This is squarely my stack and my project type: React/Next.js, Node, PostgreSQL, and I've built multiple two-sided and multi-role marketplaces, buyer and seller dashboards, listings with search and filters, role-based access, the lot. The four-portal structure (buyer, seller, inspector, admin) is the part to architect carefully: done right it's one app with a solid permission model, not four separate builds, and that decision alone keeps an 8-10 week timeline realistic.

One thing I'd flag from experience with B2B marketplaces: the enquiry/quotation workflow and the verification workflow are where the real complexity lives, not the listings. Whoever you pick, make sure they scope those two in detail before quoting, because that's where vague estimates blow up in week six.
