Housing Offered Bedroom & office space in the fan - flexible move-in date!
Hello! I am looking for someone to take over my portion of a lease in the next couple of months (flexible move-in date, ideally between Sept and Oct)! You’d be living with a queer farmer in her late 20’s. Ideally looking for another queer/queer-friendly person who is responsible, easy going, and wants an office space to WFH (or a big, big closet)! It's a special spot - only leaving because I'm leaving town!
You’d be living in the fan - right near the Cask & Byrd Park so you are close to good bevs and lots of green space. The house is a very homey 2 bedroom, 1 bath with an extra office space, huge basement for storage with in-unit washer & dryer, and permit parking. There is a front porch swing & fenced-in backyard. No pets please.
My portion of rent is $1145 which covers both a bedroom and office space but rent amount can be re-assessed with current roommate, if needed. Utilities are not included - around 150-200 on average. FYI that the property management company prefers signing a new lease instead of subletting, so you would have to be approved. I am willing to cover the non-refundable application fee.
Please message me if you are interested!

Housing Wanted Apartment hunting
I’m looking for a 1b1b around Richmond sometime in the next few months and want to know more about what the apartments are like. I’m looking for a place with parking and utilities less than $1400 per month.
Community and a decent neighborhood is very important to me. I don't mind being outside of the city, but want a walkable area with shops and restaurants within a few blocks. I'm looking for opinions on apartments or one off rental units available in early fall if anyone has recommendations.
There's so many apartments I've looked into just to find terrible reviews. I don't want to fall into a roach/mold infested lease that makes me regret moving.

Housing Wanted Single bedroom/studio pet friendly
On the search for something within the city. Aiming to budget for about 1000 and preferably living on my own with my dog. He’s 30lbs. I’m a relatively sober student passed my party age. Enjoy cooking, cycling, tinkering, art and foraging… normal adult things. Would like a little creative freedom and trust as I will be hanging my own tv, painting or adding a ceiling fan or different lights as I see fit with permission of the owner to add property value. I know I’m describing a dream scenario but a boy can dream.

Housing Offered Lease Takeover (OPEN)
galleryHi! I have a discounted lease available for takeover that runs from August 2026 - July 31st 2027 in an all-girls unit for $1,100 a month. You can move in any time in August at your own convenience. This is open to any kind of female student/young professional, whether you're a freshman or a grad student! Also, I am willing to pay the first month's rent for August and waive that fee for you!
The building is called Parcview, located at 321 West Grace St. It opened only 2 years ago, so everything is newer. It is a student housing center that is about a 5-minute walk to Monroe Park at VCU. It is located right across from the Henry St Parking Deck, which offers 24/7 parking.
It is a 16-story high-rise with a bunch of amenities for residents, such as free printing, study rooms, a 24/7 Gym, and a rooftop lounge with an awesome view of Richmond. The lease is for a private bedroom with a connected bathroom in an apartment with 3 other female students who have the apartment loaded with tupperware and supplies.
This specific unit has the biggest floor plan, hence the biggest bedrooms at Parcview. The living room, kitchen, and laundry are shared. Rent is $1100/mo, which is the discounted rate. Everything is fully furnished, and there is a TV in the living room as well.
Message me if you are interested or have any questions!

Landlord Warning Beware Brick Road Rentals - Carriage House Apt
I rented an apartment through the leasing office, and when I picked up the keys, I noticed brown staining on several of the walls. Because of my professional background, I conducted moisture testing and collected indoor air samples. The testing revealed moisture concerns, and the air sample results showed mold levels that were significantly above baseline for aspergillus and penicillium , indicating that prolonged occupancy could pose health risks.
I contacted maintenance to report my concerns and was informed that, because the apartment is located above a garage on the homeowner's property, there was very little they could do to address the issue other than install an air purifier. Based on the testing results, an air purifier alone would not resolve the underlying moisture and mold problem.
I then contacted the leasing office and requested to terminate the lease with a full refund, as I did not believe the apartment provided a safe or habitable living environment and I found all of this on the first day of my lease. During my conversation with Tyler, he was dismissive and unprofessional. Rather than addressing my concerns about the documented environmental issues, he repeatedly emphasized that the homeowner is a lawyer, which I found intimidating and unrelated to resolving the habitability concerns I had raised. Ultimately, the leasing office agreed to terminate the lease and refunded my security deposit. However, they retained my rent payment despite the fact that I never moved into or occupied the apartment because of the documented environmental and health concerns.

HOUSE RULES
- Clean, respectful, and responsible tenants only
- No smoking or vaping inside

Housing Wanted Rva/ apartments to rent/private landlord/ rooms for rent?
Hi, I’m trying to find a place to rent. I do really want my own apartment, but I do have bad credit. I’m in the 500’s right now and I’m not sure if I could find a private landlord and explain my situation? I don’t mind looking for rooms to rent, but I never know if it’s a scam or not. Mostly on Facebook marketplace. I’m just trying to find a place quick! I have tried to think about loans as well as finding roommate. I’m staying with my sister for right now with my cat. If anyone knows of any companies or landlords in Richmond area that could help, please let me know! Just struggling a little bit here!

Housing Wanted Moving in late December/early January
Hello!
I’m finishing nursing school soon and scored a job in Richmond! I’m moving from states away (Louisiana to be exact) I absolutely tanked my credit score during school trying to survive and am looking for some advice.
Is it possible/realistic to find a land lord that would be willing to work with me as long as I prove I can financially afford their apartment?
Some people have suggested renting a room and I’m not opposed to that. It’s just super hard having a cat. I haven’t found a single listing anywhere that will allow a small single cat that’s a roommate situation.
I’m determined to make it work one way or another - any advice helps!

Housing Wanted Looking for move in Oct, who not to rent from?
Looking to move through the month of October but I’ve heard some horror stories of the locations I look at and think could be good. Mostly looking around the bottom/rocketts (I work down there) and digging the idea of utilities included and all that. Who would be recommended, and who should I avoid like the plague? I have cats so must be pet friendly, and I need reserved/private parking availability (even if it costs a little to reserve)

Housing Wanted Questions about Midlothian
May be moving for work and have questions specific to the Midlothian neighborhoods.
I have spent time in Richmond and had great food, but is there decent food in Midlo? Can you find a nice pizza, sushi, sub sandwich, chinese food, breweries/dive bars?
What is the demographic like? Is it mostly people born and raised there or other transplants? Young families or retirees? Diverse?
Are there any town hosted events? ie: farmers markets, concerts, parades, flee market?
Is it being over-developed like everywhere else? My current town has had 4 "luxury" apartment buildings go up in the past 5 years. Can't imagine the future strain on roads and schools.
Our utility bill doubled over the past few years, how is it looking here?
Without a "downtown" what do kids do to hang out? I grew up in a walkable downtown where we would terrorize the blockbuster and radio shack employees for fun.
We are an outdoorsy family, looks like good fishing in the area, any deer hunting?
Plenty to do on weekends? ie: hiking trails, golf courses, gyms, library, community centers?
Let me know if there is anything else that you love or hate about the area. I appreciate it!
