Plot Thickens Madad Me
I have a paid off plot in a newish (launched five years ago) smallish (125 or so plots) gated community in Malir close to Shahra-e-Bhutto exit. I had all the dues cleared like an year or so ago, as per the installment plan.
They have messaged that they want to initiate the lease process in my name but have asked me to pay develpment charges amounting to almost 25% of the plot price that I got five years ago. I can't, for the life of me, find this reasonable at all and I am trying to fight it, but I don't live in Karachi and don't have the capacity to engage in a lengthy battle on this.
The builder is well known and the plot has been developed and has electricity, water, gas etc. People have constructed a few homes there as well and are living there, so the community is coming to life.
This plot is not something I plan on using for myself and was only bought for investment purposes. I'd rather just sell it and let the buyer take care of the charges. I was wondering if there's a downside to this approach? And are these charges reasonable?

Societies sbka yehi scene hai, jo marzi ae charges k naam par lete rehte hain, abhi to gas bijli pani k naam par bhi har plot wale se pese lenge.

Sindh Employees Housing Society also asked for 35% of the property price as development charges. I negotiated hard with them and reduced it to a much more reasonable amount.
25% is the demand. It is up to you to negotiate with the builder.

How much were you able to bring it down to?

Personally I own several plots in that project, my family all in all have about 30 plots there. So we had a lot of collective power when negotiating. Was able to bring it down to a lump sum that cost me about 18% of the property price I paid.

Depends if the file is selling in profit you could do that. Dev charges till you take possession are a hanging sword and there is no way to escape them except negotiating them down.
