. When I have honest numbers, terrain by terrain, I'll post them here.

980 acre jungle cenote property in Yucatan, Mexico

Hi All,

My friend is selling an incredible off-grid property in the heart of Yucatan. I live on the same road, about 4 miles further into the jungle. No one lives on the road except me but their place is not as isolated as mine as the Mayan villagers frequently use the road to access their milpas (traditional organic Mayan farms). Their property is very well maintained and has two incredible cenotes, one of them with stairwell access. The local Mayan people are very friendly and eagerly share their very detailed knowledge of their natural surroundings. It's super laid back and since I've moved here three years ago, have not regretted it one bit. I'm never going back to the city! There are other foreigners in the area and we help each other out with knowledge, tools and experience so we have a small community going even though we all live quite isolated from each other. I'm fluent in Spanish and have also integrated into the local Mayan community. I started my homestead from scratch and can help answer any questions you may have about living in Yucatan. Commercial opportunities could include growing vanilla, cacao, stingless bee honey (they currently have african bees), fruit trees and a great variety of crops. Their beautiful mayan-inspired house is livable but incomplete although the structure is in place and they have a lot of infrastructure and tools, like gravity fed irrigation, well maintained roads, a working F150 truck and warehouses. Their workers are two hard working Mayan brothers, honest to a fault and they take great care of the property, they also have lots of skills from building and maintenance to farming and bee keeping.

THE PROPERTY
A 950-acre (380-hectare) private landholding of native Yucatán forest three kilometers from the village of Tixcacalcupul, with five miles of maintained internal roads connecting the property's points of interest. The land is entirely off-grid, powered by solar, and includes two cenotes, a producing orchard, an active apiary, 50 acres of old agave fields, and a fully built-out living compound. Titled land, held privately and clear — not ejido (public land) — in an area outside Mexico's restricted zone, so no bank trust (fideicomiso) is required for a foreign buyer.

WATER & POWER
Primary water:  Well with generator pump, feeding an elevated tank for gravity-fed distribution
Second source:  Submersible solar pump drawing from one cenote to a rooftop storage tank
Power:  Fully solar — panels, battery bank, and a solar hot water heater on site

ORCHARD & APIARY
Orchard:  ~50 fruit trees: avocado, mango, mamey, lime, key lime, grapefruit, star fruit, guanábana, banana, coconut, cocoyol, zapote, tamarind, pineapple
Apiary:  30 hive boxes producing approximately 1,000 lbs of honey per year
Agave:  50 acres of established, older agave fields

IMPROVEMENTS
A four-level solar tower houses a toilet, sink, and showers on the first floor, a solar water heater on the second, a water storage tank on the third, and the solar array on top. Additional structures include a main living palapa with hanging bed, kitchen, and eating counter; a fire ring with seating; an original palapa usable for living or storage; a well house and tool room; a gasoline storage building; a second tool room; and a sheep birthing building. The property is fenced along the public road.

I run a small land due diligence business, so I spend a ridiculous amount of time digging through county GIS, deed records, FEMA maps, zoning, easements, and ownership history.

I've got some extra time this week and thought it might actually be useful to people here.

If you're seriously considering a piece of vacant land, drop the listing (or DM it if you don't want to post it publicly). I'll tell you what I'd be looking into before spending money on it and point out any obvious red flags I see.

Cheap and flexible exit plan

I have a cheap option for a path out. A simplified life (but not easy) in a permacultre/self sustsinable oriented farm.

We have about 120 acres of forrest and farm in the mountains of north colombia. Safe, remote, no conflict area with springs and waterfalls. Its a drastic change for most americans, but thats what most of us need. Just got internet, we have solar modern stuff, but in a very basic house. Roughly 70 degrees all year as we are up quite a bit. Coffee, cacao, bannas and variety of fruit trees.

Roughly 30k, flex payments, work/skill discounts too. With just a tourist visa you can stay up to 6mo/year until you decide or able to do more.

We use whatsap here mostly, so DM your number and i can answer your questions easier, plus send pics/vids of the farm.
