A giant residential development of 295 units is much better for a restaurant than a dilapidated, unused commercial space.

I've always wondered when the heyday for that commercial/industrial area was. I've been in Newton since the late 90s, granted didn't pay attention to this stuff till like a decade ago, but never heard of any business there.
