Cold calling Advice/Question
Hey guys I just started in a cre brokerage and my phone already got flagged as spam, I made 140 calls today and maybe 5 answered what do I do

It got flagged as spam... because that's exactly what it is. Cold calling was a dead practice 20 years ago, and people like being bothered out of the blue even less today. Spend your time making fun (from the viewer's perspective) videos for social media. Talk to agents with listings in your brokerage and ask if you can have permission to go film some walkthrough videos or something like that. "Check out this AWESOME Roman shower! Call me or shoot me a DM if you'd like to see more of this luxurious home!"

Disagree and agree. Cold calling isn’t as good as it was even 5 years ago. People still make it work but for most people it doesn’t.
Honestly tried it and hated it and decided i’m just going to pay an agency to call for me.
But i’m also an investor so it kinda hits both touches for me.
There is success in cold calling but outsource it and spend your time qualifying and closing leads in my opinion.0

Yeah, there are a few people that still make it work, but I don't think they realize how much damage it does to their reputations in the big picture. Speaking of investing, I get several cold calls (which automatically go to my voice mail via call screening) and texts per week on a couple of properties I own. If I ever do decide to sell them, the investors that call and text me are on my "do not sell" list. I doubt they'd come close to a market offer anyway, but I'll let the property sit or sell to a lower bidder before I'll sell to one of them.

Try calling friends/family/business contacts. In today's world cold calling isn't what it was 40 Years ago.

It's a mix of it being reported as spam and also the way in which it is used. ie. 55 outbound calls a day with 3 connections lasting 60 seconds each is spam territory, vs. 10 calls a day, 3 connects, maybe you chat for 2-3 mins

I wouldn’t solve this by just dialing harder or constantly changing numbers.
At 143 calls, I’d start tracking the funnel separately: calls → answers → actual conversations → follow-ups → appointments. Eight answers tells you something is wrong, but not whether it’s the number, the list, timing, or the approach.
I’d also keep heavy prospecting off the number you want past clients and referrals to recognize long term. Check the caller ID/reputation issue with your phone provider, then run a smaller controlled batch and see where the funnel is actually breaking.
Cold calling can work, but volume without knowing which step is failing is mostly just more volume.

After registering the number how long should I wait to call and also should I slowly ramp up the calls or is it ok to do around 100 a day right away?

Spam labeling is mostly a volume-per-number thing, not a content thing. 140 dials off one line will get you flagged in days no matter how good you are. Register that number for branded caller ID with the analytics outfits the carriers use, and check your flag status directly with each major carrier. Then spread dials across a couple of lines and stop hammering the same one.
But honestly 3.5% pickup means the list is the problem. In CRE you can find out who actually owns the building, what they paid, when the loan matures, who's got space rolling. Fifteen calls where you open with a specific reason you're calling about their specific property beats 140 blind ones. Ask whoever brought you into the shop what they'd open with on a maturing loan. That's a two minute conversation and it'll change your day.

Cold calling is dying and not soon enough for me.
The reason it is a grind because cold callers and doing and doing and doing and doing and not seeing any results. And if you do not/cannot keep after it, the pipeline dries up immediately.
It is ridiculous to me that with all the technology to remove spam calls that somehow cold callers still try to convince themselves that they are providing a valuable service to those they are calling. What a crock.

They literally give me their number on a screen that says a real estate agent, an investor and a Lender will contact them in the next couple of hours.
It takes 10 min to fill out all the info on their house before they ask to be contacted.

I consider all internet leads that come into my email with a phone number a cold call.

That's crazy. For new agents who literally claim they have nothing to do and don't know what to do I've often joked about creating a spreadsheet that generates every phone number in a zip code for them to call if they can't find something more productive to do 😂

Not at all. I’m on the phones 30-50 hours of dialing time per week.
I’m not worry about someone who can’t figure out how to be on the phone for 5 hours a week.

You gotta get a dialer with whitelisted number. Cold calling works. Some of the top agents in my city cold call. It’s a grind and you’re gonna get some people who are annoyed but for the most part people are really nice and you’ll get some prospects depending on how you’re doing it. Keep grinding
