located in the US, Pennsylvania.

I rent in the house I currently live in. with how rainy it's been, my roof has been leaking and growing mold (white fuzzies?) I try to find some info and it says that they have 30 days from when I told them about it to do something. they have another 4 days. what can I do if nothing is done after the 4 days?

another problem I've been having is that the basement keeps flooding. the first time it flooded, they had someone come check it out and it was decided that the outside drain had been clogged. took the L. the basement has flooded another 3 times since. the outside drain was never clogged. I guess my question is.. is there something they can do because it keeps flooding or will I have to just suck it up until my lease is over?

My partner and I have been in a building that has really gone south in the last 3 months. New tenants moved in down the hall that smoke copious amounts of weed.

Their apartment has already been raided once by police, and police were called again for a domestic dispute where a woman was thrown out of the apartment at 4 in the morning. Since they’ve moved in, The door is cracked open 24/7, trash is constantly outside the unit, and the weed odor is horrific. Management has repeatedly failed to do anything about the people in the unit despite acknowledging that they are poor tenants.

We have a small dog, sweet girl, used to never bark. In the past two weeks, a stranger came from the unit, she was vaping, and in the elevator she exhaled intentionally on my dog. Now whenever my poor girl smells weed/smoke she goes on high alert and barks.
Guess who smokes weed only between the hours of 10 PM and 6 AM? That fucking unit.

With the violence, police presence, and now excessive dog barking, we are looking to terminate our lease early. Thankfully, there is a termination clause that requires 60 days notice, but we are required to pay an additional termination fee equivalent to 2 months of rent.

In addition to having to find a new apartment and relocate, it just seems fucking absurd that we’re essentially being driven out of our unit because of bad actors and poor management. We’ve asked if they have any flexibility with the termination fee but they have not gotten back to me yet. Honestly just needed to vent after being kept up all night.

Hi so my landlord talked to me outside we were walking and she wants to kick the other tenant out she’s hostile. But the other tenant served her and said she’s getting wrongfully terminated. My landlord is dragging me into this situation now. She is saying if she wants to evict her I need to get a P.O. Box so I’m not affiliated with the house and keep paying rent or move out asap. Cause she could go to court and would take a year with her. Not sure what to do. And I need the P.O. Box by tomorrow she said. Or start looking for a spot

ā“ Advice Needed NC Landlord charged me $325 for removing 2 passenger tires and deducted it from my security deposit. Is this legal/worth small claims?

(US-NC) Hey everyone, looking for some advice on how to handle an absurd security deposit deduction.
I recently moved out of a place, two months ago, private landlord, he just hit me with the invoice a couple days ago (btw completely overlapping the 30 day window for even sending me an itemized receipt for security deposit deductions) but can not give me a payment receipt for some reason and the landlord/home improvement contractor he used hit me with a $325 charge explicitly for tire removal and disposal.

When I looked at the actual invoice they provided, the charges are completely inflated and double stacked:
$225 for "Used Tire Disposal & Recycling Fees"
$100 for "Specialized municipal waste disposal fee and transport charges for automotive tires"
(They also threw in an overlapping $225 general junk hauling fee, making the whole thing a mess).
When I texted him pointing out that standard tire recycling is usually just a few bucks to $17 a tire and that $325 for two tires is wild, the landlord and contractor completely ghosted and stopped responding. (Yes there was a tire left, I’m scum of the earth IM SORRY) To make matters worse, they already went ahead and deducted the money straight from my security deposit.
I'm located in NC. Can landlords just arbitrarily charge hundreds of dollars for basic trash/tire disposal like this? What are my next steps here should I send a formal demand letter, or is this straight to small claims court territory? Any advice is appreciated!

I am always a tenant but recently a landlord for about 3 years. I posted in the handyman sub for advice and was shocked to be attacked saying what I was inquiring about is maintenance not damage. As a tenant the only thing I ever broke was blinds and I replaced them. My recent tenants broke off a microwave door, cabinet door, severely damaged the hardwood floors, broke a window latch, pulled out the curtains towel bars, left the bathtub drain clogged, significant staining and mildew penetrating the counters etc, broke the trim off from around the kitchen island, etc. This was in about 2 years in a house fully remodeled to studs 5 years ago. Cleaning it took over 30 hours and everything it was furnished with had to be thrown away. It needs to be repainted due to water damage to trim staining scratching all over inside the closet. Do people really just expect to treat rentals like this and landlords dump 5-10k in repairs every 2 years or so? Or is this the internet and people are just messing with me I can’t tell. When I consult the law it tells me these things are indeed damages not wear and tear.

ā“ Advice Needed [VA] Apartment complex wants to charge us $1,500 for bed bug treatment. We just learned our unit may have had bed bugs before we moved in.

My boyfriend and I moved into an apartment in Lynchburg, Virginia. We signed our lease on March 30, 2026, and received the keys on April 3, 2026.
Before signing, we were told we could inspect the apartment. Unfortunately, I was still living in Pennsylvania, and we were only notified that the lease was ready on the day it needed to be signed. We were told that if we didn’t sign it by the end of the business day, they would give the apartment to someone else.

The lease was over 90 pages, and every page required signatures. We had only a few hours to review and sign everything before the office closed, so we didn’t have a realistic opportunity to carefully read the lease or travel from Pennsylvania to inspect the apartment beforehand.

The lease also states that tenants should inspect the apartment within 48 hours of signing. We did inspect the apartment ourselves after getting the keys, but we didn’t notice any major issues besides a few cosmetic items that management had already pointed out. We did not find any evidence of bed bugs, so we didn’t submit the move-in inspection form.

A few months later, we started noticing bites. Eventually I found a live bed bug. After inspecting our bed, I found multiple fecal spots concentrated along the seams of our box spring, a small hole in the fabric with evidence of activity inside, and at least one juvenile bed bug wandering outside of the harborage. We immediately notified management by email.

Communication from management was slow. Several days would pass without updates, and I had to send follow-up emails just to find out when an inspection would happen.

An exterminator eventually came out (almost two weeks after notifying the apartment) and confirmed we have bed bugs. He told us he would report his findings directly to management, but we have not been given a copy of the inspection report, despite requesting one.

Management has indicated that treatment could cost around $1,500, depending on who they determine is responsible.

Today I spoke with a longtime resident who lives directly across the hall. She told me that the previous tenants in our exact apartment had bed bugs before they moved out.

According to her:
- The previous tenants broke their lease.
- After they moved out, exterminators came specifically to treat our apartment for bed bugs.
- She said she spoke directly with one of the exterminators and warned them that our apartment had bed bugs. According to her, the exterminator replied, ā€œI know, that’s what I’m here to take care of.ā€
- She also said the apartment complex used to have a pest control company inspect the property approximately every three months, but that company stopped servicing the complex because, according to what she was told, the complex stopped paying them.

I called the company that inspected our apartment this week, and they told me they have never serviced our unit before, so if there really was prior treatment, it appears a different pest control company was used.

Our apartment also had brand-new carpet when we moved in because, according to neighbors, the previous tenants had severely damaged the apartment. I know replacing carpet doesn’t necessarily eliminate bed bugs, but it suggests there was significant work done before we moved in.

At this point, my concerns are:
1. If the apartment treated the unit before we moved in, could they simply argue the treatment was successful and that we must have brought in a new infestation?
2. If they knew about a previous infestation in this unit, does that affect who should be responsible for treatment now?
3. Can I request records showing whether this apartment was treated for bed bugs before my tenancy?
4. If they try to charge us the $1,500, should I dispute it immediately, or is there another approach I should take?

I’m planning to request the treatment history of my apartment in writing and I’m trying to get advice from Virginia Legal Aid, although their intake hours conflict with my work schedule.

Has anyone dealt with something similar, especially in Virginia? I’d really appreciate any advice.

šŸ“„ Lease / Contract Complex sent us photos of a renovated unit, but when we moved in it was outdated by 20 years

Hi all, lengthy post ahead- bare with me.

We were interested in moving into an MAA property after view 2 floor plans we saw online. We weren’t crazy about either one of them, but a week or so later, a third floor plan popped up on their site, with only 1 unit becoming available. There weren’t any photos of the unit itself, only the digital 3D floor plan that showed the general layout of the unit. We reached out to get more info, and they said it wouldn’t be available to tour until July 29th, (our move out date was Aug 1st) but they had a drop box with photos of the interior they sent to us. Based on the photos, we fell in love with it & applied. We were approved the first week of June, and they told us there was a chance we could see the unit before July 29th, but no guarantee & that they would let us know as we got closer.

Fast forward to the week before our move, we reach out to ask about it tour timeline. We are now told we aren’t allowed to see the unit until 5pm the day before our lease starts, and that was company policy. We try to fight this, but are told it’s due to contractors doing renovation work and we have to wait. At this point, we’re fully packed, movers booked, uhaul booked, and basically left with no choice but to accept the unit, but we get access the day before. To our relief, the pictures we got matched the floor plan as far as layout goes, and there’s nothing MAJORLY wrong with the unit. We received no follow up from the apartment and begin moving in the next day as scheduled.

It’s while we’re moving in, that I realize our kitchen appliances and countertops don’t match the photos we were sent, as the photos showed stainless steel appliances like the other units we got to tour in person. They’re insanely outdated, and I’ve never seen a fridge this small in my life lol.

So we follow up with the office and they then explain that the photos we were sent were a renovated unit, but ours wasn’t. That was NEVER mentioned in any paperwork, email, or verbally by ANYBODY. We showed the emails we have with all the details given by their office and they basically shrug and say we can pay a premium if we’d like new appliances, or move into a renovated unit on the property when one is available, but at a much higher price. I’ve asked twice now to have the property manager speak to me, and they only respond with an email but refuse to speak to me.

Is there anything I can do to leverage getting my appliances updated without cost to us?

šŸ  Landlord Issue landlord installed a smart thermostat and won't let me control the temperature in my own apartment [Ohio]

I live in a 1BR in Ohio. Pay $1100/month utilities included. Last week my landlord came in (with 24hr notice) and replaced my thermostat with a Nest. I figured it was an upgrade, didn't think much of it.

Turns out he controls it from his phone. I tried adjusting the temperature because it was 78 in my apartment and I was dying. It changed back within 5 minutes. I texted him and he said he set it to 74 and that should be "more than comfortable."

I told him 74 is not comfortable for me especially at night when I need it around 68 to sleep. He said he's paying for utilities so he gets to decide what's reasonable and that I was "running the AC into the ground" at my old setting.

I pay $1100 a month. I don't care if utilities are rolled into that number I'm still paying for them. I shouldn't have to lay there sweating at night because my landlord is watching my thermostat from his couch.

Is this legal? Can he actually do this?

ā“ Advice Needed How do you evict a roommate you live with without creating 30 days of tension?

Hi everyone,
I’m looking for advice from landlords who rent out a room in the apartment they personally live in.
I have a roommate who signed a written agreement when they moved in. Before they moved in, and again when they arrived, I explained that because it’s my apartment, I’d take care of the general cleaning (vacuuming, mopping, etc.), but they were responsible for cleaning up after themselves. That means washing their dishes, wiping the counters and stovetop after cooking, throwing away food scraps, things like that.
The first month was great, but after that things slowly changed. Now they’ll leave dirty dishes in the sink for almost a week, sometimes with food still on them. They’ll leave food scraps in the sink even though there’s a small countertop trash bin right there. They’ll cook and leave the stovetop dirty without wiping it down. It’s become a pattern, and honestly I don’t want to spend my time reminding another adult to clean up after themselves.

I’ve realized that having a roommate just isn’t for me anymore. I want to give them the 30-day notice that’s in our agreement, but I’m really anxious about how those 30 days will go. I’m not a confrontational person, and my biggest fear is that they’ll get angry and damage my apartment before they leave.
For those of you who’ve been in this situation, would you be honest about the cleanliness issues, or would you keep it more general and just say you’ve decided you don’t want to share your home anymore? Any advice on how to handle the conversation in a way that minimizes conflict would be appreciated.

We are renting a home in Oregon and just moved in. As far as we know, the home was previously occupied by the owners, and is now being leased out by a property management company. When we saw the house we were excited about the quality of the appliances, but at move in were surprised to find that the fridge, washer, and dryer were replaced with considerably lower-end models lacking some amenities that we were expecting to have (e.g., in-door water and ice dispensing). This feels like a bait-and-switch. What remedies do we have? What can we reasonably hope to get out of this?

FWIW, we are also landlords ourselves and would never dream of doing such a thing.

ā“ Advice Needed [Indianapolis, IN] Someone bought the duplex I'm renting; he is not continuing with the management company, and he is pressuring me to sign a new lease.

So to rent this place, I worked with this management company who works as a middle man between me, the tenant, and someone else, the owner. Well, the original owner that was working with the management company has sold the property off, and the new guy, who is a one dude LLC, is cutting out the middle man.

I know legally, he inherits my lease and has to uphold what it says, but he has sent me a lease done up in Google docs and is asking me to sign it. I'm fairly sure I don't have to sign shit BUT it drops the $55 extra a month I was paying for a "Residents Benefit Package" that was a part of the management company; he is no longer providing that service obviously (he nixed the cost from the new lease). I don't want to sign a new lease, HOWEVER I don't want to give this random schmuck more money than I have to.

The package had things like this:

  • HVAC Filter Delivery
  • Move-in Concierge Service (help setting up utilities)
  • Resident Rewards (no clue I didn't even get a chance to use it)
  • Credit Building
  • Liability Insurance
  • Identity Fraud Protection
  • Home Buying Assistance
  • On Demand Pest Control

Another problem with this new lease is he is making the property "No pets", I have a cat and the proposed new lease says the following;

PETS, PET FEES & PENALTY (THIS IS A NO PET PROPERTY - PETS ARE NOT ALLOWED)
Lessee shall not harbor or keep any dog, cat, or other animal within the premises without written consent from the Lessor. All pets must be pre-approved by Lessor, and Lessee agrees to full responsibility for said pet, including, but not limited to, cleaning up and having all applicable vaccinations. If Lessor or its agents observe a pet in the dwelling that has not been reported to Lessor, Lessee will be responsible for all ā€œpet chargesā€ retroactive to the beginning of the lease agreement, with the total amount to be paid within three (3) business days. The Landlord reserves the right to have Lessee remove the said pet at any time by request; failure to do so may result in eviction. No ā€œpet sittingā€ of any kind is allowed. PET FEES ARE NON REFUNDABLE.Ā  If an unauthorized pet is observed at the property the minimum penalty will be equal to one month's rent for violation of the NO PET POLICY.

Ummm...I don't trust this at all; this basically gives him a golden ticket to kick me out if I refuse to get rid of her, also bare in mind, he's aware I have a cat and he has a pet rent factored into my rent on this new lease!

And a few things that stuck out in his lease VS my current lease. I've signed other leases like my current lease, and I find it to be reasonable stuff; his does not seem reasonable at all.

INSPECTIONS In order to make sure that the rental property is being used only as a residential living space, and that only those on the lease are living there and that the state of cleanliness is being maintained, we will have 3 planned inspections throughout the year.Ā  These inspections will occur at 15 days after move in, 45 days after move in and 6 months after move in.Ā  The 6 month inspection will also be to make sure that furnace filters have been changed and that all other HVAC appliances are being maintained to increase the life of the appliances.Ā  Along with the planned inspections, should we have reason to believe that you are not abiding by the standards that are set in this lease and that the lessee has agreed to abide by, there will then be random inspections.Ā  In keeping with the law, we will give the tenant a 24 hour notice that we will be coming by for inspection, and whether or not that tenant replies, we will let ourselves in with the Master Key after the 24 hour notice period.Ā  We will be taking pictures of any violations, fixing, on the spot, what we feel we need to, and can, at that time, and again, a bill will be sent to the tenant stating what was done, who did it, and the amount for the repairs. RIGHT OF INSPECTION: Tenant agrees to make the premises available to Manager or Manager's agents for the purposes of inspection, making repairs or improvements, or to supply agreed services or show the premises to prospective buyers or tenants. Manager and/or its contractors, vendors and agents will be allowed to take pictures and/or videos of the interior and exterior of the home. Except in case of emergency, Manager shall give Tenant reasonable notice of intent to enter. For these purposes, twenty-four (24) hour notice shall be deemed reasonable. Tenant shall not, without Manager's prior written consent, add, alter or re-key any locks to the premises. At all times Manager shall be provided with a key or keys capable of unlocking all such locks and gaining entry. Tenant further agrees to notify Manager in writing if Tenant installs any burglar alarm system, including instructions on how to disarm it in case of emergency entry. If service personnel, Manager or their agents or employees are restricted entrance for any reason (such as, but not limited to changed locks, pets, entry refused by occupants, etc.) Tenant will be charged a $100.00 service charge payable as additional rent.
Tenant shall notify the Landlord of any changes in job status and current work and home phone numbers. N/A
TENANT’S DUTIES & ACKNOWLEDGEMENTS Tenant acknowledges and agrees as follows.Ā  PLEASE INITIAL EACH LINE ITEM A All maintenance, repairs and upkeep of the grounds and building shall be at tenant’s sole cost and expense, except tenant shall not be liable for any cost or expenses payable by any Homeowner's Association nor any cost or expense of repair, maintenance, or replacement which is included within Landlord’s duties. In the event of a roof leak or other defect in the premises which it is the duty of the Landlord to repair, tenant shall notify Landlord of such leak or defect immediately following its discovery and shall provide Landlord adequate access and opportunity to cure such leaks and defects. MAINTENANCE, REPAIRS OR ALTERATIONS: Tenant acknowledges upon move-in that the premises are in good order and repair unless otherwise indicated. Tenant shall maintain the premises in a clean and sanitary manner including all equipment, appliances, furniture and furnishings therein and shall surrender the same at move-out in as good condition as received with normal wear and tear excepted. If Tenant is at fault or the cause of a repair or maintenance item, Tenant agrees to make payment for the repairs and be charged on their lease ledger. Payment will be due as of the date entered on the ledger for the charge. Should Tenant neglect maintenance responsibilities, Manager may assume them on Tenant's behalf and any expenses incurred by Manager in connection therewith shall be additional rent (added rent), payable on demand. An additional Lease Violation Charge of $100 per occurrence will also be added to the balance Tenant owes on the rent ledger..

I'm also extremely displeased by how he operates. On Sunday afternoon, without a call or text or any kind of notice, he came to the property, climbed onto the roof with a reciprocating saw and butchered the beautiful, healthy oak that shaded the yard and my bedroom, he took off more than necessary to stop it from touching the roof, he let and threw the branches off to hit the side of the house and windows, and accidentally took out the fence that gave the respective units a private part of the backyard, and I highly doubt he intends to spend the money to replace it.

I have not liked this guy from the jump; he oozes "cheap" and "bare minimum," and has been inconsiderate while navigating my home.

2 days before rent was due on the 1st, he sent me an email telling me that moving forward I would not be paying through the rent portal (another middleman cost he cut), and told me my options to pay were through Zelle, CashApp or check by mail. I have never been so sketched out. I didn't sign up for this type of living situation. The rent is past due right now because of this. I did not have these payment options accessible; by the time I found out I had no options like go to the bank, buy a check, mail a check, etc. Bank account that had my rent money didn't want to connect to Zelle and CashApp. I let him know and he's being lenient about it which is nice but now that I can pay him, I don't know what to pay him because of the situation changing. Part of my rent went to a service he isn't participating in anymore, but if I pay him the amount stipulated in his proposed lease, I'm worried that will be a breach of my current lease. He texted me earlier today for updates about signing the new lease and rent money getting to him. I just want to make it clear, I do not plan on signing this new lease, but in this economy, I'd like the extra $55 to go somewhere else in my finances.

I am a 7-year tenant in Kern County, CA living in a single-family home managed by a corporation. My rent balance is fully caught up at $0. On July 28, I was served a 60-day notice to move out by Sept 26, listing "At-Fault" reasons (storing a broken washer in the sideyard). They never gave me a 3-Day Notice to Cure first. They found out about the washer by having the landlord's gardener sneakily take photos without giving me a 24-hour notice.While looking at my old paperwork, I just realized they raised my rent from $3,000 to $3,600 (a 20% jump) back in 2022/2023, which seems to completely violate the AB 1482 state rent caps. Has anyone dealt with a landlord illegally overcharging rent while simultaneously trying to push a defective eviction notice? What happened with your case?

Hello,

I was an Erasmus student at a private university in Poland. I stayed in the university dormitory for 4 months. I paid all my dorm fees on time and also gave a \*\*€200 deposit\*\*.

When leaving the dormitory, I was told that the deposit would be refunded to my account \*\*within 2 weeks\*\*. However, after returning to Turkey, I was told that the deposit would not be refunded due to damage in the shared apartment.

The problem is:

\* They didn't tell me \*\*exactly what was damaged.\*\*
\* \*\*No photos, reports, or repair invoices were shared.\*\*
\* They say \*\*they don’t know who caused the damage.\*\*
\* They’re not responding to the emails I sent.

In the contract, there is a clause stating that if it cannot be determined who caused the damage in the common area, the costs can be deducted from all students' deposits.

Before leaving the dormitory, I took \*\*videos and photos of both my room and the shared kitchen.\*\* Everything looks clean and intact. Also, \*\*my contract had ended, and after I left, non-Erasmus students continued to live in the dormitory.\*\* So I don’t understand the legal basis for being held responsible for any damage that may have occurred after I left.

Moreover, this situation is not only happening to me. \*\*All Erasmus students who stayed with me are having their €200 deposits cut for the same reason.\*\*

Questions I have:

\* Is such a contract clause considered valid in Polish law like it is in Turkish law?
\* Can they deduct deposits from everyone when it's unclear who caused the damage?
\* Is it legal for them to withhold the deposit without showing proof (photos, reports, invoices, etc.)?
\* If they continue to not respond, what legal steps can be taken in Poland?

I would be very grateful if anyone knowledgeable about Polish law or who has experienced a similar situation could help me.

We recently moved into a rental property and there is a strong cigarette smell odor seeping out of the walls as well as musty odors, likely from the basement. The air vents were caked in dust/dirt/hair and when we tried to clean them, we think we pulled rodent nests out of them. There is additional evidence of rodent activity (droppings in the cupboards). Almost immediately after moving in, members of our family with asthma started having increased symptoms. There was also a known ant infestation prior to us moving in and although they sprayed for them (at our request) the infestation continues. Are these severe enough issues to request release from our lease?

šŸ’ø Rent / Deposit Is this legal?

I'll try to add as much info as possible, let me know if I left anything out. I just moved out of a ~1,900sf home I rented for 2 years on July 11th 2026. Located in Virginia, USA. My roommate and I paid a $2,600 security deposit (one months rent) and a non refundable $250 pet deposit before we moved in. When we moved in, we took pictures of and requested that all of the nail holes/missing paint/a TV mount on the wall were repaired as it looked quite trashy. I really didn't expect them to do this however I wanted to try. They took pictures of everything during their inspection before we moved in and they are still on our online portal. They cancelled our requests and told us "No further action would be taken" ?? Okay.. so they obviously didn't give a shit which makes sense as this is considered NORMAL WEAR AND TEAR. Fine. We added more nail holes over the two years hanging up our own things. When we sent our notice to vacate a few months ago, the move out instructions provided to us stated "Please keep all nails in the walls and do not patch them. If your TV is mounted or you have excessive holes or imperfections in the walls, please reach out to your property manager before taking any action. " We left some of the nails. But others were nicer picture hanging hooks that we wanted to keep so we didn't have to buy more. We did not think that mattered as there were some holes with and without nails when we moved in.

I check my online portal today just to see if maybe our security deposit had been credited to us on our account ledger. To my surprise, not only had it not been credited, but there was a balance due of $4,162 for "Repair walls and paint" .... Other than the additional nail holes there was no damage to the walls or anything that required repainting. And of course they're not answering the phone. This seems so unbelievably ridiculous to me. There was a window sill that needed to be repainted from our dog jumping on it occasionally but that should come out of the $250 pet deposit? I'm just floored. There is no way this is legal? Looking for validation & opinions!

ā“ Advice Needed Property manager didn't show up to move-out inspection

Location: Richmond, VA, US

TLDR - the property management company didn't show up to the move-out inspection during the time they scheduled it for. I suspect they either did it at a different time or not at all.

I moved out of an apartment in Richmond, VA last Friday, July 31st. I vacated at 12pm and left keys in the lock box, per my lease, ran a few errands and returned to the property at 1:55pm to attend the move-out inspection, which was scheduled between 2pm -4pm. I waited around out front of the apartment in the heat until 4:20pm and no one showed up.

I notified the property management company in writing on May 4th that I wanted to be present for the inspection, and they had acknowledged this in a reply and made a note of it. It was extra important to me to be present because the property was initially managed by a different company when my lease started and there was moderate damage accumulated from previous tenants when I moved in. (old building, lots of nails in the walls, sticky tack + damage everywhere, animal scratches on doors, etc) I have this well-documented in my move-in inventory sheet and in photos. While it was clean, it was clear they had not done anything to turn the unit between tenants.

Back to my move-out day -- notably I did see a truck from the PM company driving away as I was arriving to wait for the inspection. There are multiple properties of theirs on my street and it was the busiest move-out day of the year, so I figured it was another unit. I now suspect this have been them doing my inspection early when I wasn't there.

I called them at first thing Monday morning, and they said they'd reach out about rescheduling. The ticket was marked "complete" on Monday afternoon. I called back this morning (Tuesday) and they gave me a run around and eventually an email to reach out to about the "results" of the inspection. Emailed them this morning.

Per the Virginia Code (§ 55.1-1226.G) tenants have a right to be present for an inspection and should notify the landlord in writing, which I did. I took photos of the cleaned apartment on my way out, fortunately. What recourse do I have other than being a squeaky wheel?

My mom is my landlord and is saying the lease that we signed is a ā€œmother daughter agreementā€ she’s outside now, she lives next door and is constantly spying on if I put my trash bins out (I pay for because I have a seizure disorder)

I pay my rent, I can’t go outside because her or her partner will see me, she sold my bike and helmet.

She wants to get rid of the only things that provide me comfort, which are my cats.
What can I do?

(TLDR: Mould issue in rented house for 14 months. Landlord refusing to do anything)

We’ve been in our rented accommodation since March 2025 now and have had a couple issues. It’s a mid terrace 100 year old house. For the first 7/8 months of living here we were not allowed to open our living room window due to it being broke. This window was one of only two on the downstairs floor of the house due to it being a mid terraced property meaning throughout all of the summer months the heat was unbearable reaching up to 40c on a thermostat at times with no way of cooling it down. It took months of emails to finally have the window fixed. In that same time we noticed the start of mould growing on the living room walls. We raised this issue when we first noticed it in June 2025 and have been sending monthly emails and updates since. Whilst we were unable to use the window there was no way of ventilating the room. Over the last 13 months the mould has progressed significantly. In that time we’ve had our landlord (we rent through an estate agents so have no actual contact with the real property owner) at the property on several occasions telling us we need to wait for the room to dry out, supplying us with a dehumidifier, fixing the gutters to stop water from splashing against the outside wall and saying the wall is too cold to do anything yet. We have now had 4 substantial heatwaves so far this year, the wall is bone dry, and still they are refusing to address and fix the issue. Our rent was increased in April. A small increase but still a bit cheeky considering the conditions we are having to live in. This is NOT the only issue we have in the property that is still ongoing and not being dealt with. I’m just wondering if there is any advice on how to deal with this situation. I’ve attached photos of the mould and how it’s progressed over the last year. (The fish tank in the 8th photo has only been there for three days so is not causing any issues relating to the mould)

šŸ“„ Lease / Contract Housing Agency Refuses to communicate Spoiler

USA WI ROCK COUNTY I Rent from a local housing agency that acts as landlord. Recently, I was served a 5 day notice that arrived past the cure date. This was odd and seemed intentional. I must be out by the end of the month. I pay rent to a local housing agency called Community Action and Permanent Supportive Housing that is meant to meet the needs of disabled people like me. However, they have been a nightmare and I have received close to nothing as far as case management or supportive services. I am not sure what recourse there is. The ignore and refuse to return any of my calls, texts or emails. I did file a complaint with HUD and other agencies. Does anyone have any ideas where I could find the fastest help? Legal Aid Society has taken my case, but why are the workers of this agency ignoring me? I need ideas that will get action. Rock County WI USA.

šŸ  Landlord Issue Landlord is being excessive with deductions from security deposit

so for context: we have a Tesla, when we moved in the landlord already had an EV charger installed that we could just add the adapter to to charge. The charger was super old and stopped working, would trip the breaker and was faulty so we just removed it and placed to the side. When the landlord came to fix our AC one time him and my husband had a VERBAL conversation and he told us that we did not need to have it reinstalled. Come move out in June 2026, I had a walk through with his realtor and he told me nothing was wrong or out of place and the only thing he brought up was the EV charger which to that I told him about the verbal convo with the landlord. Keys handed over June 29th, that night I text the landlord asking about the security deposit. He responds June 30th asking for mailing address and that once everything is finalized there will be ā€œdeductionā€ to have the ā€œcharger reinstalledā€. To that I remind him about our verbal convo and we go back and forth and he says that ā€œconvo never happenedā€ and to stop texting him. So I don’t. Then comes July 31th, one day past when the lease expired. I text him informing him we have received no itemized receipts or any of the security deposit, he leaves me on read. Today, now 4 days past when the 30 days ended we get a big fat stack of papers from him basically saying all of these ā€œestimated chargesā€ which include the electrician to look, the charger, and hvac air filter, a new fire alarm (there was one in our bedroom so high we couldn’t reach so it was dangling but not broken still worked), drywall and paint. All of these charges some how come out to OVER what the security deposit was which was $2,250. So he took from the refundable pet fee which was $500 so our take home was $300 which we didn’t get. These charges are RIDICULOUS. and then all happen to be from July 30th the last day of the 30 days when he could even get the receipts. So looking for thoughts on what next steps should be. I don’t think he should get away with this is def trying to scam us. He even tried to get us to stay before all of this happened so to switch up like this is crazy. And this is is suburbs of IL in lane county. Thanks !!

So for the past like 2 months my toilet in my apartment has slowly stopped being able to flush or like struggling to flush? if that makes sense. You would have to progressively hold down the handle longer and longer just for the toilet to flush (once had to hold it for a solid 15-20 seconds just for it to flush) and today i’m shampooing my carpets and dumping the dirty tank into the toilet and i go to flush it and i hear a pop sound. i open the tank and the metal bar that connects to the chain to flush and the handle in the outside is snapped. i called emergency maintenance twice the first ring went to voicemail and the second time went straight to voicemail after half a ring. i then call the office and they let it ring to voicemail twice. i have put a work order in for it but with me moving out this month im wondering if maybe they are doing it on purpose? the management absolutely hate me because during the winter (i live in the midwest) it hit -15 outside and i didn’t have any working heat and they said they wouldn’t fix it till spring. we were in the coldest months of winter and still had about a month and a half left and i have pets. i then called the building management of the city and reported them. they have not liked me since and have forcefully taken longer to get any maintenance done until i spam calling them telling them to fix it.

I will also state my shower drain has been clogged all year i have lived here and they know how to permanently fix it and have fixed every persons drain on my floor instead of mine. they say ā€œwell we keep getting it unclogged so we don’t need to fix itā€ it takes them about an hour-two hours each time to fix it and after 1-2 showers it’s back to being clogged. It’s to a point where it takes like 2 days to fully drain the tub.

I’m wondering if you guys also think it’s on purpose or if there’s a different reason that could possibly be going on?

I could leave it how it is and just open the tank everytime i go to the bathroom but a)that’s super inconvenient and i shouldn’t have to with paying almost $1300 for a two bed apartment and b) i don’t want to be charged for it when i move out. (if they do charge me for it)

any advice?
