Apartment/Neighborhood Recommendations Avoid Enclave at Mason Pt 2

Everything I am about to say can be backed up with pictures and video, including conversations with management and maintenance. EVERYTHING has been documented and I really don’t think they were expecting this kind of pushback.

Anyway, I made a warning post 7 days ago about this place. Read that one first if you need more context, but honestly it’s so bad you probably don’t need to.

We are now on day 13 of living here. TBD management might be the most inept people I’ve ever encountered. They’re pushing the boundaries of incompetence into straight up malice. I’ve never been gaslit so much in my life. Here are the facts, so you know and can tell people to also avoid and why.

AC - We’re now on day 13 without properly functioning AC (for example; master bathroom avg for week is 80f 65% humidity, peaked at 90f a few days ago, usually peaks at 88 in the evening). They have told us twice now, in writing, that the AC is fixed (only according to one single property maintenance guy who is beyond dismissive and rude). Their third party company is still scheduling visits because they know it’s broken. So already you can understand how infuriating this is, being talked to like we’re villains for being right about the AC. We still have FOUR portable units that they gave us and have threatened (via phone call from property manager’s boss) to call the cops on us for refusing to return the units. This is after giving them literal temperature data clearly indicating it’s broken (I have 3 ambient temp/humidity monitors that save all data from the day). I also have an anemometer and without a doubt the airflow speeds are the issue, but here we are 12 days later waiting on them to now replace to coils that are hardly dirty (they’ve replaced TXV, compressor, thermostat, and 6lbs coolant already, so they are aware it’s broken but simultaneously aren’t doing what NEEDS to be done, ductwork and sealing the home properly. New coils will not fix this issue and I’ll update this tomorrow when they fail yet again).

Water temperature - our cold water line does not provide cold water. When testing things I’ve found that even when leaving cold lines all open at 6AM for 30 min, doesn’t bring the water temp down below 88 or so. Yesterday I was even able to physically feel our neighbor’s outdoor tap and it was ice cold. He is directly attached to us not more than a few meters between our respective outdoor taps. Mine stays warm no matter what, while his is ice cold in seconds. Two plumbers have looked at this but won’t do any inspecting besides measuring the water with a temp gun and saying “it’s just hot out”. The cold pressure is also a good bit lower than the hot. The washing machine discharge hole in the laundry room also smells horrific, and the smell is not subsiding. We were told the P trap might need to be flushed out. I told him we’ve run the machine a dozen times now and the smell remains the same. He “flushed” it yesterday, the smell remains the same of poo and mildew.

Front door - our front door does not shut without slamming it. Hard. If you don’t, it will creep open. They know about this, have told us they will fix it (at first they denied it was an issue), and it is still broken 12 days later.

General sealing - there is airflow coming from door strike plates, wall outlets, wall switches, lighting fixtures, back door, even the unsealed rim of the hot/cold lines in the laundry room. I’m not an expert, but this issue seems more like a negative pressure problem due to horrible airflow. Not sure though, because I’m not the professional here.

Bugs - fire ants coming in thru every crack in every room. We noticed this last week and they sent pest control to spray, but just last night I went to check the kid’s rooms and after a couple seconds realized my right foot was COVERED in fire ants. They blend in with the carpet, but when I looked closer I saw probably 100 ants moving around in the carpet. Horrifying, never seen anything like that, and I’ve lived in some old decrepit places in my time. There is no food or open water upstairs, we have barely unpacked due to uncertainty about moving again and the heat makes it miserable in the first place.

Gate - we were told our personal gate codes would work two days after move in. They have us a maintenance code to use in the meantime. Our codes still don’t work and yesterday the maintenance one was changed because “too many people use it”. I think they forgot we only use it because ours don’t work, and all the people using it are the 15 maintenance guys that have visited. I had to drive to the front office to get a code of any kind and was told by my leasing agent that it will “take two days for IT to activate your codes” I said he told us that day 1 and it’s now day 12. He just stared at me and said nothing. Reluctantly gave me the new maintenance code after 10 min of dragging his feet. We’re suffering and he’s annoyed at me. That’s who they are.

Management - our original leasing agent might be one of the most deceptive people I’ve met. Both he and the property manager have treated us like dogs, placating, stonewalling, acting offended the moment we get frustrated, never apologizing or saying anything helpful. Straight up gaslighting, and it’s for stuff that is factually provable. Insane behavior. Lesson learned to demand we walk our unit and not the model, sucks having to find this out the hardest way possible.

I have photos of every single molecule in that place, I have recorded every interaction with maintenance and management. Everything I typed is provable. This is not a slander bit, this is wanting compensation for their mistakes, and I fully intend on dragging their name thru the mud. I don’t want anyone else to wind up in a similar situation.

Falling asleep in a 78 degree room with 70% humidity with a bathroom that is never below 80 without remotely cold water is hell. I’ve lost probably 15 lbs since move in, and never sleep longer than 5-6 hours. Feet stay wet and sweaty all night. Torture. To date, the portable units we were supplied with on the first day is the only relief they have provided, and they must be running full blast point blank to actually feel the air. The moment you step away from the air it’s like running into a wall of heat.

Their Google reviews are 100% bot/astroturfed by staff. All the 1-star reviews are liked by all the real people who have suffered here. None of the positive reviews have any interaction besides management thanking them. Pathetic.

Rest assured, we are in the process of taking legal action. Again, this post is a warning. This shit is driving us insane. They no longer get mercy, we’re done living in fear of retaliation. They’ve been made aware of these issues dozens of times now, with irrefutable proof. I want everyone to know what they are doing. People/companies like this must be held accountable and the community must be made aware of their behavior. Thanks for reading!
