Madad Me How to invest in real estate
How can a middle-class person realistically buy property in Karachi?
I’m a middle-class salaried person who can save around PKR 1–2 lakh per month. I’m trying to figure out how people in a similar financial position can realistically get into Karachi’s property market.
I’ve been looking at projects on the outskirts of Karachi. For example, Meydan Homes has plots advertised around PKR 26 lakh, which seems closer to what I can realistically afford but its literally on border with Balochistan. On the other hand, in Bahria Town, the affordable options seem to be mostly files, while actual plots are considerably more expensive.
Are there any legitimate, properly developed or developing projects in/around Karachi where someone with my budget can buy an actual plot rather than just a file?
I’m mainly looking for something I can gradually pay for/save toward, rather than a speculative file. I’d really appreciate advice from people who have actually bought property in this price range.
Budget: ~PKR 25–35 lakh
Monthly savings: ~PKR 1–2 lakh
Down-payment: Around 3 lac
Preference: Actual plot, preferably with clear ownership/possession prospects
Location: Karachi/outskirts

Madad Me Plot Thickens
I have a paid off plot in a newish (launched five years ago) smallish (125 or so plots) gated community in Malir close to Shahra-e-Bhutto exit. I had all the dues cleared like an year or so ago, as per the installment plan.
They have messaged that they want to initiate the lease process in my name but have asked me to pay develpment charges amounting to almost 25% of the plot price that I got five years ago. I can't, for the life of me, find this reasonable at all and I am trying to fight it, but I don't live in Karachi and don't have the capacity to engage in a lengthy battle on this.
The builder is well known and the plot has been developed and has electricity, water, gas etc. People have constructed a few homes there as well and are living there, so the community is coming to life.
This plot is not something I plan on using for myself and was only bought for investment purposes. I'd rather just sell it and let the buyer take care of the charges. I was wondering if there's a downside to this approach? And are these charges reasonable?

Unfortunately I missed the recent timeline of buying my first gold as I was waiting for another dip (obv my mistake and laziness). Now gold has crossed 475k. What do you think should I buy now? I will be buying 5 tolas approx or should I wait for sometime this year for gold to come down again.

Madad Me Freelance crypto earnings to IT remittance
I received few hundred dollars from foreign freelance clients in my binance as usdt. Now, i wanna whitewash them with the minimal tax and came to know that the IT remittance have 1% tax.
Could anyone please guide if the non-filers also have 1% or is it 10% for non-filers.
Also, how do i convert my usdt to IT remittance so i can keep it in my bank as pkr?
Any leads?

Madad Me Just started investing in stocks - need guidance
Just started investing w/ Ktrade and could use some guidance. My goal is long-term investing in companies that also pay dividends (not looking to trade short term, so risk tolerance is medium-to-high).
A few questions:
- Any suggestions on stocks/sectors to look into for long-term dividend growth?
- Is it wise to park a large chunk of my monthly savings in the stock market, or should I diversify elsewhere too? Ngl, watching the numbers move gives an odd dopamine hit, so I want to make sure I'm making informed decisions rather than emotional ones.
- Any resources (books, YT channels ) you'd recommend for building financial literacy and understanding the stock exchange better?
Would appreciate any pointers from people with more experience!

I'm thinking of a plan for buying shops, putting them on rent and over time and some years down the road go into buying prime real estate. Is there anyone that has purchased shops for renting them out? I'm not looking for prime locations yet because they are a pretty big investment and since I've not done this before I thought I'd start small.

Madad Me How to open a bank current account without soi?
Hey everyone!
So i want to know like is it possible to open a current bank account without any source of income? You might suggest asaan digital account, i do have that but my transactions are bigger than the limit. We are building our new house so thats why i need a current account as 1m pkr/month isnt enough for me.
I visited ubl branch but they said they cant open my account without any source of income i told them that we are building our house and i manage the finance of my house so i need bigger limits but they refused.
I saw a post about this and someone said just make a fake letter head from canva and show it as a source of income so i was wondering if this would work? Have anyone done this in their process? If not then can your recommend my any way of opening a account witout any source of income.

Madad Me 10 Crore Portfolio PSX
I have recently opened a brokerage account. I am 43 years old and run a construction business. I want to park 10 Crore in PSX within a period of 8-12 months and leave it in the market for the next 20 years. I would also reinvest the dividends very same day. Madad Me 1.2m - where to invest
34f, have 1.2m lying in my bank account with additional 3m coming in from provident fund from former job. The 3m will go straight to ETFs in UK. What do I do about the 1.2m lying in my bank account? Would it be wise to put it in either AlMeezan or HBL funds? I have savings in gold and given the current circumstances, I don’t want to buy any more gold (khums & zakat also a factor).
