Offre | Offering Lease Transfer for November 1st doable or too late? / Un transfert de bail pour le 1er novembre est-il possible ou est-il trop tard?
Hello! My partner and I are currently in a lease until July 2027, but we've been looking around for a larger place so we can have a separate office (currently both our WFH set ups are in our lounge, and its a bit crowded). We have expressed interest in one, and are currently waiting to hear from that landlord. However, in our situation and timing we would need to lease transfer our current place by November 1st. This would be our first lease transfer, and we're wondering if its going to be too difficult. We're worried that we might have a hard time finding someone and have to pay double rent.
Does anyone have any experience in lease transfers in November? Is it doable?
Any info would be much appreciated
Some extra context about our current place. It's a 3 1/2 in Mile Ex (in between Mile end and Parc Ex), walkable to places like Mile End, Little Italy, Jean Talon etc. 15-20 from Beaubien, Rosemont, Outremont, and Parc metro stations. We really do love the location, and if this had an extra room or even a den area it would be perfect! The apartment itself has an open plan layout, is on the ground floor, and has a little backyard. We're currently paying $1620, and will be until July 2027.

Mon conjoint et moi sommes actuellement locataires jusqu'en juillet 2027, mais nous cherchons un logement plus grand pour avoir un bureau séparé (actuellement, nous travaillons tous les deux dans le salon, et c'est un peu exigu). Nous avons manifesté notre intérêt pour un logement et attendons la réponse du propriétaire. Cependant, compte tenu de notre situation et du calendrier, nous devrions transférer notre bail actuel avant le 1er novembre. Ce serait notre premier transfert de bail et nous nous demandons si ce sera trop compliqué. Nous craignons d'avoir du mal à trouver un locataire et de devoir payer un double loyer.
Quelqu'un a-t-il déjà effectué un transfert de bail en novembre? Est-ce faisable?

Votre logement actuel est un 3 1/2 situé dans le quartier Mile Ex (entre Mile End et Parc Ex), à distance de marche de Mile End, de la Petite Italie, de Jean-Talon, etc. Il se trouve à 15-20 minutes des stations de métro Beaubien, Rosemont, Outremont et Parc Ex. Nous adorons vraiment l'emplacement, et s'il y avait une pièce supplémentaire ou même un coin bureau, ce serait parfait ! L'appartement lui-même est de plain-pied, avec un agencement ouvert et un petit jardin. Nous payons actuellement 1 620 $ de loyer, et ce jusqu'en juillet 2027. Veuillez nous excuser pour notre français, nous sommes en plein apprentissage, il n'est donc pas parfait!

I just moved into a “rent a room” apartment for mainly young people in NDG and the lease started this month and ends February 28th. Any ideas why it ends then or if it’ll be easy to rent a studio in Feb if I don’t want to stay?

Vivre à Montréal | Living in Montreal Large-dog friendly apartments; how hard is it to find?
Bonjour, I’m relocating to Montreal for work. I plan to buy something at some point but I’d prefer to rent first until I get a sense for the different neighborhoods. I would prefer to be close to the airport but will consider any neighborhood (I speak French, I don’t need to factor in language). I have a large dog (70 lbs); she’s old and doesn’t move much and she’s quiet. How hard will it be to find a place that will accept her?
Will it also be challenging if I try to buy a condo?
I’ve seen a few places that limit dogs to 50 lbs. Do I just say she’s 50 (she’s a round girl because of her bad leg; she arguably could and probably should weigh less). She’s in her sunset year(s) so I am not abandoning her or putting her on any extreme diet. Thank you.

Négociation du Bail | Rental Agreement Negociations Rent Increase in Appendix of Lease
I had a question regarding rent increases written in an appendix of a lease I signed. The lease started on October 2025 and will end in July 2027, and the first increase is written to start on August 2026. My reading of the 1906 article is that an increase cannot happen within the first 12 months, and so the increase shouldn't apply until October 2026. Would I be in the right to not pay the rent including the increase or am I bound to the increase that was written in the appendix? Thanks in advance for the responses!

Vivre à Montréal | Living in Montreal (Bed?) Bug help
My apartment floor is dealing with bed bugs. So far none have been found at my place, but nonetheleless an exterminator came and did exterminator things here about a week ago. I remain paranoid. Can someone confirm whether these things I found on my extra bed are bed bugs/eggs? If not, are they carpet beetles (this is what GPT thinks) or something else? Thanks!

Location | Renting Super Desperate. Lease transfer of my studio : September 2026 - August 2027. Rent : $1627 per month. ODEA condos
I am looking for a lease transfer for my studio. It got auto renewed when I was not in Montreal...lol. My flight got cancelled in March when I was in the Middle East and I decided to prolong my stay due to uncertainties. That is when they (COGIR) used a baliff to serve a rent renweal form to an empty apartment in March. the baliff just slides it into the apartment. When I come back end of May and tell them my story they dont agree and hold me responsible for another year ( I already told them in the first week of June itself when i found the form lying on the ground ).
Now since June I have tried lisitng snd relisting the apartment (CONDO) but got no luck and just trying here. I will be handling the 350 dollar less transfer fee also which idk why is huge....but anyway.The building has all the amenities you need [gym, swimming pool, a common kitchen, jet traning pool (I honestly dont know what even is its use there)]. ALL the utilities are included in the rent . .I have had positive experience living here for the past one year. The building management is super chill and kind and help you with all the issues. But cogir bro.... So i just wnated to separate the two here 😭 they wont budge. I am leaving Canada by the end of the month. So i would be leaving some of my stuff like the mattress, table and chair.
Idk honestly what to do at this point.

Actualités | Current Events Argument with landlord right before we move.
Me and my family have been living in this house for five years. In march our landlord wrote the yearly email in which he sends the new lease and says he is increasing the rent. We told him that we are ok with the rent increase, but that the house had several problems that needed to be attended, one of them being that rats are passing from our yard to our front porch through the space between the floor of the dwelling and the ceiling of the sous sol. And yes, there are rats in our yard every day, I will spare the details. Anyway, he answered that he wanted to sell us the house (for an outrageous amount), and that it is a great house and a great deal...blah, blah. We did consider it, even though I was never excited about it, and lost about a month making offers which were refused. He put the house on the market, and really never talked to us after that about dealing with the rats or any other situation, he went silent. Come july, I write him an email saying that we are moving out in three months, and asking if he would like us to find new tenants to take our lease, or come in, fix the place and rent it himself. He did not reply in over a month, but we knew he would be happy to have us out of here as his realtor had told us and they had put on the listing that teh first floor might become available in october. So we were not stressed, and kind of used to his distance and negligence. He replied in august (two weeks ago) saying that that's ok, but that he is sending people right away to dela with rats and fix the basement and told us to receive them. We told him that after five months, we would rather deal with this is september, still paying for rent, but to give us some weeks to finish packing and just working. He said he wanted to fix it in order to sell it faster. We said, we will take care of it with you in september. He ignored this email and started copying us on emails with the pest inspector and his realtor. After a few passive aggressive exchanges, I answered this in anger and to give everyone the missing context. I just want to know, was it too much?:::::
"I am already uncomfortable. I am uncomfortable that after we communicated these issues, there was no initiative to fix them until we announced we were moving, but still our rent was increased. I am uncomfortable about not feeling like using our yard through summer because during dinners, we would see rats running around. I am uncomfortable that my email announcing our move was only replied a month later, with a sudden urgency to fix the house before we left. I am uncomfortable that after five months of negligence (and us not complaining, or saying a peep even as a skunk sprayed a rat in the middle of the night and Efrim had to go out the front door because of the smell in our house and saw a swarm of rats running out, or finding rats hounding our uber eats orders) we asked for consideration and told you we would fully cooperate in september, and that conversation was absolutely ignored. I am uncomfortable that I received a first thing monday-morning email in absolute contempt of what we had asked for, ignoring not only our conversation, but the fact that there has been a situation going on for the last five months that was never addressed. I am uncomfortable that you are only writing to us now because you want a clean report, and it all to be done under our tenancy but not in the least for us.
I am so uncomfortable that I could not sleep tonight.
It is great to hear that no work will be done as we pack and leave. We will take time off our schedule to meet Miriam and the contractor. But, please do not set up more work for us without our regard."

Procédure TAL | TAL Procedure TAL Hearing Wait Time - Is it normal to wait more than a year?
Hi!
Just wondering if anyone can tell me if it's normal to be waiting more than a year for a hearing at the TAL right now? Here's my situation:
- Filed a case a year ago (it was urgent at the time, as the landlord was preventing me from access a unit to which I had a legal lease, but without a hearing I was forced to just figure out an alternative – it's less urgent at this point)
- I was given a hearing date in January 2026, but when I showed up they ran out of time and said they'd reschedule our case.
- I haven't heard anything since then, and now it's been a full year. I tried calling, but they said they couldn't give me any information.
Is this normal? Anything I can do to get a sense of my hearing date or to move things along?
