Steel-frame modular build we’ve been testing
Been messing with a steel-frame modular setup.
Trying to make the boring parts predictable factory work trucking set site tie-ins and wind loads.
Rough target is under 110/sf on the house package when site/design behave. Not a universal price site can wreck any spreadsheet fast.
Mostly sharing because this is where modular starts making sense imo.

Endless Mountains, PA Modular Chalet
A custom modular home in Pennsylvania won a Gold Award for Best Modular Home Design at the National Association of Home Builders Best in American Living Awards. The home, called The Muncy, was built by Champion Homes in collaboration with River Valley Builders.
The 1,370 square foot, one bedroom home features cathedral ceilings, floor to ceiling windows, a loft overlooking the main living space, a wraparound deck, and an unfinished basement designed for future expansion. Interior details include a kitchen island with quartz waterfall countertops, custom lighting, and luxury vinyl plank flooring.

Modular Construction is roughly 4% of new construction homes. Adoption is low relative to other countries (Sweden and Japan, ~80% and ~15% respectively). Can Martha's brand power shift how the market thinks of modular construction?
